  Congress has extended and expanded the homebuyer tax credit.  This tax credit is for first-time homebuyers and existing homeowners!  As most everyone knows, first-time home Buyers receive a tax credit of $8,000.  The definition of a first-time home Buyer is someone who has not had an interest in a principal residence for 3 years prior to the purchase.  But, there is also a tax credit repeat Buyers; someone who is not a first-time home Buyer.  The tax credit for the repeat Buyer is $6,500.  A current homeowner who has lived 5 consecutive years out of the last 8 in their current home is eligible. There is no requirement that the repeat Buyer sell their current home or that the new home has to be of a higher value than the current home. The lowest closed sale price was $300,000 and the highest was $1,559,000. The Pinecrest Farmer's Market will be open earlier this year, on Dec. 6th, 2009. The location has also changed to Pinecrest Gardesn (the old Parrot Jungle). It is on the corner of Red Road & SW 112 Street. There is plenty of parking here and lots of shade! The market is being run by my friend Clair, of the Market Company. She runs many local farmer's markets around town, and does a wonderful job! There will be many local vendors, featuring fresh vegetables, organic & conventional, local honey, plants, arts and crafts, orchids and so much more. It runs from 9am until 2pm every Sunday through the winter.  It is a staple for me and my husband.   The Pinecrest Fl Farmers Market will be open Sunday, December 6th through April of 2010 from 9:00 am to 2:00 pm.  It's new location is Pinecrest Gardens at 5855 SW 111 Street, Pinecrest Fl.  This is the farmers market that used to be at Gardner's Market on 124th Street and US 1, across the street from the park. This Friday Prudential Florida Realty will be hosting it's "Sunshine After Dark" event to benefit the Sunshine Kids organization.  Sunshine Kids was formed to help kids with cancer. Our Sunshine Kids event “Sunshine After Dark” is set for Friday, November 13, 2009 at 7pm. Here are some graphs and data about the housing market in Pinecrest from April 2009 through end of September 2009. Included here is data for homes listed at $900,000 to $2,999,000. Most of these homes are on acre properties. The following graph shows square foot prices. The average asking price for the last six months is down 19.9%. You'll notice in the next graph that with the drop in asking prices, we have seen the amount of sales soar to over 175%! As prices drop, the pent up demand of home buyers is creating a bit of a flurry in the housing market. You'll also see in the next graph, that inventory (homes on the market) is down 24%.   Pinecrest FL Real Estate Market Report - September 30, 2009 As of the end of the month there were 215 homes for sale in Pinecrest Florida. 31 homes were under contract schedule to close. In September, 18 homes were sold/closed. Coldwell Banker's regional V.P., Charles Richardson sent all his agents a great message yesterday that I would like to share with you.  Although there is still plenty of challenge remaining in the Miami housing market, sales are up a whopping 62% in the first 8 months of this year, compared with the same time last year! Interest rates remain steady and inventory is down. There are currently 34% less homes on the market right now from the same time last year. Inventory supply has also decreased considerably from a 30 month inventory supply in January to an 18 month supply in August.   You have found the house you want to purchase; you’ve gone through all the negotiations, loan requirements, inspections, appraisal, etc.  Weeks have gone by and now you’re at the closing table – the key is just a few minutes away, but wait, there’s one more hurdle - the HUD Settlement Statement. The HUD statement (Department of Housing and Urban Development) is a document that itemizes all debits and credits to the Buyer and the Seller.  It’s a list of what you are paying, to whom and for what, and what credits are being given to you.  You really should receive your HUD statement at least one day before closing; but in real life, that usually doesn’t happen.  Most times you will see the HUD statement a few hours before closing and sometimes not until you get to the closing table.  In ... 09/23/2009

Pinecrest Fl rentals are available and at a wide range of prices.  We have condos, townhomes and single family homes for rent.  Now that being said, a Pinecrest Fl rental will usually be more expensive because of the demand and the relatively low inventory. The demand is high because Pinecrest Florida is one of the most desirable areas of Miami-Dade County; and families with children want to move to Pinecrest because of the excellent schools.  The inventory tends to be low because it is very expensive for investors to buy properties in Pinecrest for rental purposes.   If I can be of assistance or if you have any questions, just give me a call.   09/22/2009
