Sign of Bygone Days... those were the Days! This is a gas station sign I recently spotted during a visit to a private farm.  I'm sure some of you will remember those bygone times when gas prices were just under 24 cents/gallon, most of us now would love to see gas prices slip under $3.00/gallon and be happy about that. Everyone is affected by higher fuel and gas prices but it hits hardest those who rely on transportation by car in their business which of course includes Realtors.  After all, being a Realtor means we spend a lot of time in the car driving including the showing of homes, driving to listing appointments, checking on existing listings, and numerous other activities.  More than ever, rising gas prices will force agents to evaluate which buyers and sellers they are going to w...

This Is Old News from last year, however I thought its important to remind everyone the type of deal that many of these banks truly have with the FDIC. If you ever wondered why your loan modification went absolutely no where, ask yourself if your bank may have gotten one of these sweet heart "Stop Loss Agreements" with the Fed. Personally I think that this is an outrage, but that being said you should be aware of these things anytime you enter into a short sale negotiation. Ever wonder why some lenders take so long to process and negotiate a short sale? Maybe, its that they dont move forward until they have confirmation from the Fed of the total dollar amount they will be awarded on that particular loan with regard to the net loss amount? Do some things make a little more sense with r...

I want to personally thank Mark Savitt from the National Association Of Indendant Housing Professionals for continuing to fight for what is right not only to us in the industry but also for the consumers. As Stated, the FRB Rule on Originator Compensation will hurt small business, hurt the consumers and will put many good originators out of business leaving the consumers and other housing professionals at the mercy of Big Banks by eliminating a huge amount of their competition. The NAIP continues to fight these Ill concieved rules, and I am deeply gratefull for their continued support. Spring Hill Waterfall - Landmark in Need of Help! Since the beginning of the development of Spring Hill, Florida in the sixties, the Spring Hill waterfall at the intersection of US 19 and Spring Hill Drive has been a familiar landmark in Spring Hill to residents and visitors alike. While the surrounding landscaping of the landmark is being cared for by the Spring Hill Garden Club, the Spring Hill waterfall itself has been operated by Hernando County.  Unfortunately, because of budget cuts, the County can no longer pay for the upkeep and operation of the waterfall and so the water at the landmark has stopped flowing. The Spring Hill Garden Club is organizing various fundraisers and public awareness campaigns in an effort to "Save our Waterfall" and raise enough funds to keep operating th...

I ws just doing some internet ressearch and came across a blog from a Realtor who had their Facebook page disabled for violating Facebook's Terms of Service (TOS).  The Realtor had posted their listings on their "wall" of a personal Facebook page and not a Business page.  Apparently a personal page can not have commercial posts.  Interesting - as many of you, like me, are thinking "I see that all the time".  Time to clean up my personal Facebook page! Another intersting comment I read was regarding Facebook, Twitter, etc.... and spam.  A Realtor was in violation of anti-spamming because their Facebook link or Twitter feed went out to their "friends" and "followers" and someone - somewhere felt that it was spam and reported it.  I personally think THAT is a stretch.....if you don't want ...

We certainly live in an age of technology and are all looking for ways to be "found" on the internet.  I have gone through the dilema of branding myself / my team and found that for me personally my name works best. How many of you purchase a domain for each property you list and then link it to your main web page and information on the specific property?  Do you find it works to gain traffic?  We all know that web domains are inexpensive, at $10 or less per year. I have also thought about the idea of purchasing longer domains that are commonly searched terms for our area.  I would be interested to see if any of my fellow Realtors do this and if you feel it has worked in driving traffic your way.

Green Living: Small Home Improvement - Big Impact Small upgrades and improviments in your home can have a big impact and not only when you are getting ready to sell but also for your own benefit and enjoyment. For instance, in my house, I've had several ceiling fans that were in the house when we bought it.  They are good quality fans that never wobbled, operate very quietly and are a neutral white which I like.  However!!!  The light fixtures were absolutely hideous and I hated them! Finally, I had enough.  The choice was to buy all new fans or alternatively, to look for a new light kit that would fit these fans.  After looking at some newer fan models, considering the work involved in taking the old fans down and putting new ones up not to mention having to either discard or donate so...

Real Estate News Alert Fellow Realtors, in case you didn’t know it…..obtaining a mortgage is about to become significantly more difficult. Here Are The Potential Outcomes: * GSE (Fannie and Freddie) Market share to reduce from 95% to 40%. Think about that for a moment. When was the last time you had a buyer who DIDN’T use Fannie or Freddie for their mortgage.  * Reduce the GSE Loan Limit. The loan limit is $729,750 in the most expensive areas in the US. Expect the max loan limit to become no greater than $429,750. * Increase the minimum downpayment for low income borrowers to 10%. * For non-low income buyers the new downpayment will be 20%. * Jumbo (Non-conforming) loans will require 30% down payments * Obtaining a loan will be more expensive. In addition to the downpayment borrowers wi...

This Morning CNNMoney had an article on their website written by staff reporter Catherine Clifford. You can find the article by clicking here. While I enjoyed the article and although it does a very good job of describing the correlation of Treasury Yields as it relates to Mortgage Rates, and Pricing it fails to give the entire picture. In fact a midst the biggest sweeping change in the Mortgage Business in decades, there has been little to no coverage regarding the new Federal Compensation Regulations that has been introduced by the Federal Reserve Board. These new Regulations go into effect on April 1st, and will have serious adverse and unintended consequences to the Consumer, and the housing industry alike. In response to a lack of response, below is a letter that I sent to Catherin...

Rotary Club of Spring Hill Florida Distributes Dictionaries Members of the Rotary Club of Spring Hill, Florida, got together again this year to distribute dictionairies to the third graders in Spring Hill, Florida. It's a great project, we particularly enjoy.  It's wonderful to see the reaction of the children when they receive a book for their own use, a book of their own that they don't have to share with anyone.  One of the first tasks they are asked to do is to write their name inside to claim ownership.  Usually, the kids can't wait to flip through pages, read and look up words, and usually exited dialogs take place.  The Rotary Club of Spring Hill, Florida, is part of Rotary International and engaged in a number of community projects.  Meetings take place every Thursday at 7:45 AM...

Winter in Florida - Beach at Tarpon Springs Winter in Florida has it's challenges, the weather is not quite as predictable and can change from day to day sometimes rather drastically.  The last couple of days had been grey and rainy but today the sun came out from behind the clouds.  Although still on the cooler side, it was a great day for a walk on the beach!  We went to the beach at Tarpon Springs, Howard Park, away from the tourist center of town and enjoyed some wind, ocean air, sunshine, and the birds on the beach! Tarpon Springs is located south of the Spring Hill, Florida, area but is only a little more than half an hour drive away.  It's a great destination for a nice day out!

Spring Hill Pet Grooming - A Place for Pets Today, I took my dog Coco to Spring Hill Pet Grooming in Spring Hill, Florida for a grooming session. They sure do a good job at Spring Hill Pet Grooming.  Coco is a Maltese dog but has a bit of a curl in her hair.  She hates to be messed with so brushing is not one of her favorite things.  And don't even think about clipping her toe nails!  You would not think a little ten pound dog can put up so much resistance. They work quickly and have an efficient appointment system at Spring Hill Pet Grooming.  I dropped her off just before 9 AM this morning and she was ready to be picked up right around noon. Pretty in Pink!  The groomers at Spring Hill Pet Grooming are quite consistent in their work.  As always, Coco looked pretty as can be with her n...
