MY HUSBAND WILL ARGUE ABOUT THIS ... However I think some of the most fun years we spent together were in North Miami Beach..on a great little island called Bay Harbor not to be confused with it's more tony neighbor BAL HARBOUR. But all in all a great little town. When you think about it all Miami is a conglomeration of little towns. Bay Harbor was a great location. Safe enough to walk the dog I was not supposed to have ( that is a story for another time !) late at night and close enough to shopping and great restaurants with out driving for miles. What was hilarious about Bay Harbor were the numbers of Hair Salon's.Now the Movie Theater closed....Restaurants came and went but Salons they were there for life. At one point I think we had 7 viable Salons......The wig shop had been there f...

You might think that my thoughts are turning to pulling a good book out ...grabbing a cup of coffee and settling in for a wonderful afternoon of being lost in words. On the contrary I have been calling expired listing and it feels more like I am a therapist  than REALTOR ! The situation so many of these sellers are in tugs at your heart. It takes a lot of detachment and guts to talk with someone who purchased a home at the height of the bubble and not  tell them exactly what they want to hear. And believe me what they want to hear is the market is going to come back with a bang... and prices will be back like they were two years ago. It was Party Time.... Well Friday was our annual Halloween Party, every year we open the doors to the office from 12 noon to 9 pm. From 12 to 4 all the Realtors, title folks and mortgage people come by to meet and greet. This year because of the cold weather coming in we served hot chili, hotdogs, and cold drinks. We had at last count 33 people including two local politicians out do some late vote getting. At about 5 pm the trick or treaters started coming by with parents in tow. This year the theme was Star Wars so all the kids had their pictures taken with the different Star War characters. We took the pictures with a Polaroid and wrote the date and put one of our labels on the back.  We serve Hot Chocolate and of course candy. Everybody LOVES the beach! And when we are talking about Pensacola Beach, what's not to love? We are blessed with sugar white sands and emerald green waters to rival anything you will find in the Bahamas, we are a "low traffic" area and we have - among other things - the Blue Angels! As a Realtor whose office is located on the beach, I spend a good amount of time looking out my office window . . . AND selling beach properties. We have seen a lot of changes in our beach market over that last few years. We watched our prices run up dramatically from 2002 to 2006, and we have watched them move down - albiet not as quickly as they moved up - since 2006. While we are on track to sell about the same number of beach properties as were sold in '06 and '07, our average sales price has come down ...

At a Realtor Meeting almost a year ago we were asked if we were counting distressed sales  in our Comparative Market Analysis. No one raised a hand to indicate that they were doing that. Yesterday the same group of Realtors was asked the identical question. Every Realtor in the group raised their hands. Amazing what a year can do. In a neighborhood where I have an adorable listing, of the seven actives one is a Short Sale and two others are Bank Owned. Say it isn't so !But yes we just did a price adjustment. No Listing Agent likes this situation but the point is not to just list the home!                                      The point is to sell it ! October 10, 2008   CMPA Board of Directors PO Box 12910 Pensacola, FL 32521   RE: DEVELOPER TERM SHEET   I just read over the Summary of Term Sheet submitted by Dr. Owen Beitsch and it is very frustrating to read through this document. I do not believe it reflects poorly on Dr. Beitsch as he has proceeded with negotiations with the Master Developer candidate at the direction of the CMPA Board and the proposals in the term sheet are similar to those in the Master Developer Candidate's response to the RFP. CMPA Board Member,   I had time examine more closely a proposal submitted by one of the Master Developer Candidates and I wanted to share my concerns.   The proposal I am referring to states "The Master Developer shall sub-lease from the CMPA those parcels utilized for Private Improvements at a lease rate equal to 6% per year of the appraised value of the unimproved property as of June 30, 2008...payable beginning at building Certificate of Occupancy." I believe it is important to arrive at an educated guess of the income that would be lost as a result of agreeing to this proposal before an offer from a Master Developer is accepted.   Does anyone know how hard we work ?  It is easy in this market to become negative about this business ! And then you have one good week and life is wonderful again. Sometimes those wonderful times seem far and few between ..... But this week has been particularly affirming. Since my real estate office is on Pensacola Beach flood insurance is always a "Hot" topic with my real estate clients. Who should buy flood insurance? What does it cost? What is a specila flood hazard area? These are crucial questions when looking at purchasing on or near the water. Flood insurance is a MUST PURCHASE if you live in a special flood hazard area. According to the Santa Rosa Island Authority Pensacola Beach had 3,349 flood policies in force as of June 2008. Flood insurance is provided through the National Flood Insurance Program (NFIP) which is federally backed and available to everyone, even those who don't live in a special flood hazard area.
