So my seller's lawyer calls me and says that he wants to eliminate the clause that states the buyer can purchase via cash or mortgage loan and replace it with cash only.  Now, you would think that if this guy is as smart and savvy a lawyer as he represents then he would know that by eliminating the mortgage clause you are eliminating most of your primary buyers.  I have found that cash deals are great...for investors!  That is why they pay cash.  They want a deal.  A primary, especially in a tough South Florida market, is the better prospect in the long run because they stick and will pay more than an investor.  After explaining this to him he immediately refrained from insisting on my eliminating it.  But why am I the one to explain such a simple sales philosophy? 02/27/2014
