How Can You Help to Save The Sea Turtles? Info by Your Ponce Inlet REALTOR®, Lisa Hill Saving the Sea Turtles is a topic on which I've blogged before, but since I was just cleaning up one of my old YouTube channels, I ran across this old video on the subject when I found a new comment on it. So I decided it was time to post a little reminder about the precarious balance of nature, and the need to protect it. In the embedded video, I discuss a program we have here in Ponce Inlet Florida, where you can actually adopt a Sea Turtle nest, and physically mark the nest you've adopted, and are helping to protect. In the video I mentioned that there are links in the side bar. Since that side bar does not show up here, you'll find the links below this video. And if you don't have time to...

Buying Vacation Properties in Ponce Inlet. According to Daytona MLS, there are currently 129 condos for sale in Ponce Inlet, Daytona's southernmost town on the Beachside. Below are the lowest priced 10 units. I marked two units in Harbour Village, which in my opinion are the best deals for under $200K in Ponce Inlet. They are not in direct oceanfront buildings, they are part of the largest Ponce Inlet condominium development - Harbour Village. These two units are in the Links, two 7-story cloverleaf type buildings with the circular garage in the  middle and four attached wings with 7 units on the floor, 4 Three bedr / Three baths, and 3 Two bedr / Two baths. Convenient, you drive up your floor and park there. They are relatively new (2003 and 2004), and good size (1,438 sf living and 15...

Ponce Inlet MLS Real Estate Listings - Houses, Condos, Townhouses for Sale I've decided to get a head-start on my first quarter real estate reports for Volusia County (City of Ponce Inlet for this report). So although it's not quite the end of the quarter, I'm providing city-by-city real estate data, up to March 19, 2010. But since I'm a bit early, I'm going to start with just the listing information in this post. I'll post the sales data after we've officially ended the first quarter. To get us started, we're focusing on the active real estate listings in the city of Ponce Inlet. I've summarized the data in the chart below. And to find out more information about the beautiful beachside city of Ponce Inlet, just follow the other links, to previous posts I've written about...

Ponce Inlet Real Estate - Listings - Sales - Foreclosure Report for 2009 As a follow-up to my recent post titled "Ponce Inlet Real Estate Listings and Sales 2000-2009 Market Report", I decided to write this post, which shows just how many of the 2009 sales were foreclosures and short sales. Once again, I've included a bar graph. And for statistical purposes I've also posted the actual numbers of how many of these real estate sales were along the lines of foreclosures, pre-foreclosures and short sales. As indicated in the bar graph, for the city of Ponce Inlet, the 2009 real estate Foreclosure Sales and Short Sales were not as high as some other cities in Volusia County. For example, a significant number of the 2009 real estate sales for the city of Daytona Beach w...

Ponce Inlet Real Estate Market Reports - Listings and Sales 2000-2009 Ponce Inlet real estate sellers: I believe you'll appreciate this compilation of real estate data, which can help you see the big picture when it comes to selling your Ponce Inlet house, condo, townhouse, vacant land, or any type of investment property. It's not just about how much your neighbors are asking for their house. It's not even about the last 6 months of comparable real estate sales. In recent months, many lenders have wanted to see only 3 months of recent sales data. And while sales have been improving, the improvement has been in small increments, and many of the sales have been foreclosures. In case you're wondering, your buyer's appraiser WILL include the foreclosures when they appr...

Ponce Inlet Real Estate, by Lisa Hill "The Smart Choice" for all your real estate needs This week I got a call from a past client who previously bought a beautiful oceanfront house in Ponce Inlet Florida. They're still in the planning stages of consolidating their real estate holdings, so we haven't placed their fabulous house on the market yet, but since their home is so close to the incredible Ponce Inlet lighthouse, I made a little detour after our appointment yesterday. As you've probably noticed from some of my previous posts, (and the fact that I was born here) this is certainly not my first visit to the Ponce Inlet lighthouse area. But it's always a fun visit, and I never seem to tire of taking pictures of our fantastic lighthouse! So enjoy one of my newest lighthouse p...

Let's cut to the chase. Banks are not just motivated by price. I have researched this and lived it. I suggest agents look at the structure of REO deals and see what terms work best. Some experienced agents have told me that buying REO property or short sales isn't much different than "traditional" real estate. Bull.If you look at all the sales of single family homes in the MLS on beachside south of the Dunlawton Bridge you will find something interesting. This area includes Ponce Inlet, Wilbur by the Sea, and some of Port Orange. Only 2 homes have sold for under $100,000 in the past 6 years. Both needed repairs. Both were REO. Both were sold this year by the same Realtor. The most recent sale attracted 23 cash offers. According to the listing agent (disclosed after the sale) 5 offers...

Currently there are 6 condo units for sale in Towers Nine. Lowest priced 2/2 is $499,900 and lowest 3/3 is $499,000. There are 65 listings of single family homes for sale in Ponce Inlet currently. Start from $179,900 for a 2 bdr/2 bath older (1968) 1,431 sf home and going all the way to a 4 bdr / 4 baths direct Intracoastal 1985 brick beauty with 3,500 sf under air. Actually this 2 bdr/ 2 baths home for $179,900 is  the only home for under $200,000 in Ponce Inlet. A couple of months ago there were 4 or more houses for under $200K, and there were over one hundred of them for sale. The recession hit Ponce Inlet too. Just look at a 3 bdr/ 2.5 bath 2,711 sf home for only $256,500 and you can be assured that this is an REO, an abbreviation that nobody in Ponce Inlet knew just 3-4 years ago. But with only 5 homes for under $300,000, Ponce Inlet values still look good. There was hardly a home for less than $...

Evening in Ponce Inlet - FL is the time of the day I love most. Ponce Inlet is beautiful at any time of the day. It is gorgeous early in the morning, when the sun just leaves the oceans and catapults into the sky, it is beautiful in the middle of the day, when everything slows down under our generous sun, and it is breathtaking when the cooling sun descends lower and lower, painting the sky in all those strange fiery colors, and making the surf look pink. I am not an early bird, and usually get to bed just a couple of hours before the sunrise, so early morning photos are not my forte. But evenings are all mine. In summer evenings are long, and you have plenty of time to take a decent shot. Now the days are shorter and evenings are shorter as well. the changes are right before your eyes,...

It is the first weekend of September, and Sunday on the Beach in Ponce Inlet - FL, which is a Labor Day, is not as hot as just a week ago. Of course, we got used to high temperature during the summer and 84F in the later afternoon, when we go to the beach, is just perfect. With water at 82F, we are getting into the best season in East Central Florida, and in our small and quaint town of Ponce Inlet in particular. The school has started and for already 2 weeks Daytona Beach arealooks more deserted, and it is going back to "between seasons" hibernation, interrupted only by Biketoberfest in October, Turkey Rod Run on Thanksgiving, and a few smaller events that pump some adrenaline into local economy, but the area does not really get out of the dormant state until the roar of engine at NASC...

Magic of the Atlantic - Sunday in Ponce Inlet.  We live in The Links at Harbour Village, just across the street from the Ocean, so getting to the Beach is a matter of several minutes. Cross the golf course, surrounding the Links and take a path, which goes along the southern border of Harbour Village, and it takes you to Atlantic Ave. Cross it and you are at our Oceanfront clubhouse, one of 3 in the complex. The Clubhouse is on a dune, with the first level as parking. The elevator takes you upstairs, where there is a social room, full kitchen (and parties are common here on weekends), well equipped gym, steam room, sauna, lockers, bathrooms, small outdoor pool. We always come later in the day, when the heat subsides, and you do not need a sunscreen. The breeze brings a welcome cool. Thi...

Watching Discovery Go Up From Ponce Inlet... Wow I am writing it in exactly 30 minutes after the launch and on NASA's website you can read the following:"With seven astronauts and a host of experiments and equipment on board, space shuttle Discovery completed a flawless ascent into orbit Friday night to begin a two-day chase of the International Space Station. With Commander Rick "C.J. " Sturckow at the controls, the shuttle lifted off on-time at 11:59 p.m. EDT from NASA's Kennedy Space Center in Florida. The crew will rendezvous and dock with the station Sunday and the crew will begin transferring equipment to the outpost during the 13-day mission." The news now are moving as fast as the Shuttle Discovery itself. I just walked in after watching this incredible launch. I watched it from...

Simple Pleasures of Living by the Beach in Ponce Inlet I have lived here in Ponce Inlet since summer 2004. Just across Atlantic Ave., which goes along the beach. We live in the Links, which is part of Harbour Village, the largest condominium development in Ponce Inlet. I see the ocean from my window between the oceanfront condo-buildings. I do not regret being on the opposite side of the street, on the contrary. The Links at Harbour Village in Ponce Inlet, where I live, is the only Golf community in Ponce Inlet, and, though not a golfer, I enjoy lush green and the flowers that this expansive 172-acre development has to offer. I even know a few residents who moved from the direct oceanfront buildings across from Harbour Village simply because the views combining the green and the ocean a...

Sunday On The Beach By Harbour Village in Ponce Inlet I have written about our beach in Ponce Inlet many times, and it keeps fascinating me again and again. This year I forced myself to leave office when it is still light, and it is not difficult in Summer with its long evenings. I have my swimming trunks, a towel in the trunk, my wife has a few more pieces there, and we go to the beach practically every day. Sunsets on the beach are indescribable. I am walking this beach for years now, and it is always beautiful and always different. Sunday we had our grandchildren with us. We were a bit late in the morning, and when we got to the beach, it was getting hot. The beach was unusually crowded, which means that there were more than 2 dozen people, and maybe even 3. I am not used to crowds o...
