OMG, the market is back here in the Panhandle of Florida.  Deals that your REALTOR know about can be yours.  Make sure you work with a REALTOR who is plugged in to prices and how to negotiate and what to offer.  Yes, sometimes you may have to pay more than what the list price is.  Why?  Because your REALTOR will know that a property accidentally was listed far below the fair market value.  When this happens there are usually multiple offers on the property.  When owned by a bank such as a bank foreclosure it will sell quickly.  Yes, in ONE DAY.  If you are not working with a REALTOR who knows the value of a new listing when it comes out and is not checking for such deals, you will miss out.  Make sure you work with a qualified REALTOR to recognize local market bargains when they hit.  O...

      I wanted to take time to point out the recent activity in one of 30A's most attractive gated communities - Draper Lake.  Draper has been silent over the last few years.  Original owners bought as investment and got caught just as the market started to slip.  Because of this there is currently only 1 home in the community....but that's close to changing.    In the recent months there have been 5 closings, 4 new under contract, and we find ourselves with only 13 left available for sale.  I had the pleasure of helping a buyer recently put a lake front lot under contract that will offer really nice views.    After speaking with the Architecture Review Board, I can anticipate several homes that will begin construction in the coming months.  I know that many drive by the community on 30...
