The SRES designation is presented by the SRES Council, an affiliate of the National Association of Realtors. A Certified International Property Specialist is a Realtor who has taken a regimen of courses and passed exams related to International real estate and successfully works with foreign nationals and/or sells property in foreign countries. The designation is presented by the National Association of Realtors. The CIPS network is made up of a group of about 2500 licensed real estate practitioners from over 50 countries. Those that have earned the CIPS designation benefit through sharing of knowledge and international referrals. As an exclusive buyer agent in Sarasota, Florida, having earned the CIPS designation has enabled me to better serve our foreign friends and neighbors. And the occasional referral from a fellow CIPS is always welcome!

REBAC is the Real Estate Buyers Agent Council, an affiliate of the National Association of Realtors. REBAC offers two professional real estate designations: Accredited Buyer Representative(ABR) and Accredited Buyer Representative Manager(ABRM). Both of these designations provide for a higher level of education for agents and brokers for are proficient in buyer agency. Having earned both of these buyer representation designations has helped me hone my skills in the field of buyer agency and helped True Real Estate in Sarasota thrive!

An Accredited Buyer Representative Manager is a designation earned by real estate brokers and managers who have first earned their ABR, then complete the rigorous ABRM course and pass the exam. They must also demonstrate their management capabilities and as broker, provide documentation of their management experience. The ABRM designation is presented by REBAC, an affiliate of the National Association of Realtors. I was proud to earn the ABRM designation as very few real estate professionals will ever achieve this level of expertise in buyer representation.

What is an ABR? An Accredited Buyer Representative is a real estate designation presented by REBAC(Real Estate Buyers Agent Council), an affiliation of the National Association of Realtors. Licensed Realtors who take the comprehensive course and pass the exam, can earn this designation, the holy grail of buyer representation. Candidates learn the essential of working with buyers to provide a cutting edge level of service. Caveat Emptor! Home buyers should be aware that not all ABR's are exclusive buyer agents. In fact, most of them are not, meaning they also work for sellers and take listings as any conventional real estate agent. When purchasing Sarasota real estate, always be sure to use a Sarasota exclusive buyer agent to protect your interests!

The way that real estate is now bought and sold has changed so much over the past few years.  Buyers now choose from foreclosures and short sales with the seller owned homes being the minority.   Working in the Sarasota/Bradenton real estate market today is like being back in 2005 again with the multiple offers pushing the price over asking and all this within hours of the home being listed.  Buyers have to be educated on how to actually get one of these bank owned deals!  The other part of the market is still moving slowly with homes collecting days on the market and price reductions until they are more competitively priced to the foreclosures.  The first time homebuyer is once again having a hard time securing their dream home because there are so many cash buyers in their price range...

I could give you all of the stats that you are likely already reading on the plethora of other blogs on this issue.  Ok...so I will give you the stats...just in case.  Seriously, Sarasota is doing exceptionally well in recovering from the burst.  I have always said that we would.  Why you ask? Ok, so my partner (and love of my life) Brandy Coffey and I finally found some time to have a legitimate sit-down lunch today.  I decided that we should try Libby's Cafe in the quaint Southside Village.  We have always heard great things about this particular establishment, but for one reason or another - we just never made it over there.  I remembered that I had bought a client a gift card there recently and had been given a $20 gift card for myself, for free, by the manager. The Sarasota real estate market remained hot in November 2009 with overall sales nearly 86 percent higher than November 2008. Total sales stood at 578 in November, mirroring last month's total of 574 and much higher than the 311 sales reported in November 2008. The breakdown was 417 single family homes and 161 condos sold last month. Pending sales stood at 793 in November, just below last month's total of 839, and far higher than last November, when only 504 pendings were reported. The statistic is a strong indicator for the next two or three months of sales, as pending sales are an indicator of current buyer activity.
