“In this world nothing can be said to be certain, except death and taxes.”Benjamin Franklin - In a letter to Jean-Baptiste Leroy, 1789I received an email from a client of mine who had purchased a home in Tallahassee back in 2004. Like many citizens of Florida, he is disturbed about his rising property taxes. His message wasJoe, do you have any numbers on property appraisals in our area. Our assessed value went up last year according to our Trim statement. Having listened very closely to what you have pontificated, I don’t believe that’s possible and in fact, should have gone down from the previous year. Am I wrong? In the trim brochure, it says that as long as the assessed value does not exceed the market value they have to raise the assessed value by three percent which is what it wen...

With so much being written about foreclosures nationally, it is time to put aside rumors and report exactly what is happening with foreclosures in Tallahassee. Rather than talk in general, this blog will report exactly what has occurred in Tallahassee, thus far this year. Tallahassee Foreclosure Rate The first thing to understand is that every state has different laws on how homes are owned and mortgaged. When one state says a home has been foreclosed, it might not be exactly like a foreclosure in Tallahassee. For the purpose of this blog, I will be reporting that “foreclosures” have occurred once the Lis Pendens has been filed. As we can tell from the graph of foreclosures in Tallahassee, we have been seeing just above 100 foreclosures per month. As I do not have access to Lis Pendens ...

People rely on opinion columns far too often when assessing the future of the real estate market. Much like the stock market, people tend to believe what they read and just follow the herd. But there is any easy way to figure out the current direction of the real estate market and you don’t have to work for NASA to understand it. Four Rules Defining Real Estate Market Strength In order to demonstrate the simplicity of the model, let us assume that you agree on these four points about the housing industry (and if you do not, please comment below and explain why). A “Good” real estate market simply means that you can sell your home when you want to move A “Balanced” market occurs when inventory levels are in the 4 to 7 months of supply range. A “Sellers” market occurs when inventory level...

Tallahassee Real Estate Market Report Just another quick post today (with a thank you to Carol Palacios for delivering the data) on the inventory in the Tallahassee Real Estate Market. I want to remind the readers that you can always find updated information on the supply of homes in Tallahassee at http://www.manausa.com/market.php. The link for all Tallahassee real estate market reports is right on our web site. Tallahassee Home Inventory Report The graph below is the weekly update on homes for sale in Tallahassee. Note that inventory is still dropping for all of the short-term trends, but the rate of decline has diminished. This is a little disappointing and makes more concerned about the direction of the market. I will be curious to see what happens this next week. As a reminder for ...

Just a quick post for today as I’m taking a pounding from Tropical Storm Fay.  I have measured over 12 inches of rain at my home thus far (and that does not include about 6 hours when my rain gauge was blown over on its side last night). I’ve just received the market data for the month of July and I’m still in the process of deciphering all of it. This quick little average price trend graph is rather interesting, especially if you own a home in one of the counties surrounding Leon County. Tallahassee Area Home Price Trends As a quick observation, It appears that the average home price in Leon County Florida and the average home price in Gadsden County Florida appear to be appreciating nicely, whereas we can see downward movement on the average price of a home in Wakulla County and simi...

It seems that all the developers and builders are declaring their products are GREEN.  Going Green is a very popular buzz word right now.  Read is very interesting article by Richard Thompson  describing the many aspects of green construction. Thompson owns Regenesis, a management consulting company that specializes in condominium and homeowner associations.  It really would be a great checklist to use in examining some developments to see how "green" they really are.  Jane Bixler Conn, Realtor with the  Capitol Green Building Group stated that only a certified home can be called Green.  The only certifications currently available are the Florida Green Building Coalition (FGBC) and LEED, with NAHB finalizing their requirements. Also, only a development that had gone through the certific...

REASONS  FOR CURRENT MARKET Everyone knows the lending industry's very risky mortgage loans are to blame for this terrible real estate market we are having...........right?  Yes, some lenders did make some very risky loans that have contributed considerably to the situation.  Our poor real estate market is the result of far more than those bad loans.  It is the total economic situation worldwide.  Countries like China, India and Brazil are experiencing a greatly improving economy and now are competing with us for petroleum, food, steel, cement and other commodities.  The supply and demand principle steps in and the price of it all goes up and the additional cost of the necessities takes away moneys that were available in recent years to go toward the cost of purchasing and paying for a...

Special occasions occur in life at various times, and when they are acted upon in a timely manner, they can change our destiny. I believe now is one of those times. The “perfect storm” of economic events and global opinion has created a small window of opportunity for us regular people to take advantage of something normally only available to the financially advantaged. Five Reasons Why Now Is The Time To Buy A Home With everybody apparently declaring the great depression in housing underway, I have to report the contrary point of view. There are many things that are making this market look poised for a historic change and I think you might agree with me once you consider these five reasons why now is the time to buy a home. 1. Interest Rates Are Still Near Historical Lows Interest rate...

While there has been much written in the newspaper and on the internet about national home sales, coverage of the specifics of home sales in Tallahassee has been varied and sporadic at best. But there is something that every Tallahassee home owner should know. Home Sales In Tallahassee Are Down Sure, the number of homes selling in Tallahassee right now is at the lowest measured number in over 17 years. But I am finding an interesting trend beginning to surface. Homeowners In Tallahassee See Improving Success In Selling Their Home At the beginning of 2008, I predicted roughly 34% - 38% of the homes listed for sale in Tallahassee would actually sell. It turns out that this prediction was spot-on accurate. Just to clarify for those of you who haven’t had your first cup of coffee yet, 1 out...

What Causes People To Traffic Your Real Estate Blog Content is King, do doubt about it. But if nobody knows that the content exists, then perhaps something else is important too! Real Estate Blogs Must Be Marketed To Maximize Exposure Just like marketing homes in real estate allows real estate professionals to reach out to prospective buyers and sellers, marketing our blogs allow us Rainers to reach out to real estate blog-seeking consumers.
