It is simply amazing to me the opportunity that lies in today's market for buyers.  Now that the $8,000 tax credit has been extended and a second time home buyer credit of up to $6,500 been created, buyers are out shopping.  It really doesn't stop there... The are still down payment assistance available in Tallahassee, FL and Leon County up to $10,000 combined with the fact that most sellers are willing to pay up to 3% towards the buyer's closing costs... We love the compliments, but the recommendations and questions help guide us in our future modifications and improvements. When the St. Joe Company decided to start its Southwood Development in Tallahassee, the company issued statements (press releases) that included various numbers of reasons why it felt Tallahassee would enjoy growth and prosperity in the future. Most importantly, it outlined the  target market for  people who would buy a home in Southwood. One particular segment of this announced target market really caught my attention. The segment was “FSU Graduates wanting to retire and return to Tallahassee.” And not just retirees, but people who had spent their college years in Tallahassee and would love to live here permanently. The Tallahassee Real Estate market is at a low.  For potential home owners this is the chance of a lifetime. Leon County sales totals for single-family detached homes, condos and townhouses in August were 234, up from 225 the same month a year ago. Although that fact is encouraging, there are still more than 3,000 active real-estate listings in Leon and surrounding counties. That means many months of inventory remain at the current sales rate. The Tallahassee Democrat asked members of the Tallahassee Board of Realtors to nominate their choices for the area’s 10 best home buys.  To find out which area’s those are, pick up your copy today.

  Did you happen to catch this morning’s Tallahassee Democrat article on the controversy that is finally brewing in downtown Tallahassee? You might recall that I wrote a blog in early December about a bogus compensation plan that Tallahassee City Commissioners awarded themselves (and deemed legal by OUR city attorney who also received the 60%+ raise). This whole issue was brought to light because Erwin Jackson wouldn’t let it go. He asked the City Commission to bring in outside people to review the legality of the entire ordeal. The City Commission waived him off, citing the fact that it had already reviewed the legality of the raise with its own attorney.
