If you have a home that you are considering putting up for sale, you may be wondering how to get the best price possible. While it is absolutely vital that you price your home competitively and take care of any issues that you can when it comes to things like the electrical plumbing of the home, you also have to take a little time to make sure that it is attractive and appealing to buyers and that it makes a great first impression. While some sellers go the extra mile and have extensive landscaping done and even repaint the exterior of the home of the home to maximize its curb appeal, you don't have to spend a fortune in order to make your home look great both inside and out when showing it to potential buyers. In fact, one of the easiest things that you can do to improve the overall lo...

Miami readers, are you among the 35% of homeowners who say they’ve lived in a haunted house?  Or maybe among the majority that said they’d be ok purchasing a haunted house? According to a survey of nearly 1,400 respondents, most people are fine purchasing a haunted house.  I can’t believe someone actually took the time to survey this. LOL  But in keeping with the upcoming holiday spirit, I thought I’d pass the info along to you. According to the survey results, these are some of the things that have the potential to scare buyers away however: Levitating objects Ghost sightings Supernatural sensations Flickering lights/appliances Strange noises, such as footsteps and doors slamming If you see flickering lights / appliances, and still choose to purchase your haunted home, make sure you ha...

The Pinecrest Trader Joe's opened its doors to the public on Friday. I tried to stop by Saturday afternoon so I could check it out and report about it here. What a disappointment! Trader Joe's wasn't the disappointment, the traffic was. LOL I was across the street, on US1 heading south trying to turn so I could make a U-turn into their parking lot. There were about 12 cars trying to do the same. As I looked across the street at the cars already heading into the Trader Joe's lot, I saw that it was just as busy. Change of plans! I got out of the turning lane and headed to Kings Bay for some pastries at the French Bakery instead. I will make another attempt during the week when business should be a little slower. At least I hope so! Stay tuned.

Hey Miami!  Get away this Saturday without going far at all.  Transport yourself to Australia at the 12th Annual Wine on Harvest Moon at the Deering Estate on Old Cutler, where you can experience the “fine wines, fine food, and fine art” of Australia and New Zealand without having to leave town. The cuisine will be provided by many of Miami’s finest, such as The Ritz Carlton Coconut Grove, Ana Capri, Shula’s 347, Smith & Wollensky, among quite a few other great names. The event is this Saturday, 10/19/13, from 7:30p – 10:30p at the Deering Estate on Old Cutler Road and SW 167th Street. Proceeds from the event will go towards the preservation of the beautiful Deering Estate. You can get full details about the event here.

The title was my attempt to be witty.  It's a spin on the well known "which came first, the chicken or the egg?"  For years Florida residents have had to put up with rising insurance premiums from the insurer of last resort, Citizens.  Recent data regarding claims made against policies held by the insurer made me think about the old adage. Are insurance rates up because of all the claims made?  Are some of the claims made, false?  I don't know.  I can't even venture a guess.  But I do know that the percentage of claims originating in our county of Miami-Dade far outweigh the rest of the state and yet policies held don't mirror those numbers. For instance, Miami-Dade accounts for 33% of reported claims to Citizens, yet only 19% of the policies in force with Citizens are held by Miami-Dad...

The Federal Housing Finance Agency (FHFA) is pushing Fannie Mae and Freddie Mac to track down debtors even after foreclosure.  Strategic defaulters may not be happy to hear this.  Strategic defaulters are folks who allow their homes to go into foreclosure even though they are able to make their mortgage payments. There are many states, including our very own Florida, where banks are legally able to pursue deficiency judgments after foreclosure.  A deficiency judgment can be issued if a foreclosure auction does not bring in enough money to pay the mortgage plus incurred legal fees and penalties.  But banks have not been very aggressive about doing so.  Some folks counted on this to stop paying their mortgages and live “free” in the property until the sale date, when title would transfer ...

Families who sell their homes face many challenges. Along with the need to pack up their home and move to a new area, there are also the challenges that children face. If the home you live in now is the only home your children have ever known, then that can make the packing process even more difficult. There are some things that parents can do to help their children cope with the sale of their home. Children are often confused and frustrated with change and many children do not understand what it means to start over in a new area. When you are getting ready to sell your home, you need to keep the needs of your children in mind along with the needs of the entire family. One of the things that children will instantly miss is the convenient social setting created by their school. Families ...

Many people feel that they could do just as well selling their home on their own without a real estate agent. The majority of sellers falls into common pitfalls and wonder why their home continues to sit on the market. From a too high price range to neglecting upkeep, the individual home come sale has a variety of issues that need to be attended to and there are few people who have enough experience themselves to handle each and every detail with the attention it deserves. You may simply not know how long a home should sit on the market or how to determine the true property value. From start to finish, sellers often find themselves confronted with a mass of red tape and issues that they simply have no way of knowing how to address. Taxes, inspections, mold remediation, property value en...

As I drove to the office today I had to take a detour to see to a client need first. I was driving north on Old Cutler Road and had looked forward to it as it’s my favorite, scenic drive in Miami.  Many parts of Old Cutler Road are framed with huge Oak trees, Banyan trees and so many others which create a wonderful canopy so you end up driving in the shade most of the time.  I love it.   I drove north through Palmetto Bay and into Pinecrest, headed north on SW 67th Avenue through the heart of Pinecrest, before heading west on SW 112 Street so I could get to Kendall.  As I drove through both Palmetto Bay and Pinecrest, I marveled at the gorgeous trees surrounding me.  Many of them so huge that I could not see the tops.  I thought about some of the newer communities, and even some old one...

The home owners in the East Kendall area of Miami are seeing red over the proposed expansion of the Pinewood Acres School on SW 97th Avenue.  If you’ve been in the area at all lately, you’re sure to have seen one of these signs on someone’s lawn.   The newly formed East Kendall Homeowners Federation is at the helm of the signs and the opposition.  The main concern is the increased traffic.  The area already suffers from main avenues that look like “parking lots” during rush hours.  Adding an extra 1700 students to the community will surely make the problem worse.   If you want to learn more, or lend your support, visit the federation’s website at  http://ekhf.org/
