This is a golf course neighborhood on the northeast side of Tallahassee that we review on a quarterly basis at the Tallahassee Real Estate Blog, and today is the day.   Once a month we generate the Tallahassee Housing Report and post it for download. This report is very informational as it shows the relative months of supply of homes, by area and price range, in the Tallahassee real estate market. This month we see a continued trend of decreased real inventory (the actual number of single family homes, condos and townhouses currently for sale), but a continued increase in the relative inventory (months supply of homes for sale based upon the current rate of sales) of homes for sale in Tallahassee. New single family permit and sales activity has been declining in the Tallahassee real estate market since January of 2006. While this is bad news for Tallahassee home builders, it is good news for the stabilization of the Tallahassee housing market. The massive number of new homes that were built in 2004 and 2005 and a major reason that the Tallahassee real estate market continues to suffer from a glut of inventory. As we have discussed often in the past, it is our over-supply of homes for sale that creates the pricing pressure that has caused depreciation in our homes. What this real estate graph shows is that new home permit and sales averages have dropped below 50 per month. Compare that with the 140+ per month average that we were seeing at the height of the production boom in 2005...

For those of you who try to make a living in the real estate industry, you know last year was the worst year on record in the Tallahassee housing market. This next graph shows you we should have known how good we had it last year…. As you can see, our data includes January and February housing information from 1991 through 2009. The red bar is the number of new home sales while the blue is the existing home sales.  Prior to 2008, the record low was just over 500 homes sold in these two months, but this year we are below 300. Ouch! The message one should take from this graph is that buyers are standing on the sidelines right now. The economy has them scared and the housing market has them baffled. Today, Jeff has a great question that I think a lot of homeowners will find interesting. Jeff’s parents have a house for sale in another town and they received this letter from a local real estate investor. Jeff would like my opinion on the letter, which reads: Hi, Today’s facts in the real estate market: FSBO homeowners will spend, on average, $3500 in the first 90 days of trying to sell their homes. Many people use the words "solvent" and "thinner" interchangeably, even though they have different meanings. Keep the following in mind when choosing a solvent or thinner: A solvent dissolves a cured finish. A thinner thins a liquid finish. Some substances can be both a solvent and a thinner for a finish. If You Suspect Your Finish Is: Determine By: Wax Put a few drops of turpentine on the wood. If the finish dissolves, it's wax based. Shellac Apply a few drops of denatured alcohol. I was talking with a Tallahassee REALTOR® yesterday and we were discussing an offer he had just made on a foreclosure offering in Tallahassee. We discussed strategy for making an offer to a bank (the home had been foreclosed upon and was for sale by the bank that held the financing on the home) and how the strategy had to be different than when making an offer to a typical homeowner. Regardless of who is receiving the offer, there is a definite plan one should follow if attaining the property at the best price is the primary goal.
