Buying A Home In St Augustine? House Price Vs. Interest Rate: Which Is More Important?   I assist many home-buyers in the St Augustine area to purchase their new home.  One of the questions I am asked most often is......Is this the bottom of the market?  Or....When is the bottom of the market?  Ah...if only we had a crystal ball!  What I try to explain to them...there are many other factors to consider other than the price of the house.  We forget how important a factor the interest rate can also be.  Is it worth it to wait for a possible future price drop in the house if in the meantime the interest rates rise......what have you gained?  You may discover that even though the house cost has gone done...your monthly payment may well be higher due to the interest rates rising. Here is a g...

Conveniently located off SR 16 Royal St. Augustine is an established community that was started in 2001.  Offering the best of the Florida lifestyle, the backdrop for these homes are golf course view, manicured natural preserve or lake views.  Nice architectural designs with innovative and flexible home plans are provided in all the homes that were built by reputable builders within Northeast Florida. Located within Royal St. Augustine Golf & Country Club is the Royal Club, a golf and country club designed for the enjoyment of your family and guests.  Situated in a beautiful setting, the fairways are lined with wooded nature preserves and complemented with lakes and a few pesky sand traps.  The golf course is a J. Christopher Commons golf course that offers a challenging par 71 layout a...

I live close to St. Augustine, FL, about 30 minutes up the scenic A1A oceanside route, and as you may be aware, St. Augustine is the oldest city in America. As the city was planning on a new trolley pull in station, and developing the land for it, they stumbled across what appears to be an earlier wooden fortification, pre-dating the Castillo San Marcos. I'll be curious to see what this may have been, but even finding something like this TODAY is pretty darn amazing! Why St. Augustine, Florida is the best place to live. Besides being the nation’s oldest city and all the history that downtown has to offer, St. Augustine is one of the most beautiful places in the world.  Surrounded by beautiful waterways from the Intracoastal, Atlantic Ocean, Salt Run, St. Augustine Inlet and St. Johns River this is a dream for any  water lover from surfers to boaters, kayakers, jet skiers, kite surfers, and canoers. I moved to St. Augustine in 2001 and from the moment I saw the town, I knew this is where I wanted to be.  Besides being the nation’s oldest city and all the history that downtown has to offer, St. Augustine is one of the most beautiful places in the world.  Surrounded by beautiful waterways from the Intracoastal, Atlantic Ocean, Salt Run, St. Augustine I...

Vilano Beach Publix Groundbreaking is today, January 12th at 4 p.m. at 120 Vilano Road, the former home of the Surf Hut. From St. Augustine, cross the Usina Bridge (aka Vilano Bridge) to Vilano Beach. Take a right at the light and a right onto Vilano Road at the stop sign to the white tent on the right. The Sheriff's office will be on hand to direct traffic and parking. Last night the North Shores Improvement Association's Board of Directors heard informally from one of the developers, Joe Lelonek of Land Design South in preparation for today's groundbreaking. He announced that they signed a contract with VJ Usina Contracting last Friday, January 7th for demolition and clearing of the site covering the first 75 days. Once plans are released from the county, which should be soon, the dem...

Vilano Beach Publix Groundbreaking will be January 12, 2011 at 4 p.m. at the Surf Hut on Vilano Road across from the Vilano Beach Hampton Inn. I know to some, I must sound like a broken record or Henny Penny---Publix is coming, Publix is coming. But being a board member of Vilano Beach Main Street, Vilano Beach Waterfronts before that and the current Vice-President of the North Shores Improvement Association (NSIA), the parent organization of these groups, I have been working on the redevelopment of Vilano Beach as a citizen volunteer for 13 years.  Our number one objective was to bring a grocery store to Vilano Beach as this was the number one request of residents in the area. We are so excited that not only has Publix posted a sign saying they are coming, but that the ceremonial groun...

I’ve been conducting a little experiment. I’ve been posting the St. Augustine Short Sale of the Day on my Facebook page, Homes in St. Augustine. I’m amazed at the response that I’ve received. I post an image like this one:   This image is a screen shot of my daily MLS update for Short Sales.   I added a simple message “Homes in St. Augustine - Short Sale Deals of the day 12-15-2010”. My resolution for 2011 is to do this on a weekly basis titled “Homes in St. Augustine - Short Sale Deals of the Week”. I plan to post not only on my Facebook, but in a weekly blog.

I'm often amazed at how much is actually going on in St. Augustine and Jacksonville on a daily basis. For instance, today in St. Augustine you can ice skate at Winter Wonderland at the St. Augustine Amphitheater or learn to kayak at Marineland (hosted by Ripple Effect Eco Tours). I think because the weather is so brisk, we'll consider a Holly Jolly Trolley tour of the St. Augustine Night of Lights downtown.  We'll be sure to wear a Snuggie!  Check out www.oldcity.com and get out and suppor tour community.  I bet you learn more each time you visit!

St. Augustine, known as our Nation's Oldest city has been well preserved.  This photograph, taken in 1890, by William Henry Jackson, shows that much of historic St Augustine looked then as it does now.   (Photo by St. Augustine Record) 1. The Ponce de Leon Hotel opened for its first season in January 1888. Today it houses Flagler College. 2. Gardens enhanced the Spanish Renaissance Revival style of the Ponce de Leon. Exotic plants included pampas grass, century plants, sago palms and date palms. During the winter tourist season, "fairy lights" (lighted glass candle holders) hung on small wooden stakes placed around the edge of the plantings. 3. The Granada Hotel faced onto King Street and stood next to Villa Zorayda, the winter home of Boston merchant Franklin W. Smith. The Arcade, the ...

Vilano Beach Main Street Designated Florida Main Street Program On December 3, Interim Secretary of State Dawn K. Roberts announced the selection of Vilano Beach Main Street as the Florida Main Street Program of the month for December 2010. Vilano Beach was designated a Main Street community in 2003. The press release gives more information about Vilano Beach and the Florida Main Street Program. I have been a part of the revitalization of Vilano Beach since 1998 and serve as the current Vice-President of the North Shores Improvement Association, the parent organization of Vilano Beach Main Street. The Vilano Beach Main Street community volunteers (was Vilano Beach Waterfronts before 2003) have accomplished much since 1998 when we worked on our vision. Our most exciting announcement is ...
