Citrus Park Mall over in north Tampa is convenient for Palm Harbor Florida residents too. It is a good half hour drive from my home and while we do have our own Westfield Mall in Clearwater, there are a few shops over in Citrus Park Mall that I do enjoy. One is Picture People, the photography store that did the photo shoot for my daughter's family. They did an awesome job. I don't know who did the photos for my son but Connie did the photo shoot for my daughter and every photo was wonderful! Palm Harbor Florida has several convenient malls within a half hour drive or less and Citrus Park's Westfield Mall is indeed one of my personal favorites.

HELOC Payments are Going from Interest Only to Fully Amortized This time it's not about the recovering housing market but about making sure borrowers who took out home equity lines of credit during the boom will be able to make their monthly payments once their loans reach the ten year mark. Many borrowers have been able to continue making payments on their loans because they have only been making payments on their interest, not their principal balance for the first ten years. At the ten year mark, payments can as much as triple for many borrowers, rendering repayment impossible for some. Banks have been trying to find a solution so that borrowers continue to make payments on time and prevent delinquencies because the success of consumers can mean their success as well; very much like t...

Trader Joe's has opened in South Tampa and while it is 22 miles away, it is well worth the trip. Corinna and I made the trip over there this morning and we both brought back multiple bags of groceries. Everything from decadent brownies, fresh fruit and vegetables at unbelievably low prices and various cheeses to table wine at $2.99 per bottle! Trader Joe's is going to be opening in St Petersburg Florida later this year and we will have to see which one is closer. One thing is for sure, Trader Joe's is now on our official list of favorite grocery stores!

Thinking of starting a business in Florida? Consider markets that are on the rise, but have not yet gained significant traction.  Florida's economy is carrying a lot of momentum these days, and a lot of it has to do with the growth of small businesses and startups. The trend is happening all over the Sunshine State, from Miami to Tallahassee to Tampa Bay. However, before entrepreneurs begin diving in to be their own boss and offer a service or goods that is better than the current competition, do a little digging. About 69 percent of American businesses start at home, so establishing a space to complete daily tasks is important, according to Investor Ideas. Another thing to keep in mind is the industry that your business would be entering. How competitive is the sector in the community...

Tampa Bay offers world-class amenities and the perfect climate for any business.  Tampa is known for its charm, Latin flair, and beautiful waterfront vistas, but did you know that the economic climate in Florida is just as appealing? When traveling to Tampa, flights arrive in style at what is known as "America's Favorite Airport," Tampa International, which boasts 560 daily flights and some of the lowest airfares in the country. Plentiful trolleys, shuttles and taxis will be happy to greet you and get you where need to go. Florida currently ranks third in the nation for entrepreneurial activity, according to a Kauffman Foundation study, well ahead of New York, Chicago or Boston. Consumer confidence in the state is also at its highest level since 2007, and experts are estimating that nu...

As the spring season is just around the corner, American optimism towards the housing market is gaining momentum. According to the latest Fannie Mae National Housing Survey, 38% of all respondents say that now is the right time to sell a home. This is an increase of 12% in comparison to the same time last year. This clearly indicates an improvement in homebuyers’ and homeowners’ market confidence. In addition, 52% of people share the opinion that it is easier to get a mortgage in the current economy, which matches the all-time survey high. This means that great financing options, combined with motivated homebuyers and homeowners, are going to continue fuelling the economic recovery. Moreover, Americans are now beginning to feel more comfortable with their personal finances. Only 12% ar...

An estimated 81,700 women-owned businesses in Tampa Bay contribute roughly $12.3 million to the economy, according to a new report commissioned by American Express OPEN. Those women-owned businesses employ about 83,300 people in addition to the business owners, according to the 2014 State of Women-Owned Businesses Report, which analyzed data from the U.S. Census Bureau’s Survey of Business Owners. Tampa-St. Pete has seen 50 percent increase in women-owned businesses since 1997, according to a written statement. In 2013, there were an estimated 75,000 women-owned businesses in the Tampa-St. Petersburg area contributing an estimated $11.4 million to the economy. Virtual office or receptionist services can enhance a startup's professional appearance without costing them a significant amount of resources. Today's business world is no longer limited to the 9-to-5 work day, so it has become increasingly important to have the ability to respond to customers at all hours of the day. While this may sound like a daunting expectation, the rise of the internet and virtual officing solutions has made it possible and business owners should explore their options. Although the internet has made businesses more accessible to their customers than ever, companies are able to make answering services readily available without needing to pay for a full-time secretarial staff. Virtual office and receptionist services enable startups, freelancers, contractors and g...

When the "Great Recession" is mentioned, many people think about the housing bubble that burst in 2008. However, in Florida, the crisis began one year prior in April 2007, according to the St. Augustine Record. The Sunshine State has come a long way since those days, and University of Central Florida economist Sean Snaith believes Floridians will have a stronger economy than most other states within three years' time. Snaith's extensive report on employment, payroll and housing growth shows that the construction, trade, hospitality and business services markets in Florida will help employment grow 2.3 percent every year. By 2017, the unemployment in Florida will stand around 5.7 percent with an average wage or salary of $55,400 per year. America's unemployment rate is hovering around 6...

Good News for Real Estate in the Sunshine State: As the 1st quarter of 2014 comes to a close, it is a great time to monitor the good news published across the Sunshine State in real estate headlines. In a recent report from Freddie Mac, utilizing its Multi-Indicator Market Index, analysts discovered that Florida’s housing market showed the most improvement in the entire country during 2013.  It also continued to show the most improvement month-to-month in January. The goal of the market index is to effectively measure the market’s stable range, proximity to “normal” and current trends.  In an article by Florida Realtors, Freddie Mac Deputy Chief Economist Len Kiefer said, “a better employment picture, along with some income growth, makes it possible for more people who are considering ...

Reverse Mortgages Are Kinder and Gentler After Changes In the past few months, since the changes to the reverse mortgage brought the program back to basics, many financial planners are finally seeing the benefits, not only to the changes, but also to the program itself. The reverse mortgage was never created to be a “loan of last resort,” even though many borrowers used it as such. In fact, it was created as a way for borrowers to age in place comfortably and use the equity they have built up throughout the years. In all honesty, the reverse mortgage was meant to be an investment like any other, one that would secure considerable funds for the future. This is what the changes have accomplished in the few short months since they were implemented. They have placed the reverse mortgage pro...

Great News for Real Estate Market   On March 4th, 2014, the Homeowner Flood Insurance Affordability Act was passed overwhelmingly by the U.S. House! Thousands of realtors across the United States have already expressed their excitement about this newest development. Since the beginning of 2014, over 40 000 home sales have been lost because of unreasonable premiums on flood insurance. Once again, the housing market became once again more affordable. Homeowners and home buyers no longer have to be afraid of once again increasing flood insurance rates.   Here at SI Real Estate, we had our own experience with the flood insurance and saw contracts go south because of unrealistic premium charges, which our customers couldn’t afford. Thanks to the National Association of Realtors (NAR) which i...

Let’s be honest…it is far too easy to take for granted everything a city has to offer after spending countless years living in it.  What is quite refreshing, however, is taking time to reflect on and appreciate some of the achievements of a city and the offerings it provides for its residents.     Tampa is the third most populous city in the state of Florida with over 350,000 residents, and is home to the largest port in Florida, Tampa Bay. One great aspect of this city is the prevalence of strong multicultural influences within the city and the residents who both live and visit our city!   Tampa, as a destination for the world, allows for people from all across the globe to share their cultural heritage and traditions with others who have a genuine interest in learning and experiencing...
