After working on the Tallahassee Real Estate Newsletter all weekend, I am so glad that it has been published and it is now “scheduled” and will be published every third Monday.   Today is the big day that has loomed over my head for several weeks since I announced we would get our Tallahassee Real Estate Newsletter launched today. Well, it has been launched! Today’s inaugural edition is 8 pages long and has a very detailed analysis of the current state of the Tallahassee Housing Market. Every month, we publish the Tallahassee Home Inventory Report which breaks Leon County into four quadrants and reports the “months of supply” of homes in each quadrant, by price range. The news you read and see on television about the housing market and getting a mortgage to purchase a home is NATIONAL NEWS.  Yes we have large supply of homes available to purchase in the Tallahassee area and we also have lenders that HAVE PLENTY OF MONEY to loan for a home purchase to those that qualify.  The days of the "easy money" from a lender are yesterday's poor business practice.   I was having a discussion with a new friend yesterday about what it takes to be a successful real estate agent in the Tallahassee real estate market. With the market down over 50% from the high, you can imagine that real estate brokerage is a tough business in which to make a living these days. The really tough thing about this market is that there are so many people who have their homes for sale in Tallahassee who will not be selling their home this year.   The buzz around town (at least in my Tallahassee Real Estate world) is everybody speculating about what the Tallahassee housing market is going to do this year. In yesterday’s blog, I summarized Dr. Hank Fishkind’s 2009 Real Estate Forecast for the State of Florida, as well as what his expectations are for the Tallahassee real estate market.   Every year at this time, the Attorneys’ Title Insurance Fund publishes its Real Estate Forecast. This year, the report does little to bring enthusiasm to a much beleaguered market, instead predicting Florida’s economy to lag the rest of the country. The report has been published since 1975 by economist Hank Fishkind (The man behind the curtain....) and uses deed data for more than 30 Florida counties, including Leon. It gives us a chance to see how Leon County projects versus the rest of the State. Unfortunately, Dr. Fishkind projects that most Florida housing markets will be down this year and will not see a recovery until 2011. But Fishkind has some positive thoughts for Leon County. The Tallahassee MLS is GREEN!!!! As of this last November, the Tallahassee Board of Realtors Multiple Listing Service (MLS) has included new searchable fields for ENERGY STAR and third-party verified Green Certified homes. The current options available are: LEED for homes ENERGY STAR Florida Green Building Coalition (FGBC) green home NAHB HERS rated Green Candidate (for homes that are in the process of obtaining a certification/rating). As part of the quality control process, Realtors submitting homes to the MLS as a green home will be required to attach an associated document that confirms the certification for the listed property.   One question that I get from time to time is “how is the Tallahassee real estate market compared to other cities in the U.S.?” I usually answer this one “from the hip” based upon what I read on the internet and what I hear on the radio, but I’ve decided to take a closer look at this issue. Today’s real estate blog takes a look at some of the cities measured by Case-Shiller, one of the leading national housing research companies, in order to compare Tallahassee real estate to other markets. I have heard about how far national housing prices have dropped, yet we have not seen the same thing happen with Tallahassee housing. And I think I know why. If Real Estate Is Local, Why Are Different Markets Acting The Same?

  The continuation of the three-year-old bear market in real estate has brought many people forward to comment on the condition of the real estate market. It seems for everybody with an opinion, there are an equal number of theories about where the housing market is going. So, not to be left out of the crowd……. I thought I would chime in with an (updated) opinion of my own. You cannot have a clear view of any market without tracking the key trends for that industry. The single most important real estate trend that everybody with an interest in the housing market should follow is non-seasonally adjusted inventory movements.
