    Here are the 2011 stats and 2010 for comparison -   2011   8 Homes Sold  (YTD=51) Lowest price: $123,900 (YTD=$119,900) Highest price: $2,500,000 (YTD=$4,700,000) Shortest Days on Market: 5 (YTD=1) Longest Days on Market: 277 (YTD=2065)   2010   12 homes sold (YTD=56) Lowest price: $160,000 (YTD=$49,000) Highest price: $2,600,000 (YTD=$5,375,000) Shortest Days on Market: 20 (YTD=4) Longest Days on Market: 478 (YTD=744)       Home sales are down about 25% year over year, not as close to flat as they appeared in the January-June report.  Days on market has declined, indicating sellers are pricing correctly.   Here are the 2011 stats and 2010 for comparison - 2011 51 Homes Sold Lowest price: $119,000 Highest price: $4,700,000 Shortest Days on Market: 1 Longest Days on Market: 2065   2010 56 homes sold Lowest price: $49,000 Highest price: $5,375,000 Shortest Days on Market: 4 Longest Days on Market: 744   Home sales are down about 8% year over year, very close to flat.  The lowest price home sold figures are up impressively year over year, similar to other beaches communities. I’m not concerned at all about the difference in the highest price home sold figures, as Ponte Vedra Beach has more high end homes.  The days on market has decreased on the low end, and that anomaly of 2056 days on market was a $3M dollar listing!  The shortest days on market this year was the most expensive property s...

A while ago, I posted a blog about the popularity of our sole Ponte Vedra Beach free parking public beach access, Mickler's Landing. Yes, the same Mickler's Landing I visited yesterday morning for my sprint triathlon. The long debated argument about public access to Ponte Vedra Beaches, Mickler's Landing has a nice walkover, bathrooms, showers to rinse off, trash and recycling. And, only 248 parking spots. When those 248 spots are gone, which is about 11am on Sunday 7/3/11, beachgoers park along the side of Mickler's Road, and around other areas, some more legal than others. Hence, a Plan B was prescribed: have beachgoers park in the Ponte Vedra Concert Hall at 1050 Florida A1A N, then be shuttled to the beach via van. After a night of not very much sleep at all, I loaded up my beautiful (rented) Cervelo at 5:30am this morning to drive to the starting point, Mickler's Landing. Mickler's Landing is about 20 minutes from where I live in Jacksonville Beach. As we arrived, the race director was telling us we had bad weather coming in and the race might very well be called (not something I really wanted to hear), and that we were officially in wetsuit temps with the ocean being 76 degrees. I managed to run into my back up tri-buddy, Eden, which was fabulous, as her husband was doing his first sprint tri, just like me, and had his bike racked right by mine. If I told you I was all calm and cool about this, I'm not. My buddy had to drop out due to her mother's health, which really should not be a big deal, as we only had one training session together in the past 10 weeks, but it shook me a bit just the same. I've managed to make contact with someone else I know, who will be there, and help me get my transition area set up, since I have no earthly idea of what I'm doing. I feel so electric, it's unbelievable! Add to that we may well have some morning rain, which will make the conditions really a bit better (from other athletes in my office, the rain helps keep the water smoother, and will keep everyone cool, and as long as I don't try to do anything too spiffy on my bike, I should stay upright just fine!). There are many terrific beaches up and down the First Coast, but since Jacksonville Beach started charging $5 a car on the weekends recently, beach goers have sought out options. One of those options is Mickeler's Landing, which offers the only free parking for pubic beach access in Ponte Vedra Beach, and not far south from Jacksonville Beach. Mickler's has 248 spots, which are typically full by mid morning, pushing later beach goers to other options, some of which may lead to parking tickets. I managed to be "gifted" a pair of Benefactor tickets and a parking pass to the TPC on Saturday, which was awesome!  We had  big brunch a a friend's house (complete with omelet station & DJ), prior to getting on the course. The weather on Saturday was predicted to have a 40% chance of rain, so we needed to think about our destination, as our Benny tickets gave us access to the Benefactor Tent, the Turn, and the Clubhouse. Cabrera had hit a shot on 18 almost into the pathway as we were walking by, so we stopped to watch him shoot his way out.  The skies were threatening, but we figured we had enough time. We managed to get into the clubhouse before the rain started, and while the bar was at capacity (what else do you do during a rain delay?!), shortly after we arrived, about 12-15 people...

Yesterday, I volunteered with the Fletcher High School PTSA to raise money for the school and their kids at The Player's Championship. Having never done this before, I wasn't really sure what it entailed, but since we were working a concession tent, it involved learning about the menu, the cash registers, how to "build" the sandwich, how to process credit cards - a lot more than I really thought we would be doing, frankly. The bar opened at 11am, and since that is my "real" comfort zone, I volunteered to manage the bar and sling beers and wine. Worked great, earned some fabulous tips for the PTSA, and waited in vain for the breezes to pick.   This is The Patio, one of the many new features for guests at the TPC - this is a new area, so our traffic was a bit off. The Player's Championship, which shifted from March to May a few years ago, is coming up next week, 5/9-5/15/11 in Ponte Vedra Beach, FL. There are many improvements to the course this year, to overall enhance the fan experience, including more shade (a big deal since the shift from March), air-conditioned viewing areas for the general public (previously, this was really only found at chalets along the course, which were privately rented, thus requiring another pass for access), as well as cell phone friendly areas, meaning we no longer have to ditch our phones for the day. This is the FIRST year ever we will be allowed to bring our phones, I just hope everyone is respectful and does not abuse the privilege. Apparently, I do! I got my new Women's Health & Fitness magazine the other day with the very alluring cover story of "Drop Two Sizes"! How? You guessed it, do a triathlon! SO, in the spirit of what the heck-ness, I have decided to participate in the 7/9/11   Now, I have 10 weeks almost to the day, have not yet registered, have recruited a friend to train and race with me, and have emailed the Iron Girl in my office for help on what to do, what to buy....so, I'm now being public (yet again) in letting everyone know what I'm up to!   Wish me luck, and I hope you stay tuned in for future updates!

I made my annual trip with great friends to the Sunrise Service at Ponte Vedra Beach, FL this morning, and it was, as usual, fabulous! The service, the sense of community, the crowd, and the sunrise were all just spectacular. Here are a few of the pictures I took this morning - enjoy & Happy Easter!   Pre- Dawn, just starting to light up....   Fully up, close up shot... I like the reflection of the sun in the wet sand, and the waves in this one.

I find it interesting, in this particular environment, when developers want to extend their development rights, and the NIMBY camp speaks up, as in this case. I'm not for or against either side of this debate, rather, just posting to bring attention to the comment in the article that called out to me: "Ponte Vedra has changed since 2001", and ergo, the developers need to change to meet the current "Ponte Vedra". Jacksonville Beach has had much more volatile development, with the city voting in a 35 foot building limit that was challenged by several condo developers; some are/were permitted to build more than the 35 foot height, depending where they were in the permitting process. In the keeping with some others, who like to post photos on Wednesdays, and try to keep them wordless or, in some cases, less wordy, here is my contribution for the day: Roseate Spoonbills flying over the North Guana Landing from the kayak trip I took on Saturday morning - the birds were INCREDIBLE and if you have the opportunity to do this trip, I highly recommend it!

As we all have experienced in our careers, and lives, sellers do in fact, really want to sell. Their motivation to sell, however, can be completely different, from seller to seller, and property to property. There are sellers who HAVE to sell, due to relocation, lifestyle change, children - a life-defining moment usually. I had no idea until I read this article in our Times Union of the historical significance many of our areas had, particularly in the 17th and 18th centuries. 20 Mile Road, for example, was used to transfer runaway slaves, mail and messages. The developers of Nocatee ordered an archaeological study (required of St. Johns County for developing, so developers can seek organic opportunities for preservation) and discovered this, among other historically significant facts that lead to 5000 acres of preservation inside the Nocatee community. As a fan of the local PGA events, most notably the The Player's Championship (which we still tend to call the TPC, much to the chagrin of the PGA), this is HUGE news!  Disclaimer: this is not policy for the Major events (Masters, U.S. Open, British Open and PGA) We have had to either leave our phones in the cars, which, as a techno-addict myself, seems a bit much, or attempt to smuggle them in and then use them surreptitiously in the club areas, or worse, the portalets (not my idea environment for conducting most  business). There will be designated cell phone areas (of course!) where event guests can make and receive phone calls. As a huge park advocate, and one is proud to tout the number of parks we have here in Jacksonville, Florida (more per person than any other place in Florida), it surprises me that we may need to close parks due to the budget crunch - now, more than even, people need a place to relax and soak up the natural beauty. I do understand how budgets work, however, so it's not surprising since we are primarily an ad valorem/property tax financed state (in addition to sales tax of course) that with those revenues down, cuts need to be made to make the budget work. I'm thrilled to be working this week, and to have my phone practically ringing off the hook!  I've gotten several calls on current inventory, both short sales and resales. The short sale in particular is an interesting example: I just listed it Friday, and really thought I would not have any activity until today. It's well priced, but I just figured with the holiday, the phone might start ringing today. WRONG! 4 scheduled showings as of this typing, and the first agent wanted to show it yesterday. I just got off the phone with an agent who may be bringing me an offer by end of day today! The other is a listing that has been languishing a bit, as the seller was reluctant to believe me it need a price improvement.
