In this market it is very difficult for home owners to know where to price their homes. They are really in need of our services and expertise more than ever. In the beginning of this declining market I found that many agents were listing very high, well over what one could expect the offers to come in at, in order to make the buyers feel like they were getting a deal when they offered a much lower price that was then accepted. The philosophy behind this was that because the offers were so low, they had to price higher, just expecting this. I did not succumb to this pattern and am glad that I did not. I found that many of those sellers have had their homes listed for what seems like forever. They are then following the market down. This in my mind is not a good thing and not the correct ...

The weather is cool and that brings with it the excitement of St. Augustine's Nights of Lights festival!  Something that I look forward to attending several times throughout the holiday season! Just named again in the AAA Travel Views "12 Favorite Places to Catch the Holiday Spirit in the USA and Canada" and American Bus Association named it one of the nation's to 100 events for the 3rd time! You'll revel in the millions of illuminaries that outline the quaint old cities skyline.  Hundreds of folks gather in the square, downtown, and enjoy the music that fills the air as our Mayor conducts the countdown to the lighting of the town.  This will continue to glow for 2 months starting November 19th until the end of January 2012. With our average winter temperature of 68 degrees during our s...

This Sunday was a pristine day in Saint Augustine Florida. While the temperatures were about 81 degrees, the air was cool and crisp like a fall day in the mountains. What a winning combination!! We decided to take our boat out for an hour or so and I just had to share with you a very small part of what we enjoyed. As we were approaching the Bridge, there was an enormous amount of splashing. As we drew closer we saw that there were probably over 30 dolphin frolicking in the water. I mean really frolicking!!! They were splashing and jumping and leaping and doing all sorts of tricks. Right before out very eyes, there was a live dolphin show going on. It was amazing and several boats all gathered around. My cell phone was the only thing that I had to shoot with and so i missed quite a bit...

I once came across this statement by Mother Teresa. In all her grace she eminated love and kindness especially in the face of adversity. She did not let the evils and anger and jealousy of others let her change her good attitude and love of God. She was not tempted to do the wrong thing and always was the victor spiritually. Let us all be encouraged by her words and in this tough economy of even tougher customers and harder to resolve issues we need to remember to always stand by our code of ethics and do the right thing. I printed this out and have it on my wall both at home and at the office. When people are stressed out, which we see so much in this economy, they are sometimes not rational and in these moments we can refer to these words and move forward with love, kindness and eth...

If you love a private neighborhood, gated, oceanfront and in the heart of all that St. Augustine Beach has to offer, this neighborhood may just be what you're looking for! It is the only private, guard-attended oceanfront community in the area!  With about 200 homesites, there's approximately 1/3 of the community that has been left natural to conserve the wildlife which abounds on Anastasia Island.  You'll enjoy the four private walkovers to the pristine beach over the protected dunes! The community has two oceanfront swimming pools and a fabulous summer kitchen that is available to families who reside there and wish to dine al fresco.  The neighborhood has been extensively landscaped to compliment the preserve areas.  It really is quite breathtaking! Sea Colony is conveniently located ...

When engaging an agent to list or purchase a home, what do you think that people are looking for? If you wanted to buy or sell in a particular community what would you want in an agent? Of course you would always look to hire someone who has a neat and clean appearance. Someone who presents them self well, with confidence. Someone who is polite and a good listener.  But are they an expert in that community? To get the job you should be an expert. You should know how many homes are in that neighborhood. How many have sold this year. How many this month and what months seem to be the best months for sales in this neighborhood. You should know everything about the other homes for sale in the community that will be competing against this listing or for buyers, which homes have what so that ...

Located in desirable St. Augustine Beach, you'll find the gated community of Anastasia Dunes!  One of the newer subdivisions located here with plenty of lots to chose from!  The community offers secluded living among nature and only two blocks to the sandy white beaches! Anastasia Dunes is comprised of 138 home sites with 20 acres of conservation area.  Abundant are the old granddaddy oaks dripping in moss and lovely ponds throughout.  Because the developer tried to maintain the majestic oaks, you'll find larger-than-most lots and winding roads in an effort to preserve the natural beauty of the area. You'll enjoy the convenience of the the community pool and cabana area, along with the gate to the beach access on "F" Street!  Home plans have to pass the ARB board.  Most have a Cape Cod ...

On October 1st, my little puppy turned 10 years old! He has been selling Real Estate with me for the past almost 10 years, since he was 2 months old. When I bought Harley he was so young and vulnerable that I hated to leave him home when I went to work. The children were all at school and he just looked so sad when I would get ready to leave the house! So...I began to take him to the office. The customers loved him and he began to accumulate a fan club. Who didn't love that adorable little guy with those big Cocker Spaniel eyes just dying to love, kiss and enjoy your company. Little tail wagging all the time!!!Since then Harley has been in all of my advertising. People call and write still asking about him. It was never meant to be that way but he just stole their hearts and love to kno...

So you are meeting your customer for the first time out of the office and they are joining you in your car to look at properties. You are sharp, have your best outfit on, for the ladies, nails polished and hair nice and neat. Your paperwork is fantastic and you are well prepared. Very nice first impression. So now we walk to your car. What do they see and what does it cause them to think? Not every car has to be new, nor does it have to be a Mercedes Benz, but it does have to be clean, really!  A first impression of your car is very important. Someone who cares for what is visible on the outside of the car probably takes care of what is not visible, under the hood. Safety is definitely an issue for many and so you want to make sure that people know that your auto is safe to ride in. If ...

I have set myself up on a Listing Cart that notifies me of new listings every day.  I have it set in different categories, Short Sales, Foreclosures (which, thankfully, there are not that many of in St. Augustine) and different neighborhoods where I do most of my business. Since the weather is starting to get cooler in the North, I have had a lot of calls recently from buyers who want to purchase a second home for vacations.  A Florida Get-a-way home to escape the tough winters. This home caught my eye this morning.  Located just a short walk to the beach,  this 3 BR home has been used as a vacation rental with 22k CASH FLOW.  Priced at only $270,000 I think this may be an ideal 2nd home purchase.  A buyer can rent it when they are not using it.       Search for more Short Sales in St...

If NOW isn't the time to jump in and make your home purchase, I just don't know when it would be!  You would be helping the housing mess get cleared up and probably allow you to live cheaper than paying rent! With the interest rates so low, it's almost like the Fed's are giving away the money!  Inventory is high, rates are low and an opportunity like this doesn't come along often! Do some homework, speak to a lender and take advantage of the housing market as it is, today!  Good luck!

With the trends all heading toward social media, and the ability for consumers to see homes on line with virtual tours and massive amounts of photographs, is it really necessary to have open houses any more? My answer would be no. I have not done open houses in quite some time. I feel that the agents are vulnerable and it exposes a sellers possessions and lifestyle to strangers that have not been pre-qualified, more less identified. With all the information that a buyer can get on the internet, I think it is better all around for the buyers to take the time to select a great agent and then make appointments to see the properties with them.I know that a lot of agents pick up new buyers from open houses, and any ethical way of obtaining new business is good, but with the crime that many ...

There is a beautiful 2 1/2 story frame vernacular building at 102 Bridge Street.  I have always known it as a mini grocery store, until it was shut down and purchase by the city.  I have been curious about it’s history, and did a little digging.   I found that it was variously a restaurant, gas station, grocery store, and residence of the founder of the Maria Jefferson Chapter of the D.A.R. in St. Augustine.   It was constructed between 1865 and 1885 and is one of the oldest houses built in the Lincolnville neighborhood, full of beautiful old Victorian homes   The Victorian trim elements were removed when the building was remodeled for a restaurant by former St. Augustine Mayor Clyatt Powell.  It then served as a gas station and finally a grocery store.    However, its most notable ow...
