    Foreclosures and deals in Sanibel and Captiva       Once in awhile I take a closer look at Sanibel’s foreclosures.                                           Sanibel during a foggy day   These days I have noticed a strong spike in the numbers of potential buyers looking towards Sanibel.                                                                The reasons are obvious There are homes under $500,000 and there is even one under $400,000 which is a foreclosure in Upper Captiva.      Wow I was reading today that the city of Sanibel (Sanibel Island, Florida) created a new city department call "Exotic Lizard Control" a little over a year ago. The goal of this new department was to start aggressively controlling the spread of Green Iguanas and Nile Monitor Lizards. I had heard that Sanibel was starting to see the Iguanas on the Island and that there was concern of the Nile Monitor Lizards getting to the island, BUT I didn;t know how big a problem it had become. The Exotic Lizard Control Department has collected a total of 750 Green Iguanas since September 2007 (that is in less than one years time) and they are aggressively looking for the Nile Monitor Lizards. My interest in Shell Art started on a trip years ago  far away from Vernal, Utah.  We spent one day on Sanibel Island, Florida where we found shells  bountiful and colorful.  Sanibel Island is named as the Best Shelling Location in the Northern Hemishere.   Visiting the Bailey-Matthews Shell Museum  on Sanibel Island where we found shell art I was determined to create my own  Sailor's Valentines.  I took many years  deciding which box to start with.  Since then I have created many and entered them in  The Sanibel Island Shell Show. From Boca Grande, Cayo Costa, Captiva, Sanibel, Fort Myers Beach, Bonita Beach and down to Naples are all known for being great places to collect Sea Shells with the most popular one being Sanibel Island.The Variety of Sea Shells is simply amazing. If you do, or if you are staying in Lee County, Florida, I strongly encourage you to visit Grandma Dot's Restaurant.  Grandma Dots is a wonderful restaurant located in the southern half of Sanibel Island and is surrounded by the Sanibel Marina.   I've been going to Grandma Dot's for about 10 years and have never had a bad meal. It is a small quaint place to have dinner and enjoy the views of the boats in the marina.   One of the most noticeable fixtures on Sanibel Island is the Sanibel Lighthouse. Standing taller than any other structure on the island it is 102 feet tall. You will notice the Lighthouse as you cross the causeway going out to the island. It will be sitting to your left on the southern most point. It was build to warn ships of the Barrier Islands and the  shallow waters to gain access to the caloosahatche River.  Build in 1884, the lighthouse has survived every hurricane and major storm for the last 124 years. In the beginning the lighthouse had a warf which extended out 162 feet into the gulf, but that has long since disappeared.   Sanibel Island is off the coast of Lee County Florida (Ft. Myers). It is definitely one of the many Jewels of Florida. This island is known world wide and the shelling capital of the world. You can walk for miles on the beaches, watching the dolphins play in the gulf, see the "Florida" birds at every turn of your head or just take in the sun. Sanibel has so many shells on the beach you almost have to wear "beach shoes" to keep from cutting up your feet. Before moving to Florida, I use to vacation on Sanibel 3 to 4 times a year. even though the market is slow - sanibel island is still seeing good activity in the way of sales.   sanibel and captiva allow for weekly and even daily rentals in some cases so the annual income is stronger on our rental properties than on most.  there are a lot of condos for sale so it is a great time to come in to the market and get a really great buy.   nice near beach homes too although, in the case of sanibel, the homes are only allowed to rent by the month.  keep me in mind for you clients doing 1031 exchanges or looking for that vacation home that can act as a rental property!  hope you are having a great weekend.
