Where To Eat In Port Orange, Florida It is Saturday, and we are going over Dunlawton Ave. Bridge going home. At the foot of the bridge there is a guy with a big sign, and while we are waiting for a green signal, we read it. It invites to a Grand Opening of a Crab House under the bridge. And out of the blue my wife turns to me and says she would like to go. She loves seafood, and crabs, but she is not a going out person, so this was sort of unexpected. Anyway, we turn and go under the bridge and here it is, Oyster Bay Crab House at: 65 Dunlawton Ave., Port Orange, FL 32127.(386) 304-0048. It is only around 1 PM, and there is still plenty of parking. I ordered Mussels, and Olga had Snow Crab legs. Food was plenty and food was good. Several times we could here people walk in, asking someth...

A week ago I received a call from the agent, who wanted to show a house in Port Orange, FL. The house is overpriced because the Seller is trying to avoid a short sale, but is a little bit underwater. It was rented, and it was not a big pain in the neck for the Seller. And then the Seller instead of signing a lease for another year, offered the tenant to buy it for the amount of the loan. And this was a serious mistake. In few days an agent called and asked for references. Yep, the tenant is scared to be in a home, where the landlord is thinking abbout selling. The Seller can't keep paying unless he gets rent, and with the tenant gone, he either needs another tenant right away, wich is difficult, or sell it before going into delinquency, as maintaining a good credit is of paramount impor...

I was coming to Beachside from Port Orange, one of the nicest cities of Greater Daytona. It is a very popular place to live among locals. Not so much with tourists, as it is mostly on the mainland. Our daily dose of rain was already over, but the sun did not make it into the clearing, and just gave those awesome highlights to the clouds firing the edges... I got off Dunlawton Bridge and drove to the north side to see the sunset. On the quiet surface of the river there was a group of young women on paddle boards. I thought that this was a college team, but the girl told me that they just happened to know the owner of Daytona Paddle Board Jeanette Hopkins, and it was for fun. Judging by the size of the group, Jeanette has a lot of friends and they all had fun out there. Isn't it always ab...

Here is a comparison for ENTIRE DAYTONA MLS of March 2011 to the previous 30 days (1/30/11 to 2/28/11) AND compared to March of 2010.    Bottom line compared to LAST YEAR there are fewer new listings, sales are about the same, but properties going "pending" is up almost 20%.  Average sales prices are flat. I prefer looking at price per square foot when it comes to pricing. Days on Market is averaging 137.   Monthly Statistics Report - 03/01/2011 - 03/31/2011 DAYTONA BEACH AREA ASSOC. Market research is something I enjoy. I don't know exactly why I love crunching numbers. Maybe it is from back in college when I studied data collection and analysis. Maybe it was from my former profession when I studied crime statistics and evaluated job performances of law enforcement officers. Later I was hired by dozens of banks (still am) to advise them on what their bank owned properties are worth. No matter what the reason, the buyers and sellers I work with have certainly appreciated my ability to predict what homes will sell for and in how much time. As an aside, my realty has sold 5 properties in the Sanctuary this year - plus I live there with my family. I just completed market research into The Sanctuary on Spruce Creek in Port Orange, Florida. I looked at all pool homes bet...

A short sale client of mine in Port Orange, Florida has been hearing and reading the headlines about major lenders halting their foreclosures. Well, two of them GMAC and Bank of America have started the process back up again. GMAC took a respite that started 2 months ago. BofA is estimating only a few more weeks until they are up and running. The issue was that some of the legal documents had not been processed properly and claims had not been verified. Some claim this is a "fraud against the court" and may invalidate huge numbers of foreclosures. Maybe so. But this will likely not effect anyone who is in foreclosure right now. Yes, the attorneys general of many states, if not all, are calling for some sort of action that may slow things. But rest assured, doing nothing is a foolish cho...

A NEW WAY TO VALUE REAL ESTATE Awhile back I was working with a customer on the purchase of a short sale. It was on acreage but was only an unfinished shell. The slab, concrete block walls, and the roof were complete. None of the interior framing had been started. A property such as this can be difficult to value.   Obviously, there is the value of the land, plus the value of the unfinished structure. There are many considerations including risk - risk that the vandals that broke out the glass block windows dumped sand, rocks, glass, metal etc. down the uncapped pvc plumbing.  What is the ARV (After Repair Value)? One way to look at the value is the ARV minus the cost to complete. We had to consider depreciation. It would take quite a bit of work to check on permits and get estimates to...

Port Orange Superior Sheds offers superior service not only before but during and after the sale. Wow, what a pleasure it is to deal with a company that is looking out for their customers. My dear sweet uncle was in the market for a storage shed and I went out shopping. I checked out the mega stores but I'm always looking to shop with the local Mom and Pop shops when ever I can. The day I stopped in to Superior Sheds it was bucketing rain in Port Orange to beat the band. Pete Padberg came running out of the office with a huge golf umbrella opened up so that I wouldn't get wet. What a gentleman...you know right then and there I wanted to buy from this fella! We both made it in to his office and looked at his selection and he really asked me some very good questions about the use and nee...

YMCA Programs and Real Estate Info for Port Orange-Ormond Beach-Daytona Beach It seems like summer (in terms of children and school) can fly right by. Before you know it, your children are back in school and a grade higher (hopefully)  ;-)   But to families where both parent's work, or in single-parent homes, summers can be a stressful time. And you don't want your children sitting idle and bored. You probably want something your children can enjoy, while you can have some peace of mind while you're working to support your family! So I ask, have you considered your local YMCA? When my daughter was younger (she's now in college and chose to work in the admissions office for the summer, to reduce her costs and gain some other college-related benefits next year) I enrolled her in ...

Port Orange FL-Buying and Selling Real Estate This Summer Summer is officially here in Port Orange, Florida! You know it by the sweltering heat that always accompanies the months of July and August. (We dread the electric bill every year during these months.) You know it's summer when you walk across the bright, sunny parking lot (leaving umbrella in the car) into our "gi-normous" (my daughter's word-just combine giant + enormous. lol) Super Wal-Mart to buy your groceries, and anything else you could possibly need; and 30 minutes later you hear, and feel the vibrations of huge bursts of thunder. So you rush for the checkout counter, buying yet another umbrella to add to your collection, and race for the doors, only to discover it's too late. You now stand ...

Where is Port Orange Florida? Where is Daytona Beach? Information by REALTOR®, Lisa Hill. Where is Daytona Beach, compared to other cities in Florida? How many miles are between certain cities? Where is Port Orange, in relation to Daytona Beach? These are just a few of the questions I frequently find on my blog posts. So when someone asks me how far we are from another city in Florida, I jump over to my home page which happens to be iGoogle, and click the "Maps" button at the top of the page. I then type in the other city so I can see exactly where that city is, in Florida. Sometimes the questions are vague... last week I just had to tell someone the city they asked about was on the gulf coast, while Daytona Beach is on the east coast; and I also explained that the city of which t...
