Here is a great article from the Florida Realtors News, I wanted to share this with my readers: Fannie sweetens offer to avoid foreclosure WASHINGTON - April 26, 2010 - Struggling borrowers who give up their homes through a "deed in lieu of foreclosure" or a short sale will be able to obtain a new Fannie Mae loan in two years. Currently, these owners must wait at least four years. The new policy, which takes effect in July, is designed to make foreclosure alternatives more attractive. The policy applies only to Fannie Mae's willingness to approve a mortgage, however. Homeowners' credit scores will still take a hit following a short sale or deed in lieu of foreclosure. This post is in response to questions that I keep receiving regarding the New Tampa market conditions.  Many sellers and buyers are getting frustrated with the current short sale process. When this occurs, many buyers stop looking at short sale properties. Also, some buyers are attempting to beat the tax credit deadline, so they avoid short sales to minimize the risk of not being able to close by the deadline. Here is a look at Lenny Vaughn's "net" market observations. (I refer to it as the "net" market because some buyers are not looking at short sales. Remove the short sales from the inventory and this is what you get.) New Tampa - Total available inventory has decreased close to 50% from a year ago to date. I dont know about you, but for me this has been a very long week, by Tuesday I was hoping it was Friday.  My office moved locations and so its been a bit crazy. What I have noticed this week here In Tampa is that things are going to get better. I have a client with an impecable record, had great credit, has a stable job with over 6 figures. Bought a house during the real estate boom for $585,000, lets get right out of the way the comment of could he afford this house? the answer is yes, he was responsible with his purchase he was approved for over 800K. He has been in his house for over 4 years, his house was appraised last year for $285,000 here in the Tampa Bay Area. He has worked with Bank of America for 20 months now trying to get a modification so that he could stay in this house, the bank is slow to respond, he is just planning on walking away from this house.  The question posed here is why would a bank not want to work with this guy and make some sort of arrnagement rather than foreclosing on this house and making $200...
