Alright, alright, I'm tired of hearing that Florida has a big X across it as far as investors are concerned. Even though our second home buyers have become more scarce and our home prices have slipped from their '05/'06 highs, Northwest Florida has some pretty exciting things going on. Small and high-tech businesses take note! Pensacola is sandwiched between Mobile, AL, to our west and Eglin, AFB, to our east (Fort Walton Beach, FL, Crestview, FL). In between are miles of pristine white sand beaches, comparatively affordable housing and LOTS of opportunity for growing businesses. Let me explain.Mobile, AL, a short 50 minute drive from Pensacola, has just been announced as home to the joint venture between Northop Grumman and European Air Defense to build 179 air tankers at an estimated ...

The Bayshore is Pensacola's oldest condo complex and is truly a unique place. The building has almost been entirely redone and looks great! It has loads of amenities including beautiful community rooms, nice large patio, beautiful new pool, pier (coming back soon), sandy beach, workout room, onsite manager, 24 hour doormen that are fabulous - they open the door for you, greet you when you come and go, help unload your car from shopping trips, sign for packages if you are away, look after your condo when you are gone, etc, etc. There really is a nice atmosphere to the place. This is the kind of place where you know your neighbors and share holidays together like celebrating the 4th of July by the pool! The prices are fabulous and the complex will see a significant increase in value in a ...

Weekly Update For Residential Listings In Escambia and Santa Rosa Counties Welcome to this week's weekly Pensacola real estate market report. Pensacola home sales are still down, coming in at only 60 homes sold for the previous week. The inventory of active homes on the market leveled off last week, increasing by only 8 new homes for sale.  Pensacola is in a strong buyer's market, but the buyers do not seem ready to come out and take advantage of the great deals available.   - The table shows the weekly market data for Pensicola residential property. - These numbers include only residential homes and condominiums in Escambia and Santa Rosa Counties that are listed in the Pensacola MLS. - They do not include vacant land or lots, mobile homes or manufactured homes or Pensacola FSBOs. - T...

Pensacola Market Data For Residential Properties                   On Pensacola Beach And Perdido Key                                       January 2008 The numbers in the table show the Pensacola real estate sales on the beaches are picking up, albeit slowly. I included the table from December 2007 for comparison purposes. As of the writing of this report there are 5 Perdido Key Condo sales Pending and 7 Pensacola Beach Condo sales Pending. But we've also seen an increase of almost 100 new active listings on the beaches. In this market, the only way to sell a condo on the Pensacola beaches is to be the best value out there. If you are just like all the rest, or priced higher than the rest, you have a very slim chance of getting your unit sold. But if you are a buyer in the ma...

Pensacola Real Estate Market DataWeekly Update For Residential Listings In Escambia and Santa Rosa Counties The previous week did not bring the changes I was hoping for. After the January 27 week of a 100 sales, I thought things might be starting to pick up. But then last week came in at only 56 sales. And to make matters worse, 12 of those 56 sales were Beach Club Condos on Pensacola Beach. While it is nice to see some sales at the beach, 12 units in the same condo selling all at once does not really factor in to how the local real estate market is performing. The sales of these Pensacola Beach condos is what brought up the average sold price in the table. It is likely that most of these condo sales were made to investors. Pensacola is in a strong buyer's market, but the buyers do not ...

I'll deviate a little from my typical Pensacola real estate posts and share some news about a local student who will be making a big difference in the lives of children on the other side of the world.I typically go to church on Saturday nights at Cokesbury United Methodist church on 9th avenue across from Pensacola Junior College. I like going Saturday nights because there is an awesome band that plays at the church. I say "plays", but I should say "rocks". This band really does rock out the praise and worship music. If you are in to that sort of thing, I highly recommend checking them out at 6:00 PM on Saturday nights. But on to the story. One Saturday night a couple of weeks ago, a girl gave a short speech at the church. She talked about graduating from UWF and then going to Kenya to h...

Weekly Update For Residential Listings In Escambia and Santa Rosa Counties    I am running a little late this week on getting the previous to the previous week's data up. But many agents don't put the sold listings in the MLS until several days (or even weeks) after a listing has sold, so waiting a little longer actually makes the data more accurate.  The data in the table show Pensacola real estate sales very slow to start off the year, but we saw a nice spike last week, up to 100 sales in the week. While this is a good sign, I did also note that 13 of the 100 homes sold were foreclosures. Total active listings have fallen a little, probably because of the increase in sold homes and expired listings.  We are in a strong buyer's market, but the buyers do not seem ready to come out and ...

When I was a youngster, I was frightened by the idea of aliens, monsters, werewolfs, vampires and such.  As a mature adult (some might question that) it seems to me that I have met most of the various types of personalities mentioned above at one time or another during my terrifically rewarding career as a REALTOR.  Stop and think about it, I bet most of you have as well.  I suppose our job is to keep all the various types on the straight and narrow and boy What A Ride! Our Legislature continues to pass legislation, and we continue to paddle through it or maybe that should have been to muddle through it.  I am so hoping that we will be able to continue to paddle/muddle  through it as we move into the November election for our next President.  Our careers are on the line, our lives are on...

Residential Properties in Escambia and Santa Rosa Counties  The table shows the Pensacola Florida real estate market data for the month of January. Sales of homes are very low, and inventory levels have not dropped much. When looking at my weekly reports, inventory levels have actually been increasing since the beginning of 2008. On January 31 we had 6348 active listings on the market, but as of the writing of this report, February 5, there are 6395 listings active. This trend back up is a sign that our market has not begun to correct, and may be heading even lower. I'll keep doing weekly and monthly updates on the Pensacola real estate market, and you keep reading to stay informed.   Thank you for dropping by.- The table shows the monthly market data for Pensacola residential property....

If you think real estate can't be sexy, think again. I would like take this opportunity to congratulate Woody Wolden, owner of Top 10 Properties, on ranking in 2nd place as Pensacola's sexiest man. You can read about it at the Pensacola News Journal . I hope they keep this the link alive, but it not,  sorry. Blame the PNJ.  Now I'm not one to determine if Woody is really that sexy, but apparently many of his female agents think he is. I only know Woody through meeting him at local real estate investors meetings. From what I've learned of him, Woody is a man of excellent character who is always looking to help the other guy, serve his community and further the success of those who work with him. Woody and his buddy Jim Greeley (who is not quite as sexy as Woody) formed a Pensacola real e...

This article provides an overview of the Pensacola real estate market report on the Mayfair subdivision.  Mayfair is called by several different names depending on where you look, including Mayfair, Oakcrest, and Carriage Hills. This report includes the area delineated on the map, since it is not clearly defined as to where one area starts and another ends. Mayfair is located west Pensacola.   It is accessible from the major highways Fairfield Drive and  Mobile Highway. It is convenient to the Pensacola Naval Air Station, Saufley Field Naval Base, and downtown Pensacola. Most other popular Pensacola locations can be reached in a relatively short amount of time from Mayfair.Mayfair is full of very affordable homes. Many homes are the older cinder block style homes built in the 1950s and ...

Weekly Update For Residential Listings In Escambia and Santa Rosa Counties  The table shows that the number of homes on the market in Pensacola Florida is starting to  increase a little,  reversing what was a downward trend toward the end of 2007. I checked again today and the number is even higher, currently at 6385 listings active. The homes sold the past week also remains very low, but is up a little from the previous week. Notice that I have added a new column for Expired and Withdrawn listings. You can see that the end of 2007 and beginning of the new year are times when many sellers will allow their listing agreements with real estate agents to expire or the sellers take their homes off the market. Most of these are overpriced homes, so it is good for the market overall when they ...

I'll start by defining a price reduction. I am not referring to a seller who accepts an offer on a home that is lower than the listed price of the home. This is a common occurence in many real estate transactions.  I am referring to sellers who list their home at a certain price, and then reduce that price during the period the home is on the market. Today, many sellers have homes listed that have been on the market for six months or longer. Most of these sellers have had to reduce their prices to try and sell their homes. If you are a buyer looking for a home, a real estate agent can give you information on the pricing history of any home listed in the MLS. There are generally 2 main reasons that cause sellers to reduce the price: 1. The Home was originally overpriced when listed. This...

Weekly Update For Residential Listings In Escambia and Santa Rosa Counties  The data show a typical start to a new year in Pensacola. Many new listings came on the market, because sellers often wait to list their homes until after the holiday season. The "Homes Sold" figure is the bad news for the Pensacola market. When I looked early in the week, the number of homes sold was very low, but I expected that it would rise considerably as more agents added their sold listings to the MLS.  - The table shows the weekly market data for Pensacola residential property. - These numbers include only residential homes and condominiums in Escambia and Santa Rosa Counties that are listed in the Pensacola MLS. - They do not include vacant land or lots, mobile homes or manufactured homes or Pensacola F...

The table shows the numbers for the previous week in Pensacola real estate. Note that the total active listings have dropped again. I expect that they will be up a little bit in next week's report because many people choose to list their homes with the start of the new year.    - The table shows the weekly market data for Pensacola residential property. - These numbers include only residential homes and condominiums in Escambia and Santa Rosa Counties that are listed in the Pensacola MLS. - They do not include vacant land or lots, mobile homes or manufactured homes or Pensacola FSBOs. - The numbers above are created using data from the Pensacola MLS and are deemed reliable but not guaranteedClick on Pensacola Real Estate News for a list of articles indexed by category.
