Here they go again! The long-term mortgage rates are dropping again. We reported this in our January edition of the Tallahassee Real Estate Blog. Again, the historical graph shows that the thirty-year fixed-rate mortgage (FRM) average 5.87% for the week ending last Friday, down from 6.13% the previous week.Freddie Mac (NYESE:FRE) reported yesterday that mortgage rates fell due to various actions which were taken to improve market liquidity, as well as a weaker inflation report and slower consumer spending.....So what does this mean for the Tallahassee real estate market?Cheap Money In Tallahassee! If you are not buying a home in Tallahassee, you should consider refinancing your Tallahassee home now, while rates are this low. Talk to your Tallahassee Mortgage Lender and find out what he o...

Today’s Tallahassee Real Estate Blog This has to be a short one, as we have a lot going on in the office today. It is nice to see that plenty of people are still looking to buy a home in Tallahassee! And speaking of buying a home in the Tallahassee real estate market, it looks like people are doing just that. This new chart was created from the most current data from the Tallahassee Board of Realtors Multiple Listing Service. Of particular interest is the blue line and the green line. The blue line is the “pend trend” meaning the trend of new “under contract” homes. This began rising in September of last year and continues to do so. The green line represents the trend of the “consumed pendings” and historically hovers in the 70-80% range. This means that roughly 75% of contracts that ar...

I have written numerous blogs about the Tallahassee real estate market, specifically the over-abundance of homes for sale in Tallahassee. Sometimes I hear stories that truly amaze me about what is actually happening on the street.A top Tallahassee Realtor in our office for the past five years brought me this story. I felt that it would make for a good blog article because many people might not be aware that their own beliefs and emotions can affect their ability to sell their Tallahassee home. So, thank you Kathy Lollis for sharing this story!  Kathy is working with a buyer (a cash buyer) who is looking to buy a home in Tallahassee. The buyer is in a price range that has well over a year's supply of homes for sale right now. So, serious sellers know that when a good buyer comes along (l...

In yesterday’s blog, I analyzed the Northwest Area of the Tallahassee Real Estate Market for the purpose of demonstrating how to use the Free Monthly Tallahassee Real Estate Market Report that anyone can download from the Century 21 First Realty web site. Today, we’ll conduct the same analysis on the Southeast Leon County real estate market. The picture below represents the Southeast Section of Leon County. The price ranges are featured on the left, and then 9 columns of data fall to the right of each price range. Those 9 columns are actually three sets of three columns. The first set of three are homes for sale in Southeast Tallahassee (All, New Construction, Resales), the second set of three columns are homes that sold in Southeast Tallahassee in the past twelve months, and the final...

We are havin’ a Party!! Realtor socials are all the rage here in Tallahassee, FL. Well okay, maybe ‘all the rage’ is overstating it a bit, but they are popular and happen on a regular basis. Traditionally, we at Century 21 First Realty In Tallahassee have not participated in the festivities much. And we recently have come to suspect that we might be missing the boat. These events have value as opportunities to mingle with fellow realtors from other offices and network with builders and such. So we figured that if we host one at our office it would be a great way to show off a more personable side of the best real estate company in Tallahassee. Hell, we know how to have fun!! Being new to this game, I was hoping to get some party planning tips from real estate professionals on Active Ra...

I've had many readers, agents and customers ask me lately, what is happening in the Summerbrooke neighborhood? Well, I know that Summerbrooke is a golf course community located on the northeast side of the Tallahassee real estate market which has homes that generally sell from $300,000 to the mid $500,000s. In order to get a more analytical look, I went to the tax records and the MLS to find out what was going on. This first chart, the Market Snapshot, shows that 25 homes are on the market in Summerbrooke, with 28 homes having sold over the past 12 months. This implies roughly 10.7 months of supply. Too much supply, but not terrible. We can also see that the avergage asking price is roughly 3.8% higher (on a per square footage basis) than the homes that have been sold. While this is ver...

I met with a property owner in Ox Bottom Manor yesterday who had read my most recent blog discussing activity in the Summerbrooke Subdivision in Tallahassee. She wanted to know if I could provide the same type of overview for the Ox Bottom Manor Subdivision in Tallahassee. I told her to check here today.... so here it is. The Ox Bottom Manor Subdivision in Tallahassee is located off of Ox Bottom Road and Meridian Road in the northeast side of the Tallahassee Real Estate Market. 28 homes sold in the past 12 months, and there are currently 24 homes for sale in Ox Bottom Manor, meaning that Ox Bottom Manor has 10.3 months of supply of homes. The actual numbers listed below come from the Tallahassee Board of Realtors Multiple Listing Service (MLS). We can see that prices have tightened but ...

The West Point Society of Tallahassee was honored by the presence of Major General Bernard (Burn) Loeffke who served as the Distinguished Guest Speaker at their annual United States Military Academy Founder's Day celebration. General Loeffke gave a very inspirational talk reminding everybody that the true soldier-scholar seeks peace. He advised the Cadets (and others) in the audience to learn a foreign language and to use this as a means to create and stengthen relationships around the world. His simple advice: "Learn to heal, learn to sing songs in their language, and make them laugh." I am certain those who heard his message will remember it for a long time. Also in attendance were three West Point Cadets, including Tallahassee's own Zach Joanos. Zach was a star guard at Godby High S...

was asked by a reader why I felt so strongly about now being the right time to buy a home in Tallahassee. My response is a bit long-winded, but simple to understand. Unless you are one of the fortunate few who can buy a home in Tallahassee without borrowing money, the cost of the money that you borrow is one of the greatest costs that you pay. In order to see this better, I created a simple scenario. Let’s assume that you want to buy a home in Tallahassee for $250,000. Let’s say you sell your previous home and use the proceeds of $50,000 as your down payment, thus financing $200,000 in the new home. Your monthly payment (principal and interest), would be as seen in the table below (payment changes for different interest rate): In this example, we can buy a $250,000 home with a monthly ...

In yesterday’s blog about the Tallahassee real estate market, we published our numerical report on how each area of Leon County was doing. This report is particularly useful to Tallahassee real estate agents in helping to determine the competition for somebody wanting to sell a home in Tallahassee. One of the first bits of feedback we received was “how do I use this” and “can you make this into a graph,” so we decided to use this opportunity to do both. Today’s Tallahassee Real Estate Blog will use the Northeast Quadrant of the Tallahassee real estate market to explain how to use this report. If you would like to download the free Tallahassee Real Estate Market Report so that you can use it as we go along, just click the link and print the form. The picture below represents the Northeas...

Real Wood Floors: Add Value to Your HomeDid you know that homes with real wood floors sell faster and for more money than homes without wood floors? It's true. In a survey of real estate agents across the country, 58% of agents surveyed agree that homes with wood floors sell for more money than homes without wood floors -- up to 10% more. In addition, 46% agree that homes with wood floors sell faster than homes without them. There's no doubt that real wood floors add value to a home. In the same survey, 90% of agents agreed that hardwood floors influence a home's marketability. That's value you can bank on. Wood floors add warmth and charm to any decor. No matter what your decorating style, chances are that the wood floors in your home can remain unchanged, and adapt to a completely diffe...

HERE'S WHAT I THINKReal estate is a great investmentThe Tallahassee real estate market has continually shown over the past fifty years to be an excellent place to invest for long-term wealth creation. Currently, the Tallahassee real estate market, stable with government employment and student population growth, is holding strong in a tough real estate market, compared to the rest of the state of Florida. But there is a debate going on. It's the bulls versus the bears, and the comments are flying in all directions. If you are a Rainer who cares about getting the word out, go to The Great Real Estate Debate and let your voice be heard. Don't let the bears line up and trounce real estate as an investment. Click on the "I Agree" and explain why you know real estate is a great long-term inves...

March 9, 2008Today, I attended the fair that was put on by the Tallahassee Lenders Consortium (TLC) for first time homebuyers. My Broker had set up a booth. I was very happy to be there. I spoke with quite few of attendees who were there looking for information on the home buying process. A lot of them had gone through the training put on by the TLC. Some of them had not been pre-qualified. Although quite a few of them felt that they were ready to begin the buying process. However, I have learned my lessons with quite a few clients that I had taken out and were not pre-qualified. When the time came, I ask them if they were working with a Lender. Well, they turn our not being quite ready yet. So, I will be sure to have them speak with one of the lenders that I work with.Over all, it was ...
