Last year I listed a home as a short sale, and it was filled to the rafters with people; two households of extended family combined into one.  Each family had children, and where there had been one set of bunk beds in each bedroom, there were now two sets.  There was a cot at the end of the bed in the Master Bedroom, along with a crib for the newborn.  It was a difficult time in this family, as the owner's sibling lost his job and was forced to move in with his brother and family.  I was short selling this home and the families were moving out, but to where?  More job losses, more stress on families with homes as others were forced to move in is today's reality. While not necessarily a common event, it was not uncommon either.  I have had two or more couples who were related or longtime...

In Spring Hill Florida we have enjoyed the benefits of the 100% USDA Rural Housing loan, as Hernando County has been considered a "Defined Rural Area".  This means that our residents can purchase a home with no money down with no restrictions to seller paid closing costs.  This has been a tremendously popular loan, and in fact has kept the steady movement of home sales, even in this recession. This week the USDA came out with a statement that will drastically affect the loans, and therefore the home sales in Spring Hill, Florida and its northern neighbor, Royal Highlands.  The eligibility boundaries have not changed in 10 years.  The populations have swelled in these two communities, creating an urban status that will make both communities ineligible for the USDA Rural Housing loan. The...

Well, I am taking the plunge!!  With the help of my team manager (who has all the technology background) our team is going paperless!!  Well, I say paperless but we will not be 100% paperless as our house files will still require paper files.  This will allow being able to access files from any location - for any of my team members. In the process of doing this I am able to make some great cost saving changes and re-mold my business model a bit.  I have to say it is nerve-wracking but at the same time very exciting.  I have known where I want my business to be and it has taken A LOT of baby steps to get there.  I'm now able to take bigger steps toward my business goals and it feels great.  I am really looking forward to what the remainder of this year holds for my team and the exciting ...

I have to say I was a bit disappointed that there were only a few places in Florida that made this top 100 list of places to live.  All three are in the West Palm Beach / Ft. Lauderdale area. I happen to love our Tampa Bay area! I may have to investigate Eden Prairie, MN and see how it got ranked #1.  Who knows - a vacation spot?! I know these reports don't take EVERYTHING into consideration but I know a lot of "consumers" take stock in these reports  - especially when looking to relocate!  Maybe I can just trust that everyone knows Florida is home of the sunshine.....and that is good enough.  So, if you know anyone looking for a starter home, vacation home, or income property in Florida - now is the time!!  I've been seeing some fantastic deals (not even all short sales!).  Let me know...

I know I have brought this up before.....but I keep coming back to it.  I have been very intrigued about using a virtual assistant.  Don't get me wrong - my "in office" assistant(s) are fantastic and I couldn't survive without them! I'm wondering how far I need to push my level of technology use in order to utilize a virtual assistant.  Would it make more sense to go as paperless as possible and get everything on-line for an assistant (or any team member) to access..... It may be a large task but I'm wondering if it is what I need to do.  Is it time? Would love to hear your thoughts - especially those that use a virtual assistant or tranasction coordinator.

I am wondering what your favorite internet browser is.  I am a fan of Mozilla Firefox, though there are some web pages that don't seem to like it and I need to use good old Internet Explorer.  Now I am reading about Google Chrome - any thoughts?  I've heard good and bad but who knows what to believe since everyone has different prefernces.  However, this question is coming from someone who can't decide between sticking with a Blackberry or switch to a Droid or Thunderbolt smartphone!!!  :)  Keep smiling and hope you are having a productive week!

As the laws are about to change regarding Sinkholes in Florida once again, to benefit the insurance companies of course, questions arise about why West Central Florida, what is a sinkhole, what if my house gets a sinkhole, can you insure a home after it has had a sinkhole, and on and on and on.  Images of homes being swallowed up by a sinkhole draws the same fear as being eaten by a shark in parts of Florida. To make matters worse, much of the information being provided is by companies that stand to profit from the panic and fear.  The reality is that very few catastrophic sinkholes have ever occured, and the reason their appears to be so many now is that people are taking advantage of their last chance to make a claim.  People are filing claims in record numbers, hiring Public Adjuster...

Great American REALTOR Days are here again! April 12th and 13th, 2011 are Great American REALTOR Days!  Florida REALTORS from across the State will travel to the capitol, Tallahassee, to sit in on legislative sessions and meet with the representatives for their regions. REALTORS will bring with them a laundry list of issues that are of concern such as property taxes and insurance, legislation of septic tank inspections, affordable housing questions, sinkhole issues and more. The first time I attended Great American REALTOR days in Tallahassee was in 2007.  It was amazing to see so many people swarming the halls and courtyards of the governmental offices.  On Wednesday, I will board a bus once again to go to Tallahassee joining my fellow REALTOR collegues in bringing awareness of our iss...

Most of my friends know that my husband and I are dog lovers and we have our loved Jake & Stella - Mastiffs. Of course when I saw the article about the world's most expensive dog - a Tibentan Mastiff named Big SPlash (Hong Dong in Chinese).  This beauty is only 11 months old and has sold for 1.1 million and it thought that his potential stud fee could reach $100,000!!!!! He is a beautiful dog and apparently there has been a large rise in owning the large mastiffs in China as a symbol of status and wealth.  Can't wait to see what one of his puppies goes for!
