Often times, our outdoor spaces are just as important as our indoor spaces when it comes to selling our homes. Because of this, we must give our outside spaces – in particular, our backyard decks – plenty of TLC when we sell our St. Augustine homes http://www.frankelrealtygroup.com. When pressure washing, make sure to keep the pressure washer at least three feet from the wood to be cleaned and keep it moving; otherwise the pressure of the water can d...

Monday, July 1, 2013 - St Augustine, Florida Homes for sale in St Augustine are some of the most sought after homes in the country and if you are a buyer, now is the time to make an offer on the one that you want. As mortgage rates continue to inch their way up, homes for sale in St Augustine continue to move. In fact, bidding wars have surfaced as home buyers race for a piece of Paradise. Home sellers are off the sideline and the amount of homes for sale in St Augusting is quickly shrinking. In May, the average interest rate on a 30-year fixed mortgage stood at 3.5 percent. If mortgage rates rise to 4% by the end of 2013, as the Mortgage Bankers Association forecasts, they will still be much lower than most homebuyers have experienced in over a decade. So, there are still great deals o...

This majestic replica of 16th century ships visited the St. Augustine port from Spain to commemorate the 500th Anniversary of Ponce de Leon landing on the shores of Northeast Florida in search of the Fountain of Youth. El Galeon is her name and she set sail back to Spain June 9 after visiting four ports in Florida. For the record, Ponce de Leon landed just south of Ponte Vedra Beach at 30 degrees, 8 minutes north latitude.

This is something you simply must try to do in the next several days. St. Augustine is hosting El Galeón until June 3, as it stops in four ports in Florida in commemoration of Juan Ponce de León’s voyage to find the Fountain of Youth 500 years ago. The Spanish replica galleon set sale from Puerto Rico April 1 and has visited Miami, Fort Lauderdale, Cape Canaveral, and now Jacksonville as its last Florida port. El Galeón is 170 feet long and weighs 495 tons. The ship is a wooden replica that was in the West Indies fleet of the Spanish Armada. It is owned by a Foundation in Spain, and will travel more than 900 nautical miles with a crew of 28 in just the same manner as it would in the 16th century. Ponce de León was the Governor of Puerto Rico, then part of the Spanish empire. He set sail...

When I decided to sell real estate here in St Johns, FL it was a tough decision. I felt that because of my extensive home staging background that it would be a niche I could fill. After all of these years, I still love seeing the difference that staging can make to the sale of a home, like this recent listing in Heritage Landing, St Augustine, FL.   View homes for sale in Heritage Landing 264 Silver Glen, Heritage Landing, St Augustine, FL Heritage Landing is a great community here in St Johns County. It has a ridiculously good amenity center. St Johns schools are nearly all rated A+. But after the market crash in 2005-2006 home prices were decimated. Most of the existing home sales are short sales. They are all competing against new construction. This has meant that the resale market h...

St Augustine homes will receive special attention during the 450th Birthday Celebration of the Nation’s Oldest City. Most people associate Juan Ponce de Leon with discovering St. Augustine, but did you know that Pedro Menendez de Aviles was responsible for creating the first St Augustine homes? In 1565, Pedro Menendez de Aviles along with about 800 fellow Spaniards chose to create the first of many St Augustine homes, making it the first permanent settlement in the United States. 450 years later, St Augustine homes continue to capture worldwide attention. Forbes Magazine recently named the Oldest City as one of the “Top 10 Prettiest Towns in the Country”.   In speaking about real estate in St Augustine Fl what better news could we get than what we are hearing week after week – building is up!  For those of you who are not familiar with Cascasdes let me provide a summary of the community.  Cascades is within World Golf Village and within WGV it sits behind a gated and manned guard station.  Cascades foremost is a 55+ active adult only community.  The HOA fees are relatively low and there are no CDD fees.  For those of you who are not familiar with the acronym “CDD” it stands for Community Development District.  CDD's provide a way to finance community development through the levy of bonds, which usually have a term of 30 years.   They pay for the installation, maintenance, and operation costs of items such as roads, lighting, landscaping,...

Saint Augustine may be the oldest city in the nation, but it is also forever growing. Do you know what else is always growing? Children! The Children's Museum of St. John's will provide a place where children and adults will play and learn together as they explore our unique history, culture and environment. Some of the learning exhibits will teach about marine life, archaeology, history, art, music and more. Children can interact in storytelling to explore their imagination while also experiencing life as it was during St. Augustine’s Colonial Period. They can build and launch their own toy boats or even plant and harvest crops to learn about insects and animals.   “A children’s museum should be a vital part of what makes St. Augustine not just the nation’s oldest city, but one of the ...
