First time homebuyers often start out thinking that they want a condo or maybe a townhome. Why? Usually, they think that a condo might be cheaper and less of a transition from apartment life. After all, they are used to shared parking, common amenities and neighbors very close by. And, some condo developments, particularly new ones often offer seemingly unbeatable "package deals". The Pros and Cons of Buying a Condo Pros You often get more for your money. A detached home in the same neighborhood will usually cost at least 20 to 30 percent more. Not owning your own roof or land gives you the ability to increase your buying power. A two bedroom condo can cost 25 percent less than a two bedroom detached home and also include a swimming pool, tennis court and fully-equipped exercise room. ...

Consider this myth: Your credit report is reviewed carefully   The problem with that business model (i.e. your credit report is reviewed carefully) is that it isn't very scalable. Scouring an individual's credit report takes time, and it also takes skilled (with any luck, that is) human beings to render careful judgments. Unfortunately for fair decision-making, that's just not manageable if you want to extend credit to hundreds of thousands or even millions of people on a national scale. Automation, of course, must save the day, and technology hasn't yet allowed that to include an individualized reading and analysis of everybody's credit reports. That's where the credit score comes into play. A seemingly wonderful solution, credit scores actually introduce a boatload of other new problem...

Consider this myth: Credit bureaus are official   Even quasi-governmental agencies, and such vital American institutions work alongside your creditors to keep every adult citizen toeing the financial line. There's so much wrong with practically every word of this fantasy that it's tough for a consumer advocate to know where to begin. To be sure, there isn't anything much official about the credit bureaus at all. Rather, the major consumer reporting agencies -- Equifax, Experian, and TransUnion -- are simply three large companies operating respectably within the private sector. In fact, in you were so inclined, you could own a piece of Equifax and Experian yourself just by telephoning your stockbroker. (Forget about buying shares in TransUnion for now, though, as it's still privately owned...

What's Right For You? Before deciding which house to buy, think about your lifestyle, your current and anticipated housing needs, and your budget. It's a good idea to create a prioritized list of features you want in your next home - you'll soon discover finding the right house involves striking a balance between your "must-haves" and your "nice-to-haves." To start, consider your lifestyle. If you love to cook, you'll want a well-equipped kitchen. If you're into gardening, you'll want a yard. If you're planning your office at home, you may want a room for a separate library or work space. If you have several cars, you may require a larger garage. Use this list as your search guide. Next, think about what you might need in the future. As you consider your housing needs, it's important to...

HOW TO GIVE YOUR HOME A FACE-LIFT: THE SELLERS' GUIDE TO A QUICK SELL One of the great challenges to selling a home can be showing all of its space, decor and natural light potential. For example, every home has crowded closets and dead space. Sellers should be aware that areas such as these are easy to spruce-up with a little elbow grease and old-fashioned innovation. Begin by evaluating your closet/storage space, determine which areas can cut-down in clutter. Go through old clothes, shoes, etc., and get rid of anything that will not be used and in turn create more space. Consider organizing shelves and other areas to make better use of your storage space, including your garage and basement. Also, try to throw out or give away any old furniture that is no longer of use. All of the disc...

Maybe you're moving to a larger Port Charlotte home to accommodate a growing family, relocating for a new career opportunity, or purchasing a townhouse for retirement. Whatever the reason for the move, you'll need to take the necessary steps to sell your home for the best possible price, within a reasonable amount of time. Where do you begin? If you're like most people, you'll start by seeking assistance from a professional. A Port Charlotte real estate sales associate, who knows your neighborhood, can help you determine a fair market price. The sales associate should also recommend the extent to which you should make repairs or improvements to your house. In order to select a real estate professional who's right for you, ask family, friends and neighbors for referrals. Attend open h...

The kitchen is a good place to start removing clutter, because it is an easy place to start. First, get everything off the counters. Everything. Even the toaster. Put the toaster in a cabinet and take it out when you use it. Find a place where you can store everything in cabinets and drawers. Of course, you may notice that you do not have cabinet space to put everything. Clean them out. The dishes, pots and pans that rarely get used? Put them in a box and put that box in storage. You see, homebuyers will open all your cabinets and drawers, especially in the kitchen. They want to be sure there is enough room for their "stuff." If your kitchen cabinets, pantries, and drawers look jammed full, it sends a negative message to the buyer and does not promote an image of plentiful storage space...

Individuals who invest in real estate are doing very well these days. The potential for income, appreciation and possible tax savings makes investment property especially attractive. It is important for you to get professional advice before you decide to buy investment property. Your real estate agent can help you select a competitively-priced property that meets these goals, and can answer questions about why a particular property would be a solid investment. What features would make it easy to rent? What kind of maintenance expenses are you likely to incur? What will your cash flow be, and how will the tax savings affect your bottom line? ACCORDING TO SELLERS, SILENCE ISN'T ALWAYS 'GOLDEN' In Port Charlotte FL, when trying to sell a home, silence isn't always golden especially when you're expecting your real estate agent to call. In fact, it's one of the leading complaints among sellers in the real estate market. Often times you find an agent who is more than willing to take on your listing, but once the relationship is made, the seller enjoys getting a call at least once a week. "A seller should establish with the agent up front the expectation that regular communication will occur. Even if it's just to check-in, the seller will be more satisfied being kept 'in the loop'," said Jessica Coleman, Centry 21 Aztec & Associates Port Charlotte FL, 33980 Keeping the communication lines open between the two parties assures the ...

This time, four years ago, on Friday the 13th, August 13, 2004, was a very traumatic time in Charlotte County, FL.  I had lived here over 20 years and "knew" or at least I THOUGHT I knew what it was like to live through a hurricane. After all, I was here when Andrew went by a few years prior.  And with other storms, I saw roof damage, trees down, power lines down.  So I THOUGHT I knew what it was REALLY like.  All that changed Friday August 13, 2004, when Hurricane Charley came into town unexpectedly and uninvited!  BOY was that EVER an eye opener.  I now know, ONLY those that have lived through a DIRECT hurricane hit, DIRECT tornado, DIRECT earthquake, DIRECT flood of their town, etc., can FULLY understand the impact on your life, what you expect, what you tolerate, everything!  Havin...
