I was having a conversation with a customer yesterday about Tallahassee subdivisions and Tallahassee zip codes, or more specifically what was happening in various areas of the Tallahassee housing market. Even though she is coming to Tallahassee from another market out west, she was able to have a pretty solid grasp of where she wanted to live. By using the Tallahassee real estate blog, she was able to differentiate the different housing styles and amenities of Golden Eagle Plantation versus Southwood, and she had narrowed down her desired area to two specific zip codes. She even had specific questions about the characteristics of over 10 different Tallahassee neighborhoods. I can tell you, the amount of information a home buyer can learn before even getting to Tallahassee has changed so...

Any fall home maintenance plan should include checking for leaky doors and windows.  On of the simplest ways to do this is to hold a burning candle or lighter around the window or door frames to see if the flame moves.  A flickering flame indicates a draft, which equals energy loss.  Usually, applying some caulk will do the trick or you can use one of the may sealing kits available at your favorite home improvement store.  Some of these are applied to the outside of a window.  Some are heat shrunk with a hair dryer to create the seal. Doors that are going to be used can not be caulked, obviously, and require different treatment.  Installing a new door sweep or one of the popular AS SEEN ON TV door guards might do the trick.  Many use a towel or bean bag animal pressed against the botto...

Better Homes & Gardens   Turn Off Power Turn off the circuit breaker that powers the switches or outlets on the wall, and remove any electrical covers.   Apply Wallpaper Remover Spray or roll the wallpaper remover on the wall, then wait 15 minutes or so for it to soak through and loosen the paper. Be sure to wear protective eyewear when spraying wallpaper remover.   Peel Wallpaper Apply a second coat of wallpaper remover to keep the paper moist. Use a putty or drywall knife to loosen the paper, then begin peeling it off. Be careful not to gouge the wall.   Remove Backing Layer Often the top layer of wallpaper will separate from the backing. If this happens, apply the wallpaper remover again and repeat the process.   Patch Walls Continue working until all the wallpaper has been removed. ...

Do you ever wonder how much lending practices really affected the Tallahassee housing market? We read so many stories about “predatory lending” and abused government loan programs, that I got a little curious and decided to check out the history of mortgage loans in Tallahassee. I decided to limit my sales information to “arms length home sales” only, for two basic reasons. First, it would reduce the amount of sales that I would have to screen, and second, it would represent a truer picture of the normal real estate lending practices in Tallahassee. Different Home Loan Types In Tallahassee Over the past twenty years, there have been five main sources of funds for home buyers in Tallahassee. Home buyers have completed their purchases with conventional financing, FHA financing, Cash, VA L...

Homestead exemption. It is one of the things mentioned at every closing table here in Tallahassee and probably at nearly every closing table in the country.  It is also one of those things that people forget to take care of causing them to pay higher taxes than necessary year in and year out. Most, if not all counties, like Leon County here in north Florida, which includes Tallahassee, provide some tax relief to all residential properties that are occupied by the owner or homesteaded.  The homestead concept is on of the oldest concepts in privately owned real estate. Homeowners learn on MyFlorida.com what options there are: The following is a general list of exemptions available in Florida. When to File: Generally, initial application for property tax exemption must be made between Janu...

Christopher Null   Don't like the idea of your neighbors rudely snooping on the wireless signal you slaved to pay for from the lazy comfort of their living room? It's not just about slowing down your connection; while they're downloading Mad Men via bittorrent, you could be on the hook for their actions. Wireless security and encryption systems are fraught with problems and insecurity, and other methods to restrict your signal to a small area are cumbersome at best. Enter a new solution: Anti-Wi-Fi paint. The idea is simple: Use a special paint on walls where you don't want wireless to pass through (say the exterior of your house). The secret is mixing aluminum-iron oxide particles in with the paint. The metal particles resonate at the same frequency as Wi-Fi and other radio waves, so s...

Real estate trend analysis is the process of collecting historical real estate sales information and attempting to spot a pattern, or trend, in the information. If we are vigilant, we can identify trends and trend changes even as they happen. I think we often are surprised with market movements when key trend tracking should have had us ready for the moves that are upcoming. The Tallahassee Real Estate Blog has made a commitment to continually monitoring the Tallahassee housing market. We post all kinds of charts, graphs, and analysis of the Tallahassee real estate market and we report trends and trend changes as we start to see them occur.  We feel that our real estate market forecasts will be more accurate than any others due to this commitment. Additionally, we publish a free real es...

Better Homes & Gardens   When it comes to unsightly wallpaper there are only two options -- cover it or remove it. Better Homes and Gardens contributing editor Danny Lipford shows you how to do both.   Wallpaper Nightmares   Beauty is often said to be in the eye of the beholder, and that is especially true when it comes to wallpaper. So if the floral pattern the previous owners loved is giving you nightmares, it might be time to make a change.   Paint Over Wallpaper If the wallpaper is in good condition and not made of vinyl, it may be possible to paint over it rather than remove it. When painting over wallpaper, prime it first with a shellac-based stain blocking primer or one made for painting over wallpaper. Test the primer on a small area first and allow it to dry to be sure it doesn...

Home sellers in Tallahassee are finding it a little easier to sell a home in Tallahassee as home selling success rate trends are equal to the levels that we were experiencing back in early January of this year. It appears as if the trend is going to continue higher as well. Sales Success Trend Improving By tracking the one-year trend of home selling success rates, we can observe the overall ease (or difficulty) of getting a home sold in Tallahassee, without interference from the seasonal affects that are found in shorter trends. The following real estate graph shows the short term trend and long-term trend of home selling success rates in Tallahassee. The home sales success trend is measured by dividing the total number of homes sold during a period of time into the total number of home...

No heart warming stories, insights or tips today. Nope, just a very important reminder that the federal tax credit for first time buyers is expiring in a few months. Whether it will be extended, increased or decreased in value I don’t know. But I do know that if you act before December 1st you’ll receive an $8000 federal tax credit. And people say it’s a bad time to buy… Want more information? Call 850-942-SOLD today or visit our website.

One of the more popular blog posts that our readers have enjoyed is called “What Sellers Should Know About Lease Purchase Agreements” and it was posted back in March of this year. The reason that I wrote the article about alternative home selling processes is that I suspected that market conditions and the glut of homes would require different solutions in the coming years. Those times are definitely upon us. Another popular blog post titled “Creative Financing Offers Challenged Home Buyers Potential Solutions.” was also posted in March as a way of explaining methodologies other than traditional bank borrowing to buy a home. It covered a few techniques that home buyers with credit challenges should consider when buying a home. Today brings us a question from “Joyce” who has the start of...

That is right!  Get that stuff out of your gutter or gutters as the case may be.     Maintaining gutters is not difficult, but too often ignored. We can face the facts, cleaning gutters is not high on the fun task list.  Not too sexy.  It is, however, important to your home. One of the first things to do is to remove all debris that can slow the ability of water to drain effectively from the roof. Trapped water can be destructive not only to the gutters themselves but to the adjoining roof as well. Remember, water is a corrosive-think of the Grand Canyon and then consider what water can do to your shingles. This same principle applies to how your gutters drain.  All the gutters in the world will not help if they incorrectly drain.  Make sure gutter water drains away from your home.  Wa...

Better Homes & Gardens   Though white walls can be boring, it might still be intimidating to commit to a color. Yet, adding color with paint is inexpensive and generally a do-it-yourself project.   From Vanilla to Vibrant   Many new homes come with a boring "plain vanilla" kitchen. Yet look at what color can do. Formerly white cabinets have a new coat of red and walls sport a fresh coat of Provencal gold.
