In yesterday’s blog, I analyzed the Northwest Area of the Tallahassee Real Estate Market for the purpose of demonstrating how to use the Free Monthly Tallahassee Real Estate Market Report that anyone can download from the Century 21 First Realty web site. We are havin’ a Party!! Realtor socials are all the rage here in Tallahassee, FL. Well okay, maybe ‘all the rage’ is overstating it a bit, but they are popular and happen on a regular basis. Traditionally, we at Century 21 First Realty In Tallahassee have not participated in the festivities much. And we recently have come to suspect that we might be missing the boat. I've had many readers, agents and customers ask me lately, what is happening in the Summerbrooke neighborhood? Well, I know that Summerbrooke is a golf course community located on the northeast side of the Tallahassee real estate market which has homes that generally sell from $300,000 to the mid $500,000s. In order to get a more analytical look, I went to the tax records and the MLS to find out what was going on. This first chart, the Market Snapshot, shows that 25 homes are on the market in Summerbrooke, with 28 homes having sold over the past 12 months. This implies roughly 10.7 months of supply. I met with a property owner in Ox Bottom Manor yesterday who had read my most recent blog discussing activity in the Summerbrooke Subdivision in Tallahassee. She wanted to know if I could provide the same type of overview for the Ox Bottom Manor Subdivision in Tallahassee. I told her to check here today.... so here it is. The Ox Bottom Manor Subdivision in Tallahassee is located off of Ox Bottom Road and Meridian Road in the northeast side of the Tallahassee Real Estate Market. 28 homes sold in the past 12 months, and there are currently 24 homes for sale in Ox Bottom Manor, meaning that Ox Bottom Manor has 10.3 months of supply of homes. The West Point Society of Tallahassee was honored by the presence of Major General Bernard (Burn) Loeffke who served as the Distinguished Guest Speaker at their annual United States Military Academy Founder's Day celebration. General Loeffke gave a very inspirational talk reminding everybody that the true soldier-scholar seeks peace. He advised the Cadets (and others) in the audience to learn a foreign language and to use this as a means to create and stengthen relationships around the world. was asked by a reader why I felt so strongly about now being the right time to buy a home in Tallahassee. My response is a bit long-winded, but simple to understand. Unless you are one of the fortunate few who can buy a home in Tallahassee without borrowing money, the cost of the money that you borrow is one of the greatest costs that you pay. In order to see this better, I created a simple scenario. Let’s assume that you want to buy a home in Tallahassee for $250,000. Let’s say you sell your previous home and use the proceeds of $50,000 as your down payment, thus financing $200,000 in the new home. March 9, 2008Today, I attended the fair that was put on by the Tallahassee Lenders Consortium (TLC) for first time homebuyers. My Broker had set up a booth. I was very happy to be there. I spoke with quite few of attendees who were there looking for information on the home buying process. A lot of them had gone through the training put on by the TLC. Some of them had not been pre-qualified. Although quite a few of them felt that they were ready to begin the buying process. However, I have learned my lessons with quite a few clients that I had taken out and were not pre-qualified. When the time came, I ask them if they were working with a Lender. We get a lot of traffic on our Tallahassee Real Estate Website from people looking for information on specific subdivisions. One of the most actively "searched" subdivisions in Tallahassee is the Adiron Woods Subdivision. This Tallahassee neighborhood is a little more than two years old, and is located near the intersection of Mahan East (Hwy 90) and I-10, just off Walden Road.Taking a quick peak at what is going on yields some interesting information that probably typifies best what is happening to much of the new home sales in the Tallahassee real estate market. During my most recent Tallahassee Real Estate Blog in the series of blogs on different Tallahassee Subdivisions, a reader asked if I could profile the Lakeshore Estates Neighborhood.   Lakeshore Estates is located at the intersection of Timberlane Road and Meridian Road and is an excellent example of a "Tallahassee Neighborhood." It is situated in a highly desirable location, yet the prices fall right on the median pricing line in the Tallahassee real estate market. I was visiting my parents yesterday at their "new home" (they built it in 1987) and I got to thinking about the home in which I was raised. I believe my parents came to Tallahassee in 1964, a year before I was born, and ended up buying a home in Town 'N Country Park. Situated off of Old Bainbridge Road, between the Tallahassee Mall and Godby High School, Town 'N Country Park was a great Tallahassee neighborhood to grow up in. All the kids in the neighborhood played in the streets all day.So I was wondering how home values were doing in the Town 'N Country Park subdivision.
