Recently, great friends of ours from Illinois stopped to visit on the way to Central Florida. When friends visit from outside the area stay for a day or two we always try to make a trip down to Wakulla Springs. This fantastic state park is the home to an amazing fresh spring where still today, the source in unknown. The park features a wonderful boat ride on the river created by the spring with wildlife galore! Of course, this is Florida so this means alligators. Pictured here with my wife Laurie are our great friends of almost 15 years, Lyle, Kyle and Judy Welch. Lyle recently retired from Monmouth College in Monmouth, Illinois as a match professor. Tallahassee, FL:Ox Bottom Manor Existing Home Sales Update

If you ever need to pull information from the Leon County Tax Assessors database of home sales for the different Ox Bottom Neighborhoods in Tallahassee, it can get a bit confusing. There are four “Ox Bottom” neighborhoods: Ox Bottom Ox Bottom Manor Ox Bottom Gardens Ox Bottom Reserve So, as I’m doing my quarterly update on Ox Bottom in Tallahassee, I was trying to decide whether or not I should just lump them together or treat them separately. I know the correct thing to do analytically is to separate them as they are different neighborhoods with differing home sites, but being a staff of 1 makes that not feasible due to time constraints. Tallahassee, FL: Royal Oaks Neighborhood Sees Strong Home Values

I have been conducting home appreciation studies on many Tallahassee neighborhoods, hoping to find some that are doing well despite the tough market that we are in. Most Tallahassee subdivisions have seen depreciation (from the peak of the market) in the 15 to 20% range, and reduced unit sales by greater than 60%. But this morning, I stumbled upon a Tallahassee neighborhood that has thus far bucked part of the recent trend. The Royal Oaks Subdivision is located just off of Thomasville Road on the Northwest side of Killearn Estates. Home values have thus far appreciated quite nicely over the past 20 years, with growth in each of the last three years as well! Tallahassee, FL: Summerbrooke Existing Home Sales Report

It’s time for another quick update of a popular Tallahassee neighborhood. Today we’ll take a quick peek at Summerbrooke, a golf course community located on the Northeast side of the Tallahassee real estate market. In order to produce this report, I went to all recorded home sales in Summerbrooke and removed the “non arms length” sales. This means that if a bank was a buyer or seller, or if a quit claim deed was recorded, that information was not used for this report. Additionally, I only used existing home sales, so no builder homes were included in this report. The resulting information should give people who own a home in Summerbrooke an idea of what the competition looks like should they decide to sell a home. The new Leon County Home Inventory Report is completed and has been posted at The Market Bulletin. Just as we have experienced over the past several months, this month brings more growth in the relative supply of homes in the Tallahassee real estate market. The Leon County Home Inventory Report measures the current months of supply of homes for sale in Tallahassee by measuring the number of homes currently on the market and then by dividing them by the total number of sales over the previous twelve months. This results in what we refer to as the relative supply of homes for sale in Tallahassee. Each quadrant of Leon County is represented individually in the report, showing new home supply, existing home supply, and over home supply in the Tallahassee housing market. I came across a survey of homeowners that I think is very enlightening for many reasons. This Zillow real estate survey (a real estate aggregator and internet portal) asks homeowners what they think of their home value and what its value will be in the future. They also ask what the homeowner thinks about their home in relation to others in the market. Perhaps the greatest thing about the Zillow real estate survey is that we can look at past and current surveys to see the trend of homeowner “consumer confidence” as it is measured using the home as the standard.
