The dedication of The Ministry Village At Olive was a couple of weeks ago  and will be a Florida not-for-profit corporation dedicated to serving the Pensacola area community. Ok Pensacola here we come out to the Pensacola Seafood Festival that is. Freaky Friday is all about the freaky things, like here in Pensacola. We have a bridge here on Hwy 90 that has a ghost train that runs where the old railroad tracks were of 100 years ago. At night around 10 PM you can still hear a whistle ina faint distance supposedly marking it last run before plunging into the bay where all 18 passengers died. Bob Brennaman Wrote a great post on Roth IRAs and investing in Real Estate, here is the link should you want to take a look Roth IRA 101. These are great investment vehicles and should in my humble opinion be used as much as posible. While I have found up until June of this year most investors setting on the fence or sticking to their tried and true, Tax Deeds. Of course these are great deals and a way to build a super portfolio as I stated in a past post. Now they are coming back into the market place and feeling their way back to a profit. I can recommend two, Smyrna Baptist Church Pensacola, FL 32502 is an ole school church with a lot of very nice folks. The Pastor is Bill Adams who is young at heart but a down to earth tell it like it is preacher. You will absolutely love to hear him preach, it is straight from the heart and you can almost hear the lord in the background say "come on now give me more". His son Jeff is the Associate Pastor and is really great with kids, he like no other believes that any kid regardless of background or social setting has potential and he seems to bring it out. Well as I have posted before and this will be the last on this home, but what a celebration. After 9 months my offer of $125,000 below the loan has been accepted and closing in a week. I have stuck to my guns from day one, the listing agent has had four offers, two to not qualify and two wanting too many concessions. I kept sending back over an updated contract ever month for nine months for a quick closing and buyer already qualified and willing to escrow $75,000 upon acceptance. They kept countering the price but we would reject. Finally they have had enough and accepted. The home is 4 years old and needs no work. As far as I know the sellers walked away almost 7 months ago and have never looked back. I have worked with the bank with the listing agents permission and now we close. Ch...

Rent to own can be used when a buyer cannot get traditional financing or a seller can not get what he feels he should get. Like anything else in Real Estate it becomes what a buyer is willing to pay and a seller is willing to take. Here is an example that I recently did, Buyer has a credit score of 522 and lender wants 10% down and 8% interest. The buyer shopped around and this was the best deal he could get without doing some work and getting his score up. Payment would have been close to $820 a month. I negotiated with the seller to tote the note for 2 years while the buyer fixed a few things on his credit. The seller had a 4.5% loan and payment of $550. Seller will accept the deal with $5000 down $750 a month to close in two years with the $5000 to go toward paying all closing cost ...
