  When it comes to comparing interest rates for a mortgage loan, home buyers often have the option of choosing a loan with a lower interest rate by paying discount points. Simply put, discount points are fees charged by the lender to reduce (discount) the interest rate charged to the borrower. A point is equal to 1 percent of the loan amount. For example, with a $200,000 loan, one point equals $2,000. Points are usually paid out-of-pocket by the buyer at closing. Paying points may seem attractive, because a lower interest rate means smaller monthly payments. But is paying points always a good idea? Yesterday, my brother Mike and I were discussing our townhomes that we purchased in Richview Park in the early 90s. Richview Park is a town home community of roughly 150 homes in a very convenient location off of Richview Road and Apalachee Parkway in downtown Tallahassee. Anyway, we were discussing the fact that real estate had dropped in value lately, yet his townhouse was still an incredible investment. This summer has been great for the Tallahassee real estate market.  We have seen some signs of improving conditions.  By that I mean homes have been selling a little bit faster than previously because there has been more buyer activity.  There has also been a small retraction of the total number of homes for sale which is also a good sign.  However there has been no sign of prices going back up just yet, as we still an over supply of homes for sale and the foreclosures and short sales are still putting downward pressure on prices.   The data is in for the July housing reports in the Tallahassee real estate market. Even though I am still in New York City, I am able to download the data and I brought my spreadsheets with me. Of course, the first thing that I did after I recorded the data for the month of July was look to the Year over Year Housing Report to see how we did. My wife is attending her 20th highschool reunion in Long Island, NY this coming Saturday, so the family and I decided to make it a summer vacation. Just to make it more entertaining, rather than fly or drive form Tallahassee, we chose to take the train. We picked up the Amtrak train in Jacksonville, Florida and stayed on the train from 5:30 p.m. on Monday until noon on Tuesday. With merely 18 stops along the way, it was quite an adventure. Since we have made it safely to New York, 1/2 of our train experience is completed. I have never taken such a long trip on a train, but it was definitely a positive experience. We had a few set-backs, like the train dying on the track and us having to jump trains (which resulted in our bags arriving six hours behind us). But nevertheless, it was neat...
