REASONS  FOR CURRENT MARKET Everyone knows the lending industry's very risky mortgage loans are to blame for this terrible real estate market we are having...........right?  Yes, some lenders did make some very risky loans that have contributed considerably to the situation.  Our poor real estate market is the result of far more than those bad loans.  It is the total economic situation worldwide.  Countries like China, India and Brazil are experiencing a greatly improving economy and now are competing with us for petroleum, food, steel, cement and other commodities.  The supply and demand principle steps in and the price of it all goes up and the additional cost of the necessities takes away moneys that were available in recent years to go toward the cost of purchasing and paying for a...

Special occasions occur in life at various times, and when they are acted upon in a timely manner, they can change our destiny. I believe now is one of those times. The “perfect storm” of economic events and global opinion has created a small window of opportunity for us regular people to take advantage of something normally only available to the financially advantaged. Five Reasons Why Now Is The Time To Buy A Home With everybody apparently declaring the great depression in housing underway, I have to report the contrary point of view. There are many things that are making this market look poised for a historic change and I think you might agree with me once you consider these five reasons why now is the time to buy a home. 1. Interest Rates Are Still Near Historical Lows Interest rate...

While there has been much written in the newspaper and on the internet about national home sales, coverage of the specifics of home sales in Tallahassee has been varied and sporadic at best. But there is something that every Tallahassee home owner should know. Home Sales In Tallahassee Are Down Sure, the number of homes selling in Tallahassee right now is at the lowest measured number in over 17 years. But I am finding an interesting trend beginning to surface. Homeowners In Tallahassee See Improving Success In Selling Their Home At the beginning of 2008, I predicted roughly 34% - 38% of the homes listed for sale in Tallahassee would actually sell. It turns out that this prediction was spot-on accurate. Just to clarify for those of you who haven’t had your first cup of coffee yet, 1 out...

While both might be excellent reads, one can end up with a very large following of commenting-crazy readers, while the other struggles to get visitors to the blog at all. What Causes People To Traffic Your Real Estate Blog Content is King, do doubt about it. But if nobody knows that the content exists, then perhaps something else is important too! Real Estate Blogs Must Be Marketed To Maximize Exposure Just like marketing homes in real estate allows real estate professionals to reach out to prospective buyers and sellers, marketing our blogs allow us Rainers to reach out to real estate blog-seeking consumers. The statistics are starting to point out that inventory levels seem to be falling for the first time in many years. This graph demonstrates the thirty day trend of housing inventory in Tallahassee. I always like to get questions from readers and I use these questions to guide the content of the Tallahassee Real Estate Blog. Yesterday I received a comment from a reader, “L. Blake,” who asked the kind of question that makes for a great blog article. L. Blake wrote: “Thanks for all your hard work on the blogs and updates. Re the blog that showed 37% long term/47% short term of homes were sold in Tallahassee, it would be great material for another blog to see: 1. how many of those sales were used homes 2. how many of those sales of used homes were SF detached 3. how long those houses were on the market Thanks.” I will be able to answer questions number 1. and number 2., but will not be addressing number 3. Number 3. is not a measurement that can be determined due to insufficient and c...

I decided to take a closer look at our daily real estate inventory analysis to see if I could find a trend that would make us smile a little in the Tallahassee real estate market, and I think I’ve found one that will excite even the loudest bear in the market. Finding Out The Ratio Of Homes Selling What if we tracked, over a long period of time, the daily number of homes sold in the real estate market and compared it with the number of homes coming onto the market. For example, if today 20 homes were listed “For Sale” in the MLS and 10 homes “Sold” today, we could say that for the very-very-very short-term, 50% of the homes sold. And if we tracked these figures over time, we could start to draw observations that would become increasingly more accurate as more time was evaluated. So that...

As funny as this sounds, Florida was indeed fortunate to have been developed by a railroad tycoon by the name of Henry Flagler.  He decided early in the state's history to take advantage of the federal government's largesse (free land to railroad companies to build their tracks on) and he built a series of railroads across Florida and all the way to Key West!  Back then, those tracks served to move people, lumber and supplies across a wild and difficult land filled with - literally - indians, alligators, and BIG mosquitoes (according to surveyor's field notes from the 1800's).                                                                                                                       Today, those same railroad beds serve different modes of transportation, but transporting peop...

I met with an individual at our senior center today that is wanting to change the living arrangements for our older population. She would like to be able to build a cottage on her property to house her parents with an upstairs space for a live in caregiver. Problem is our zoning. When I inquired about doing so through the "granny flat" legislation, she informed me it has to be an attached addition, cannot be detached. She's unable to build the cottage because of land use, zoning restrictions. What? I thought the granny flats were to help our parents and grandparents. Anyway, while it's a slow process changing city hall and of course there are concerns about housing here, because of the possibility of additional areas being overtaken by students (being as we have 2 universities and a com...

The MLS is chock full of information that Realtors should be tracking. We can tell what the market is doing, what is has done, and what it most likely will do in the future by paying attention to two main pieces of information: Properties coming on to the market Properties leaving the market Inventory trends are so important that I track trends in the Tallahassee real estate market twice per week and post it on our Tallahassee Real Estate Web Site. Now that another month has passed, it’s time for another update of our housing inventory in the Tallahassee Board of Realtors Multiple Listing Service (MLS) which covers homes in Leon County, Wakulla County, Gadsden County, Jefferson County, Franklin County and a category referred to as “Other Counties.” Updated MLS Information The purple lin...

Fannie Mae and Freddie Mac had a good day yesterday, did you? Overall, I think Tallahassee had a good day with this bill being signed by President Bush yesterday. Tallahassee is a town that historically is very active in loans guaranteed by Fannie Mae and Freddie Mac (government loans) so the fact the financial reinforcement has been provided means that Tallahassee home buyers will have their “normal” sources of mortgage funds. Now, back to Fannie and Freddie, it seems they got much of what they asked for, and a few things they did not: $300B (B as in Billion) to expand the Federal Housing Administration (FHA) loan guarantee programs (yeah) A 1-year moratorium on “risk based” pricing (boo) A $7,500 tax credit for first-time home buyers (requiring a repayment schedule of 15 years) (yeah ...

Too often, we work with people who want to buy a home in Tallahassee who do not understand the importance of being a strong buyer. They believe that due to the nature of the market, they have thousands of homes from which to choose so they can just go out and “shop.” But that is not the case in the Tallahassee real estate market. As a matter of fact, that has never been the case in just about any real estate market. You see, the inventory of homes for sale in Tallahassee is quite large, but it can be divided into three basic groups: Homes for Sale In Tallahassee - Ready Sellers Ready to move now Priced below the competition Experienced real estate professionals handling their sale Homes for Sale in Tallahassee - Serious Sellers Want to move now Priced with the competition Experienced re...

Have you ever been driving around a neighborhood and seen a home for sale that really piqued your curiosity? Most likely you called the real estate brokerage office and asked to see the property, only to be asked to come to the office. The office might even be on the opposite side of town! This scenario happens all to often in our Century 21 in Tallahassee (Century 21 First Realty). You might wonder why most real estate professionals will refuse to meet you at the home, rather they insist on you coming to the office for the first meeting. You might be surprised to find out that there are several very important reasons why this first meeting should occur in the real estate brokerage office. The Seller’s Home Is Not A Meeting Place - I believe it is important to respect the privacy of the...

Once a month, I receive my data for all the recorded sales in Leon County. This complete data set is roughly 50% larger than the sales data from the Tallahassee Board of Realtors Multiple Listing Service (MLS), and thus it gives us a better perspective of the entire Tallahassee real estate market than just the MLS reports. Fortunately, you can visit our Tallahassee Market Bulletin more than just once per month, as we update the information there at least twice per week. The Tallahassee Market Bulletin can be viewed any time and is located at http://www.manausa.com/market.php. Also, you might have noticed the three buttons that are in the footer of each blog post. You can access market reports directly by clicking any or all of these buttons. The Tallahassee Real Estate Market Report for...

Today’s blog is going to be an update on the inventory of homes in the Tallahassee real estate market. I want to remind the readers that this information can be found, updated twice per week,  on our Tallahassee Real Estate Web site at http://www.manausa.com/market.php. The key to figuring out the market is understanding the cycles that we must endure. From the graphic below, we can see that we spent the past two years stuck between Point A and Point B. Prices have risen and we were seeing our inventory grow. This was in part due to over-building, but primarily due to the slowing actions of the Buyers. Buyers no longer saw great value in the prices of Tallahassee homes. The reason that we track inventory movement on the Market Bulletin is so that we can get an early warning for any shif...
