Viewing homes from Phyllis Frankel Realty Group can be quite a daunting experience. There is often so much to see and so much to remember that many buyers quickly become overwhelmed and unfocused. Although each home you view will have its own array of features, there are a core set of items that simply can’t be overlooked by the serious buyer: Room sizes – There are a number of things you can change about a home; room sizes aren’t one of them. In addition to carefully viewing each room and how it is configured, grab a copy of the seller’s disclosure, as it should have the home’s room dimensions. If the room sizes just aren’t large enough to accommodate your family and your belongings, move on.   Number of bedrooms and bathrooms – Although you could potentially build on to the home or re...

Luckily, there are a number of quick and easy kitchen upgrades Phyllis Frankel Realty Group suggests that won’t put a serious dent in your wallet. Here’s what you can do today to change the look of your home for sale: A fresh coat of paint – If you have wood cabinets that are outdated, but still in good condition, your best bet for an instant facelift is a fresh coat of paint. On Tuesday, June 24th, I attended a New Groundbreaking Event for Realtors® and residents hosted by Laterra Links in the World Golf Village in St. Augustine, Florida.  New ground was broken earlier in June and the developer is planning to add four new two story buildings.  The coach homes at Laterra Links in the World Golf Village offer all the space and comfort of a single family home without the hassles of lawn care and other maintenance. The private two-story buildings are home to four coach homes, two upstairs (each with an elevator) and two downstairs, and each has its own two-car garage and screened lanai.  There are two floor plans, the Pinehurst with 2,160 square feet, and the Pebble Beach with 2,681 square feet.  Both floor plans have 10’ ceilings; separate living and dining are...

As I mentioned in my blogs this week about the vacation my wife and I took a vacation to Jacksonville, FL this past week to meet up with some friends who were there for a reunion with others who served on the Aircraft Carrier USS Hancock CVA-19.  On our way to Jacksonville we stopped at Savannah, GA. for about a half day.  As I stated in previous blogs I wished we could have stayed longer because our brief Vacation In Savannah, Georgia was one of the most enjoyable part of our trip.  Our Vacation In Jacksonville, FL. was also very enjoyable, the only part of the trip I was a little disappointed with was Our Tour Of St. Augustine. St. Augustine was very nice, but everything was much more spread out than Savannah, GA., so while there were interesting things to see, it did not have the ...

When dealing with real estate in St Augustine Fl, one of the first questions many potential buyers and sellers will ask is “are the current home prices expected to rise or fall over the coming months”?  I’m happy to report, if you are looking to sell real estate in St Augustine Fl, prices are reported to go up by more then 5 percent in the next 12 months.  Florida Realtors News recently ran an article that stated Florida is one of four states where practitioners predict the biggest increase – as much as 5 to 7 percent.   Again, great news if you are looking to sell real estate in St Augustine Fl.  Tight inventories have helped raise the price of real estate in St Augustine Fl – as we all know, a sellers market is when the demand is larger than the supply. This means that buyers will hav...

When thinking about real estate in St Augustine Fl, customers typically think about location (proximity to the beach, shopping, schools, commute to the work place, etc.).  They may also be thinking about what the surrounding community offers, and of course they will have a ‘must have’ list of what the house should have.  But what about the need or desire to age in place?  Meaning the next time they purchase real estate in St Augustine Fl, would be the last purchase of real estate in St Augustine Fl.  I read an article recently about just that – Aging in Place.   As the baby boomers age, there is more of a desire to live in their homes as independently as they can for as long as possible.  Keeping that in mind designers and architects alike are creating homes that will make it easier to ...

Getting pre-approval for a home loan is an essential step in purchasing homes for sale in St. Augustine. Before searching for your home it is suggested that you apply for a loan and get approval from a lender. There are three reasons why getting pre-approved is so important in the beginning of your search for homes for sale in St. Augustine;  First off, getting a pre-approval for a home loan will help determine the prices of homes for sale in St. Augustine that you can afford. Your pre-approved loan amount and down payment combined, will let you know what your price range is before you start your home search. The house hunt is usually the most exciting part of a home buying experience and getting a loan pre-approval will help save you time and money. By getting your official price range...

When realtors, like myself, are out showing real estate in St Augustine Fl, safety is something that should not leave our consciousness but often does. We tend to get so focused on the job at hand – selling real estate in St Augustine Fl – that we sometimes forget about our own safety. Let’s face it.  When we get the call to duty, we often have a hundred different things running through our minds.  For example, printing out and presenting the information, making the necessary calls to set up the appointments, coordinating time and place for meeting customers, just to name a few.  With all that going on, how many of us really then take the time to think about what we need on our person to best protect ourselves if the need arises.   My guess is the number is pretty low.  Not that I want ...

When you search for real estate in St Augustine Fl how often do you pick “building green” as one of your priorities?  Well I think this is something that is finally catching on and not just in residential building.  I recently read an article about a local company that is expanding its existing operation and it’s going green.  Generation Homes L.L.C., is a builder that builds real estate in St Augustine Fl and the surrounding area. They not only focus on building green but also building a home today that fits your budget with the idea of being able to remodel it tomorrow to fit your growing family and needs in the future.  I’ve embedded the link to Generation Homes for your information. On their website is a saying that reads, “The greening of America will happen with -or without us” an...
