The good the bad and the ugly. Well, not much ugly here. I looked at the average days on market for all areas of Port Orange (residential sales) from 2/1/2012 through 4/30/2012. i compared to the same time frame a year earlier. TOTAL SALES – Overall sales of homes dropped by 3% from 215 sold in 2011 to 209 sold in 2012. This means sales are pretty much stable. PRICES – I looked at 3 bedroom homes for the time period. This was also pretty stable with a 3% drop. It went from $153K to $148K. Some neighborhoods have had an increase, but Port Orange as a whole is fairly flat. Some of the best news is SUPPLY – We had an 11.6 month supply in 2011. That has dropped by 27% to 8.4 months. If a property is priced properly – it will sell. As a real estate professional, it is important to stay current with home values. On a regular basis I research neighborhoods in my area of expertise. When I list or get ready to make an offer, I complete even more target specific research into the values. The 32128 ZIP code has the highest income and education attainment levels in the area. The Sanctuary on Spruce Creek and Sabal Creek neighborhoods are two of the most desirable in 32128. Let's look at two 6 month periods. The past 6 months, and the 6 months before that. Where To Eat In Port Orange, Florida It is Saturday, and we are going over Dunlawton Ave. Bridge going home. At the foot of the bridge there is a guy with a big sign, and while we are waiting for a green signal, we read it. It invites to a Grand Opening of a Crab House under the bridge. And out of the blue my wife turns to me and says she would like to go. She loves seafood, and crabs, but she is not a going out person, so this was sort of unexpected. A week ago I received a call from the agent, who wanted to show a house in Port Orange, FL. The house is overpriced because the Seller is trying to avoid a short sale, but is a little bit underwater. It was rented, and it was not a big pain in the neck for the Seller. And then the Seller instead of signing a lease for another year, offered the tenant to buy it for the amount of the loan. And this was a serious mistake. I was coming to Beachside from Port Orange, one of the nicest cities of Greater Daytona. It is a very popular place to live among locals. Not so much with tourists, as it is mostly on the mainland. Our daily dose of rain was already over, but the sun did not make it into the clearing, and just gave those awesome highlights to the clouds firing the edges... I got off Dunlawton Bridge and drove to the north side to see the sunset. On the quiet surface of the river there was a group of young women on paddle boards. Here is a comparison for ENTIRE DAYTONA MLS of March 2011 to the previous 30 days (1/30/11 to 2/28/11) AND compared to March of 2010.    Bottom line compared to LAST YEAR there are fewer new listings, sales are about the same, but properties going "pending" is up almost 20%.  Average sales prices are flat. Market research is something I enjoy. I don't know exactly why I love crunching numbers. Maybe it is from back in college when I studied data collection and analysis. Maybe it was from my former profession when I studied crime statistics and evaluated job performances of law enforcement officers. Later I was hired by dozens of banks (still am) to advise them on what their bank owned properties are worth. No matter what the reason, the buyers and sellers I work with have certainly appreciated my ability to predict what homes will sell for and in how much time. A short sale client of mine in Port Orange, Florida has been hearing and reading the headlines about major lenders halting their foreclosures. Well, two of them GMAC and Bank of America have started the process back up again. GMAC took a respite that started 2 months ago. BofA is estimating only a few more weeks until they are up and running. The issue was that some of the legal documents had not been processed properly and claims had not been verified. Some claim this is a "fraud against the court" and may invalidate huge numbers of foreclosures. Maybe so. But this will likely not effect anyone who is in foreclosure right now. A NEW WAY TO VALUE REAL ESTATE Awhile back I was working with a customer on the purchase of a short sale. It was on acreage but was only an unfinished shell. The slab, concrete block walls, and the roof were complete. None of the interior framing had been started. A property such as this can be difficult to value.   Obviously, there is the value of the land, plus the value of the unfinished structure. There are many considerations including risk - risk that the vandals that broke out the glass block windows dumped sand, rocks, glass, metal etc. down the uncapped pvc plumbing.  What is the ARV (After Repair Value)?
