Buy New Condo in Port Orange FL with Lisa Hill, Port Orange REALTOR® Last Thursday when I was working with my international real estate clients, we were in Port Orange, looking at 4 parcels of vacant land that were all adjacent to each other. (The plan is to combine these parcels and build a muti-family investment property) As we were standing on edge of these parcels, we couldn't help but notice a beautiful, obviously new condominium, within walking distance for us, and located directly across the street from the Intracoastal Waterway. For this post, I'm simply sharing a photo I took that day. I actually took many photos, and I'll be sharing those with you soon. For now, I hope you enjoy the image of this gorgeous building, and call me if you're interested in buying...

Speechless Sunday - More (hopefully) Embarassing Photos of My Daughter Series =) Yep. I'm continuing with my quest to embarass my daughter, by posting silly pictures of her when she was younger. (Love the braces with the blue bands in this one) But this photo is somewhat bitter-sweet. We love guineq pigs in our house. But this one had upper respiratory problems the entire time we had her. We tried everything. But she only lived a few months. And this is one of the few pictures I have of her. She had burrowed into the sleeve of my daughter's nightgown and just stuck her nose out. lol. I thought it was adorable. As for her short little life, I viewed it as her having the best home she could have, with people who loved her and took good care of her. I'm glad we were able to share o...

Port Orange Real Estate - Listings - Sales - Foreclosures in 2009 As a follow-up to my recent post titled "Port Orange Real Estate Listings and Sales 2000-2009 Market Report", I decided to write this post, which shows just how many of the 2009 sales were foreclosures and short sales. Once again, I've included a bar graph. For statistical purposes, on this graph I've also posted the actual numbers of how many of these real estate sales were along the lines of foreclosures, pre-foreclosures and short sales. As indicated in the bar graph, for the city of Port Orange, the 2009 real estate Foreclosure Sales and Short Sales were not as high as some other cities in Volusia County. For example, a significant number of the 2009 real estate sales for the city of Dayto...

Port Orange Real Estate Market Reports - Listings and Sales 2000-2009 Port Orange real estate sellers: I believe you'll appreciate this compilation of real estate data, which can help you see the big picture when it comes to selling your Port Orange house, condo, townhouse, vacant land, or any type of investment property. It's not just about how much your neighbors are asking for their house. It's not even about the last 6 months of comparable real estate sales. In recent months, many lenders have wanted to see only 3 months of recent sales data. And while sales have been improving, the improvement has been in small increments, and many of the sales have been foreclosures. In case you're wondering, your buyer's appraiser WILL include the foreclosures when they app...

Celebrating Christmas on Lisa Hill's Daytona Beach and Port Orange Real Estate Blog I've held true to my word. I celebrate Christmas for the entire month of December! And I still have 3 more days! LOL. So as I was enjoying our new (4 feet taller) Christmas tree this year, I got inspired to take some photos of the decorations. I hope you enjoy this little slide show of our Christmas tree, and possibly the last bit of Christmas music you'll be able to hear for 2009.   I may get inspired to post one more Christmas-themed post in the next 3 days, but if not... www.DaytonaBeachRealEstateSales.com www.PortOrangeRealEstateSales.com                   *ALL PHOTOS, IMAGES, AND CONTENT OF ANY KIND IS THE SOLE PROPERTY OF LISA C. Foreclosure homes are still plentiful across the nation. While there are still many more to be made available in the months ahead, there are some signs that banks may be willing to work harder to approve the short sales that are currently in progress. Much of the logjam in the process has been due to complex systems and guidelines that are currently in place for approvals. Much progress has been made to simplify the process, and combined with increases in staffing to facilitate the high volume of cases being reviewed, there are reasons for increased optimism. Watch for the acronym HAFA (Home Affordable Foreclosure Alternatives Program) in the news,  as this appears to be the guiding force in streamlining the process. Click Here to see a summary provided by Florida Realtors of some initi...

Photo: Port Orange Lake-Front Park and Gorgeous Clouds at Sunset, on Lisa Hill's Real Estate Blog For this week's Wordless Wednesday post (with words =P) I wanted to share a photo from a beautiful Port Orange lakefront park with walking/running paths around the lake, and on wooden bridges across the lake. This area is small but peaceful. I've walked this park and paths myself, and can attest to the pleasant atmosphere, and the relaxing sound of the fountain in the lake. But on this particular day, the sky was spectacular!   I hope you enjoyed this peaceful shot. And if you're interested in buying or selling real estate in Port Orange, Lisa Hill is a Port Orange resident and lifetime native of the Daytona Beach area!   According  to Florida Association of Realtor Media site, for September of 2009, sales in the Daytona Beach area were up by 43% and prices had fallen 18% compared to the previous year. This is median sales price. I handle many bank owned properties and the banks want to know market trends, not just for their listings, but for the market in general. Research like this is more accurate than what you see on the news or on the internet regarding large trends. The difference is not only due to local markets not reflecting larger ones, but also because of how the data are collected, and which data are used.   The following is some research completed by Phil Hanner: All data are from 08/23 to 11/23 of the year indicated  3 BR 2 BA homes, no pool, 1300 square feet living to 1900 square feet li...

I just posted a new listing on Sugar House Drive in Sugar Forest.  This is such an interesting name for a community, but I couldn't find any information on why it was named that - maybe an old sugar cane plantation?  Anyway, Sugar Forest offers single family houses, duplexes, and triplexes. There are no HOA fees.   Sugar Forest is loaded with natural beauty and the streets are lined with mature oak trees. The homes are older, but most have great pride of ownership.  The community is in an area that's an easy commute to Port Orange, South Daytona and Daytona Beach.  Plus, the beachside is about 10-15 minutes away. Families and empty nesters alike live in the area, which is just minutes to shopping, hospitals, and conveniences. There aren't many homes listed currently in Sugar Forest, but...

1st Time Home Buyers have just 12 days left to find a home and allow enough time to close the deal by November 30 and receive the $8000 tax credit. Click Here to see a short video on what a 1st Time Home Buyer can do to have the best opportunity to cash in on this Gift From The Government. While many in the housing industry are calling for an extension of the credit, it is not something that anyone should feel is guaranteed to happen. There are also calls for a balanced budget, lowering deficits, and an enormous amount money that would be needed for health care reform. It could very well be that 1st Time Home Buyers may have had their opportunity, and the program may end as the Cash For Clunkers Program did a few weeks back. It is a BIG RISK to wait. Some would say that a "Bird in the H...
