In this market it is very difficult for home owners to know where to price their homes. They are really in need of our services and expertise more than ever. In the beginning of this declining market I found that many agents were listing very high, well over what one could expect the offers to come in at, in order to make the buyers feel like they were getting a deal when they offered a much lower price that was then accepted. The philosophy behind this was that because the offers were so low, they had to price higher, just expecting this. I did not succumb to this pattern and am glad that I did not.   This Sunday was a pristine day in Saint Augustine Florida. While the temperatures were about 81 degrees, the air was cool and crisp like a fall day in the mountains. What a winning combination!! We decided to take our boat out for an hour or so and I just had to share with you a very small part of what we enjoyed. As we were approaching the Bridge, there was an enormous amount of splashing. As we drew closer we saw that there were probably over 30 dolphin frolicking in the water. I mean really frolicking!!! They were splashing and jumping and leaping and doing all sorts of tricks. Right before out very eyes, there was a live dolphin show going on. It was amazing and several boats all gathered around. My cell phone was the only thing that I had to shoot with and so i missed quite a bit...

  I once came across this statement by Mother Teresa. In all her grace she eminated love and kindness especially in the face of adversity. She did not let the evils and anger and jealousy of others let her change her good attitude and love of God. She was not tempted to do the wrong thing and always was the victor spiritually. Let us all be encouraged by her words and in this tough economy of even tougher customers and harder to resolve issues we need to remember to always stand by our code of ethics and do the right thing. With the trends all heading toward social media, and the ability for consumers to see homes on line with virtual tours and massive amounts of photographs, is it really necessary to have open houses any more? My answer would be no. I have not done open houses in quite some time. I feel that the agents are vulnerable and it exposes a sellers possessions and lifestyle to strangers that have not been pre-qualified, more less identified. With all the information that a buyer can get on the internet, I think it is better all around for the buyers to take the time to select a great agent and then make appointments to see the properties with them.I know that a lot of agents pick up new buyers from open houses, and any ethical way of obtaining new business is good, but with the crime that many ...

  There is a beautiful 2 1/2 story frame vernacular building at 102 Bridge Street.  I have always known it as a mini grocery store, until it was shut down and purchase by the city.  I have been curious about it’s history, and did a little digging.   I found that it was variously a restaurant, gas station, grocery store, and residence of the founder of the Maria Jefferson Chapter of the D.A.R. in St. Augustine.   It was constructed between 1865 and 1885 and is one of the oldest houses built in the Lincolnville neighborhood, full of beautiful old Victorian homes   The Victorian trim elements were removed when the building was remodeled for a restaurant by former St. Augustine Mayor Clyatt Powell.  It then served as a gas station and finally a grocery store.    However, its most notable ow...
