What I wanted to chat about, is the pricing of Pensacola Homes specifically. Here in Pensacola we have lot of tract homes, luxury homes as well as many homes from one spectrum to the other. I recently went on a listing appointment where the customer had used a popular website that helps folks price their homes unfortunately whoever put the site together doesn't live here. She used a home with her street and Pensacola Beach has the same street but as one can guess, you would price a home on the west side of Pensacola the same as a home Pensacola Beach. It is tough out there. All sorts of weird things going on! Buyers asking for closing cost...correction DEMANDING  closing cost. Sellers not wanting to pay for traditional seller cost like surveys. Title companies not requiring surveys.........it's just weird. When a seller is having to pay 4, 5, or 6 thousand dollars in closing cost he is not readily going to pay for those things we are used to having them pay without a peep. Every hundred dollars that sellers can save is a victory in their mind and adds to that bottom line they always thought they would be able to expect. It is Memorial Day in beautiful Pensacola, Florida, it is a time to remember the fallen soldiers. It is said time and time again that "ALL GAVE SOME AND SOME GAVE ALL". Having had an uncle, a brother, cousin, grandparent and friends that have been in every war, since at least the Civil War that I have found out as I am sure most have. I cannot comprehend let alone describe how these people felt or their families for that matter and will not even try to. I know that I choke up at the mention of a fallen soldier or even hearing of it on the news. I have listened to the stories during the years and how some of my kin describe what it was like. How often do you get a great listing with super nice folks and then on top of that they refer their best friends to you and you list their home as well? And what are the chances that the second would be just as nice as the first. We struck the Jack Pot, these four people were designer clients !Plus both homes sold quickly.....and one of the couples bought in the subdivision we are site managers.....Tamrell Forest ! I put those couples through STAGING HELL !  ( See the Staging Nazi in previous post !) But never was there more than a raised eye brow.Nothing but eagerness and good nature even when one familywas sick with the Flu! Through Migraine Headaches...always yes you can show our home ! As you may have noticed from a few of my post. The wife and kids went out of town a few weeks back. So while they were gone I decided to do a serious spring cleaning. I boxed up everything from the attic that we have not touched for years in the past. I went through all my kids stuff like stuffed animals videos, and clothes I hadn't seen them in in years. Then came the wife's stuff (but we want tell her), clothes and OMG the shoes and wound up with over 15 boxes of stufffffff. I called the cleaning crew in on Monday to clean from top to bottom. I told them to haul all these boxes off as well. I have kept an attorney on retainer for all three of our companies for five years at $1000. per year and have never had to use them. A young man I met at a Real Estate luncheon told me he could provide that service and identity theft protection for around $400. a year through some company called Pre paid legal for less than half that. Has anyone heard of them and do you think I should switch. There is no way to guarantee a "smooth" path from an approved contract to the settlement table, but doing your part is at least half the job. Expect minor problems and delays along the way. On the seller's side, title problems are a common cause of postponed settlements. On your side, bureaucratic snags such as extensive credit checks and slow appraisals can bog things down. In many cases, there isn't much you or the seller can do but wait. While you're waiting for completion of all the processes now in motion, you should: Apply for homeowners insurance on your new home. The Neighborhood Yard sale time is nearing please contact us for free booths, tables and signage. This springs theme will be "Back to the Good Ole Days". The Antique Car Show will be from 10 to 2, there will be BBQ plates and a Fish Fry raising funds for their church. The Fish Fry will be at Lunch and Dinner while the BBQ will be only at lunch.
