Q: What are the two most important factors when selling a home? A: Price and condition are the two most important factors in selling a home, even in a down market. The first step is to price your home correctly. Use comparative sales information from your agent, or pay for a professional appraiser (usually $200 to $300), to objectively evaluate your home's worth. Second, go through the house and repair any obvious cosmetic defects that could deter a buyer. In a down market, you may have to consider lowering your price and/or making a major repair, such as replacing the roof, in order to lure a buyer. Also, make sure that your home is getting the exposure it deserves through extensive advertising, good signage and a listing on the local multiple listing service or online listings provid...

“It was the best of times, it was the worst of times,” this classic Dickens’ quote speaks volumes about Centerline Homes’ Parkland Reserve community. The builder has announced that the second phase of the community, 112 townhomes, are now sold-out in addition to the initial phase of single family homes. “We opened for sales at the bottom of the worst housing market in history,” noted Deb Marton, Vice-President of Sales for Centerline Homes. “The fact that we consistently sold between 8 and 10 homes and townhomes a month through that period is a testament to the Centerline Homes’ philosophy of providing buyers with the right location, design and value.” Today, Parkland Reserve is a happy, thriving community of families who took advantage of prices from as low as the mid-$200’s and the ou...

After a brief surge north of 4 percent last month, mortgage rates have settled down, near their lowest levels of all-time. According to Freddie Mac's weekly Primary Mortgage Market Survey, for applicants willing to pay 0.7 discount points plus a complete set of closing costs, the average 30-year fixed rate mortgage rate fell to 3.88 percent this week. 0.7 discount points adds $700 to your mortgage closing costs for each $100,000 borrowed. Mortgage rates are down this week on "safe haven" buying. The move is triggered by Wall Street's concern that Spain and Italy will have trouble servicing their respective sovereign debt. In response, investors are selling risk-heavy assets and using the proceeds to purchase U.S. government-backed bonds. This creates demand for mortgage bonds which, in...

Reasons Why We Need So Much Documentation From You As you prepare for a mortgage application, I want to educate you on why we ask for, what may seem like, an excessive amount of documentation during your mortgage process. Due to lax underwriting from 2004 to 2008, Fannie Mae and Freddie Mac decided that they weren’t being strict enough on mortgage bankers and upgraded their standards in an attempt to prevent default mortgages, which began in 2008. In order to sell any loans to Fannie Mae or Freddie Mac, lenders have to make sure we meet their requirements. This has led us to tighten our standards. If we fail to comply with Fannie Mae or Freddie Mac’s obligations, whether a loan is performing or not, Fannie Mae or Freddie Mac will pursue other options. To prevent this, we now have at lea...
