The statistics are starting to point out that inventory levels seem to be falling for the first time in many years.This graph demonstrates the thirty day trend of housing inventory in Tallahassee. I decided to take a closer look at our daily real estate inventory analysis to see if I could find a trend that would make us smile a little in the Tallahassee real estate market, and I think I’ve found one that will excite even the loudest bear in the market. Finding Out The Ratio Of Homes Selling What if we tracked, over a long period of time, the daily number of homes sold in the real estate market and compared it with the number of homes coming onto the market. For example, if today 20 homes were listed “For Sale” in the MLS and 10 homes “Sold” today, we could say that for the very-very-very short-term, 50% of the homes sold. I met with an individual at our senior center today that is wanting to change the living arrangements for our older population. She would like to be able to build a cottage on her property to house her parents with an upstairs space for a live in caregiver. Problem is our zoning. When I inquired about doing so through the "granny flat" legislation, she informed me it has to be an attached addition, cannot be detached. She's unable to build the cottage because of land use, zoning restrictions. What? I thought the granny flats were to help our parents and grandparents. Fannie Mae and Freddie Mac had a good day yesterday, did you? Overall, I think Tallahassee had a good day with this bill being signed by President Bush yesterday. Tallahassee is a town that historically is very active in loans guaranteed by Fannie Mae and Freddie Mac (government loans) so the fact the financial reinforcement has been provided means that Tallahassee home buyers will have their “normal” sources of mortgage funds. Today’s blog is going to be an update on the inventory of homes in the Tallahassee real estate market. I want to remind the readers that this information can be found, updated twice per week,  on our Tallahassee Real Estate Web site at http://www.manausa.com/market.php. The key to figuring out the market is understanding the cycles that we must endure. From the graphic below, we can see that we spent the past two years stuck between Point A and Point B. As I get ready to make my annual trip to West Point, I find myself checking the Tallahassee Board of Realtors Multiple Listing Service (MLS) to find out what is for sale in the Tallahassee real estate market. The good news is that inventory has made a modest decline in the past few weeks. When I look at homes for sale in Tallahassee (single family detached homes, condos and townhouses), I find that the total inventory of homes on the market in Tallahassee has dropped to 3,217 homes.
