Scenic Highway 30A is actually 2 different sections of highway.  The most famous is  24 mile corridor that hugs the Gulf of Mexico coastline in Northwest Florida’s Walton County. Along this breathtaking drive you will see sugar-white sand beaches and rare coastal dune lakes. Scenic Highway 30A is a tourist attraction of major proportions. Winter time brings out the finest in this area as the owners may or may not chose to decorate thier homes in Holiday atire.  I crossed paths with this home recntly and wanted to share it in all it's grandure.  It is actually one of of the larger homes along the highway but it does demonstrate the trends as this area continues to develope and grow.  This area is an exciting and eclectic mix of hot colors and soft pastels, with architecture to match each...

  Mid November Gulf Place Condo Update;      -144 Spires Lane, Unit 111 is in a Pending status, listed for 133 days at $342,000.  It is expected to close the first week of December.  Interesting to see.  It has been recently upgraded.   -145 Spires Lane, Unit 310 sold this month for $315k after being listed at $329k for 108 days -145 Spires Lane, Unit 201 sold in October as well for $325k after being listed at $445k for 48 days No Activity along the back side of Gulf Place this year.  -13 W. The good, the bad and the ugly.  Price, condition and location.  Motivated buyer and motivated seller.  These are all words or phrases that are used in the real estate industry.  And they do convey a lot of emotion about the entire process.  Buying a property can be very emotional, only topped by the emotions you feel when you sell the home that you have lived in for a while and brought up a family.  Buying a second home or investment property also should be thought of in a business type fashion.  What is my purpose for this purchase?  Do I like the location, is it a place that I would like to spend more time?  How do the price and condition complement each other? #SpiritWeek ERA American Real Estate had a week of events this week focused on giving back to the community. The open house events this week had 40 open housing going for the first event.The second days event was education, held by lenders, appraisers, held for a full day to answer questions on a wide range of topics.The third day was a celebration of and encourage of community service. The fouth day was a thank you day to reach out to all past customers.The fith day was pay it forward random acts of kindness.The sixth day was military red day to show appriciation for our military.

I have joined the Walton County Democrats Executive Committee I look forward to working with Democratic Environmental Caucus of Walton County Florida Okaloosa Democrats Official Walton County Democratic Party both Okaloosa Dems and Walton Dems on multiple caucus committees with trying to support things that I care about the LGBT community with the Okaloosa Caucus and the Walton County Environmental Caucus of Florida.I have been able to attend the first Caucus of the forming of the LGBT caucus in Okaloosa and first couple events already. I have also been able to attend the first Caucus of forming the Walton County Democarts Environmental Caucus and first fourth of July event. The links to the Facebook pages are above please like and share.

There are currently 52 active listings of single family homes in Watercolor.  Watercolor is a planned subdivison developed by the St Joe Land Development Company.  The subdivision is almost fullt developed but there is always signs of construction as the homes that were built in the first phases are being remodeled and the last lots that were undeveloped are finally being built upon.  This is slightly down from this time last year.  We are entering the summer season and most folks do not really want to sell their properties if they have a full summer of rentals on the books.  There are 16 pending listings and 26 have sold over the last six months.  Of the sold listings the average days on market is 141.  the price per square foot of these sold properties is $547.00.  The average price p...
