The main part of the process is the same for indoor and outdoor painting. When preparing to paint trim, the most important part is the prep, so make sure that you have all the necessary tools before you start. Before painting trim, you will need a drop cloth, painter's tape or masking tape, sandpaper, primer, paint, and paintbrushes. Deglosser, caulk, and masking paper may be needed as well; a sanding sponge can be more useful than sandpaper, as sanding sponges are flexible and conform well to surfaces which are not regular. I was talking to a good friend of mine yesterday who was asking me about an article in the Tallahassee Real Estate Newsletter that was published last Monday. He said he understood everything except he wanted to know what a “Failed To Sell” measurement was. He had seen the graph and wanted to know what it meant. Should I Wait to Sell My House Until I Can Get the Same Price My Neighbor Sold For?   It’s always better to trade up in a buyer’s market, like the one we are in now. While the value of your house may have gone down, the price of higher-end homes has also dropped. Here's an example. Say your neighbor sold his house six months ago for $300,000. In today's market, your home's value has decreased 10 percent and you could only get $270,000. So you might think you'd be taking a $30,000 'loss' on your home. But, don’t forget that higher priced homes are also dropping in price. The average home price of a home sold in Killearn Lakes Unit 2 this year is $160,000, which represents a value of $110 per square foot. Much like the rest of the market, this traditionally strong Tallahassee neighborhood has seen home sales drop in half, and appreciation is -20% (meaning real depreciation) since the top of the market in 2006. What surprises me is how Unit 2 of Killearn Lakes contrasts so much with Unit 1 of Killearn Lakes. Why is Unit 1 holding firmer in the market than Unit 2? I suspect it has to do with the size of the lots and the proximity to the lakes in Unit 1. But nevertheless, I feel that Killearn Lakes Unit 2 will rebound very strongly when the market climbs back up from the bottom.   See Killearn Lakes Unit 2 Home Sales Graph

When I wrote the blog about Tallahassee’s Hottest Selling Neighborhoods last week, I listed the neighborhoods and their previous year’s sales figures. According to my list, Southwood had the most sales, with several of the Killearn Communities following closely behind. But as many of you know, Killearn Lakes and Killearn Estates actually have a lot more annual home sales than were shown in the report. Unlike Southwood, where all of the homes in the community are recorded in the “Southwood Subdivision,” the communities of Killearn have many “sub” subdivisions. Because of this, Killearn Lakes (with over 20 different recorded subdivisions) only  finishes second on the list with 91 home sales in 2008, when in fact it has significantly more annual home sales. The Florida Association of Realtors has just released the April Single-Family Resale Sales report.  The Tallahassee Metro Area (TMA includes Leon, Wakulla, Franklin, Jefferson, and Gadsden counties) reported a decrease of 28% of number or sales compared to April 2008.  While this may sound bad, the January and February decreases were close to 40% and last April had a 29% decrease compared to 2007.  The worse number of sales decrease in the State was Gainesville Metro Area with a 40% decrease.  On the other hand, TMA had the best Median Sales Price comparison in the entire State with a decrease of 4% followed by Gainesville and Pensacola's 9% decrease.  Our median sales price in April was $182,000 and the State's average price was $138,500.  The Tallahassee Metro Area median sales price...
