          Pensacola Market Data For Residential Properties                   On Pensacola Beach And Perdido Key                                       January 2008 The numbers in the table show the Pensacola real estate sales on the beaches are picking up, albeit slowly. I included the table from December 2007 for comparison purposes. As of the writing of this report there are 5 Perdido Key Condo sales Pending and 7 Pensacola Beach Condo sales Pending. But we've also seen an increase of almost 100 new active listings on the beaches. In this market, the only way to sell a condo on the Pensacola beaches is to be the best value out there. Pensacola Real Estate Market DataWeekly Update For Residential Listings In Escambia and Santa Rosa Counties The previous week did not bring the changes I was hoping for. After the January 27 week of a 100 sales, I thought things might be starting to pick up. But then last week came in at only 56 sales. And to make matters worse, 12 of those 56 sales were Beach Club Condos on Pensacola Beach. While it is nice to see some sales at the beach, 12 units in the same condo selling all at once does not really factor in to how the local real estate market is performing. The sales of these Pensacola Beach condos is what brought up the average sold price in the table. I'll deviate a little from my typical Pensacola real estate posts and share some news about a local student who will be making a big difference in the lives of children on the other side of the world.I typically go to church on Saturday nights at Cokesbury United Methodist church on 9th avenue across from Pensacola Junior College. I like going Saturday nights because there is an awesome band that plays at the church. I say "plays", but I should say "rocks". This band really does rock out the praise and worship music. If you are in to that sort of thing, I highly recommend checking them out at 6:00 PM on Saturday nights.  Weekly Update For Residential Listings In Escambia and Santa Rosa Counties    I am running a little late this week on getting the previous to the previous week's data up. But many agents don't put the sold listings in the MLS until several days (or even weeks) after a listing has sold, so waiting a little longer actually makes the data more accurate.  The data in the table show Pensacola real estate sales very slow to start off the year, but we saw a nice spike last week, up to 100 sales in the week. While this is a good sign, I did also note that 13 of the 100 homes sold were foreclosures. Total active listings have fallen a little, probably because of the increase in sold homes and expired listings.  We are in a strong buyer's market, but the buyers do not seem ready to come out and ...

When I was a youngster, I was frightened by the idea of aliens, monsters, werewolfs, vampires and such.  As a mature adult (some might question that) it seems to me that I have met most of the various types of personalities mentioned above at one time or another during my terrifically rewarding career as a REALTOR.  Stop and think about it, I bet most of you have as well.  I suppose our job is to keep all the various types on the straight and narrow and boy What A Ride!Our Legislature continues to pass legislation, and we continue to paddle through it or maybe that should have been to muddle through it.  I am so hoping that we will be able to continue to paddle/muddle  through it as we move into the November election for our next President.  Our careers are on the line, our lives are on...

Residential Properties in Escambia and Santa Rosa Counties  The table shows the Pensacola Florida real estate market data for the month of January. Sales of homes are very low, and inventory levels have not dropped much. When looking at my weekly reports, inventory levels have actually been increasing since the beginning of 2008. On January 31 we had 6348 active listings on the market, but as of the writing of this report, February 5, there are 6395 listings active. This trend back up is a sign that our market has not begun to correct, and may be heading even lower. If you think real estate can't be sexy, think again. I would like take this opportunity to congratulate Woody Wolden, owner of Top 10 Properties, on ranking in 2nd place as Pensacola's sexiest man. Weekly Update For Residential Listings In Escambia and Santa Rosa Counties  The table shows that the number of homes on the market in Pensacola Florida is starting to  increase a little,  reversing what was a downward trend toward the end of 2007. I checked again today and the number is even higher, currently at 6385 listings active. The homes sold the past week also remains very low, but is up a little from the previous week. Notice that I have added a new column for Expired and Withdrawn listings. You can see that the end of 2007 and beginning of the new year are times when many sellers will allow their listing agreements with real estate agents to expire or the sellers take their homes off the market. I'll start by defining a price reduction. I am not referring to a seller who accepts an offer on a home that is lower than the listed price of the home. This is a common occurence in many real estate transactions.  I am referring to sellers who list their home at a certain price, and then reduce that price during the period the home is on the market. Today, many sellers have homes listed that have been on the market for six months or longer. Most of these sellers have had to reduce their prices to try and sell their homes. I have done my monthly real estate market report for Pensacola Beach and Perdido Key. Not too much changed in the way of sales of properties on the beaches. They are still very slow. That is to be expected in December, and let's hope for better in 2008. One notable change was the drop in active listings on the beaches from the previous month.   My data from the past 2 months show that total active listings on the Pensacola beaches have dropped from 794 to 662.  This is a 20% drop in active residential listings on the beaches from the previous month.  See Pensacola Real Estate News - November 2007 for the November report.See Pensacola Real Estate News - December 2007 for the December report.Nice wave on Pensacola Beach from December 27, 2007.

 At last Christmas is over and we start a new year. What it will bring is anybody's guess. But I can tell you what happened in the Pensacola real estate market in December. The inventory of homes for sale in Pensacola has dropped by over 300 homes since the end of November, but the Pensacola real estate market is still a buyer's market. The most noteable statistic in this month's data is the large number of withdrawn and expired listings. The Pensacola MLS data shows that 282 listings expired or were withdrawn on December 31. Due to the holidays, not much property is moving in the Pensacola real estate market.  The number of new listings and homes sold is very low in comparison to recent weeks. This is typical for the holiday season. But we do still see the number of total active listings dropping. East Pensacola Heights is the area in southeast Pensacola bordered by Bayou Texar on the west and Escambia Bay on the East and South sides. It is a beautiful area rich in history.
