Pier 550, Golden Gate Point, Sarasota, Florida Recently I blogged about one of the jewels of Sarasota real estate, Alta Mer.  Given the spectacular location of the complex on Golden Gate Point, I thought it only fair to add a blog about Pier 550. This little complex offers the same great location at a fraction of the price. Although the units are very small, only about 600 square feet, they give buyers the opportunity to live in this million dollar community for far less. Residents have cozy units with open air balconies, and enjoy both a community pool and boat docks. Although affordably priced, the complex is privy to the same great views of both Sarasota Bay and the Gulf of Mexico. Residents can walk or bike ride over the John Ringling Bridge to St. Armands Circle and Lido Key; an ev...

Speechless Sunday - Sarasota Shadows.  There is nothing like the beach in Sarasota Florida and the surrounding "Keys" and barrier islands. This photo shows the early morning shadows being cast upon the beach as we celebrate a new day.  There is something about the Sarasota mornings, before the sun has reached full song, the day is full of light and the shadow shows you the way to the day. If you are looking for your place to cast shadows in Paradise - give us a call.

This bird was 'prospecting' for food the other day on a lake in Florida in quite a fascinating manner. He would use his beak and one leg to churn the water and lake bed, and his wing to direct the 'flow of traffic' to his mouth. The poor guy sure isn't very handsome, but he was determined and never deviated. Here is a great (and thought provoking) article by the 'Notorious' Rob Hahn: Something Wicked, This Way Comes: Housing Market Signals If you use Tweetdeck, here's What's New in Tweetdeck 0.34

As a REO Broker Associate with Keller Williams Realty in Sarasota, Florida, we closed over 112 sales in less than a year in our market area.  Most all of which were REO listings sold.   So, I have insight to share on Multiple Offers as I get to see all the offers coming in on our REO listings and what is takes to WIN on a multiple offer situation.   So, here are some Key Point. 1.  PRICE - As Ron LeGrande would say "You Can't Steal in Slow Motion" ... if the property is a good deal.  offer more than the asking price to outbid the amateur buyers. 2.  DON'T MAJOR IN MINORS -  Don't ask for silly things on the offer (for example "Seller to fix the sliding glass door").   The major point is to obtain the property, not give reasons why the seller does not want to work with your buyer. 3.  BE...

South Lake, Sarasota, Florida   Built in 2004, South Lake is located directly across the street from Ashton Elementary School. The surprise in this small subdivision is outside your back door - a large 8 acre lake! The homes come with private boat docks for canoes and kayaks, and the lake provides peaceful water and preserve views in an unexpected location.   South Lake homes were built with many special additions and upgrades; the HOA fee of $200 per quarter covers grounds maintenance for the homes .   Ashton Elementary School is widely regarded as one of the top K-5 schools in Sarasota; and is conveniently situated across the street. Sarasota Middle School is down a winding sidewalk, and provides a running track and ball fields. The subdivision is located less than a mile to grocery a...

Mockingbird Place, Sarasota, Florida   Mockingbird Place is a small and intimate subdivision located directly on Ashton Road.   It is a rare opportunity to own newer build construction in this part of town and for about $250K. Across the street are two of Sarasota's most sought after schools - the New Gate Montessori School, and Ashton Elementary. Sarasota Middle School is only a half mile away and is an easy walk along sidewalks.   The subdivision offers newer homes with many upgrades. Lots are smaller and require less maintenance, and the low HOA fee of only $300 per year reflects the fact that there are no community amenities, but instead the fee covers entrance and common area maintenance.   Besides being convenient to top rated Sarasota schools, the subdivision is located less tha...

Taking time to wander, spend time with family and friends, and work on my new Ocala websites (such as Ocalalicious and Juicy Tidbits, and my [not ready] Breaking Ocala News site) is allowing me the luxury of doing 5 to 6 miles on the pavement every morning, snapping pictures along the way. My main website is Horsealicious, which will be my focus once I am spending more time in Ocala. There are so many beautiful 'Florida hibiscus' everywhere! Coming from Hawaii, hibiscus are a welcome sight to me. I remember my mother hoping to have luck with the plumeria trees she planted in Sarasota (she was unsuccessful!). However, I do know plumeria can thrive here in the Sunshine State. Here are more of my May 2010 Florida Photos.

Sarasota real estate market update A recent article in the Sarasota Herald Tribune reported that the wave of short sales and foreclosures that was expected in the first part of this year never materialized. The low to mid-range Sarasota real estate market has been in slow recovery for some time. This has been largely due to bank owned homes and short sales, resulting in higher volume, but lower median prices. Many experts predicted gloom and doom as another wave came through and lowered prices yet again, but that has not occurred.   What has happened may have caught a few people off guard. While there was an increase this quarter in REO property, it is in the traditionally sheltered luxury market. The high end multi-million dollar home market in Sarasota is beginning to give some grou...

Kentwood Estates, Sarasota, Florida If Sarasota real estate is all about location, this may be the perfect family neighborhood. Ask most people about Kentwood Estates and they may not know where it is; but anyone who has been there will remember it for sure. Consisting of just one street which wraps around in a circle, the neighborhood has large lots, beautiful landscaping, and mature trees that provide shade and character.   Kentwood Estates is located just a few football fields distance from the north causeway to Siesta Key; it is a short bike ride to the shopping and dining of Osprey Avenue and Southside Village. Red Rock Park is only a block away. Homes are not "cookie cutter" and show variety, and sit on lots 1/2 acre and larger. Although the neighborhood is more established, it ...

Sarasota Golf Club Colony, Sarasota, Florida   When looking at Sarasota real estate the trade off between being close into town, and getting a larger lot, can sometimes seem daunting. Not so at Sarasota Golf Club Colony. The community is located just east of the highway and right between Bee Ridge and Fruitville, providing easy access to both beaches and downtown. Lot sizes are generally 1/3 to 1/2 acres, and many are located on the golf course, giving the overall feeling of green space and openness.   The homes at Sarasota Golf Club were built primarily in the 1970s and 1980s, and are solid family homes, with 3-4 bedrooms and large yards. Although located along the Sarasota Golf Club course, there are no HOA fees at all and membership is not required. Sarasota Golf Club Colony is also ...

Here are some photos taken very recently while visiting with family and friends now that I am back in Florida. I am working my way between Sarasota and Ocala at the present time, until all the pieces come together. My North Carolina Real Estate Brokerage license is being converted to a 'Referring Broker' status until I pursue my Florida Real Estate license. Until then, I am fine tuning my websites (and adding some great new sites!) and focus to reflect, even more, my passions... horses, horse properties, marketing and promoting, as well as expanding my referral network (among other things). My Google profile will take you to most of my websites.
