Dear Gloria,   I am planning to move to Florida within the next year and would like to purchase a new construction home in the Wesley Chapel area. I have heard that a buyer can incur additional charges during construction. I would hate to purchase a new construction property and pay much more than I originally planned. Have you ever experienced a similar situation with a past buyer?   Jenny F., Boston, Virginia   Jenny,   I have never experienced this situation with any of my new construction buyers. Typically the process is similar among many builders. After a buyer has viewed the model and has made the decision to move forward with the builder, they sit down with the sales consultant to discuss floor plan, home site, and designs. An initial estimate is provided at that time. The buyer...

How to become a better Realtor? Let’s think of a real estate transaction as a dining experience.  When the service is extra ordinary, that enhances the perceived food quality, taste and experience. On the other hand, the opposite can happen. One can dine at a great restaurant and have a negative perceived value, quality and taste if the service is not excellent or acceptable based on the past experiences. Agents must do their best to be available and respond quickly to their clients and counterparts. Most buyers and sellers are not familiar with the process and it is our job to educate them on the process by being patient, showing respect, kindness and behave professionally. Do not disregard their silly questions and make them feel ignorant. Do your job and be the best agent you can be ...

Beyond Bricks and Mortar Internet-capable handheld devices are moving typical office functions into the field, allowing real estate professionals to be increasingly less reliant on a brick-and-mortar brokerage office. Today's real estate office can be any where, a car, a coffee shop or most any location within reach of a signal tower or wi-fi hot spot. A virtual brokerage office can serve increasingly more purposes. Shifting from paper documents to electronic documents can create greater efficiencies and improve tracking in the transaction process. There is also the simple "green effect" of cutting way down on paper waste and gas usage traveling to and from the office.   The increasing use of Web applications and Web metrics allows brokers and agents to better measure productivity and t...

(813 695 4557 )  Blake Plesco  Florida realty   You’re going love the Tampa Bay area    I was recently asked by one of my customers why so many people move to the Tampa Bay area.  My thoughts reverted back to when I relocated here more than 17 years ago from Westerville, Ohio.  Westerville is a great town but compared to the available activities of  Tampa Bay it could just as well have been located in a deserted area of the Smoky Mountains.    Tampa has so many activities to offer besides year round sunshine and warm weather it would be impossible to list them all. If you like to live around people who enjoy your passion in life there is probably a community that caters to it.  Golf, boating, lakes, water sports, hunting, fishing, polo and airplanes to name a few.     I've listed just...

How To Format and Italicize Your Content on Google Plus Recently, I wrote an article on How to Emphasize Your Content on Google Plus. I showed you how to underline your keywords so that they will stand out when those little spiders thingies come to your Google Social Media site. Today I am going to continue on the subject and teach youhow to format and italicize your content on Google Plus. Why? Again to make your content stand out in big haystack called the internet. So here we go (hang on to your hats, Fred) Step one in how to format and italicize your content on Google Plus -- Learn how to create a Google Plus page. Step two -- Create content.  This can be a blog to another website, including your personal website, active rain page, etc Step Three -- Take a link (from step two) and c...

Raising Your Confidence Level So, you’re a new real estate agent or someone about to be licensed for the first time. That’s awesome, I remember how excited I was when I first got started in real estate, except for one small thing. I was scared to death that potential clients would ask me how long I had been an agent and how many homes that I had sold.  I was so convinced that potential clients would immediately turn their noses up at an inexperienced agent like me that I wondered how I’d ever get any business at all. If you believe that you’re too new to attract clients, you probably know this exact same feeling, but there is an answer for this problem. Here’s the deal, people respond positively to confidence. Clients don’t necessarily work with the oldest agents or those who have been ...

The park comprises a lot of remarkable rides and slides. One day isn't enough to try them all. New home or resale home? Tough decision. Tampa Bay is full of choices. Builders offer a variety of price ranges. Townhomes ranging from $139,000 and up. Single family homes in the Tampa Bay area range from $200,000 for a very basic home to an arrangement of homes with stunning features over a million. Buying a new home in Tampa Bay, like anyplace else, comes with many decisions regarding options available for the home. Some include options in their base prices, other do not. Crown molding, tiled or wooden flooring, granite countertops. You can always upgrade and make this home look like the model. But with that comes a price. So keep this in mind when you are comparing your new build home to a resale home that you have your eye on. As in any decision, there are trade offs for buying a n...

I don't think so! If you research where the Tampa Bay housing market was at just a me-er 2 years ago you will see that we were in the top 5 cities with the highest rate of foreclosures and now we are No.9! I know it's not much but at least we are moving in the right direction! I see home prices slowly but steadily starting to rise.        It's becoming very frustrating for my clients and I, when we go see a home and put an offer in on it after thinking about it for a day or two, to find out there is already a pending contract on their dream home by an out of state investor! Very disappointing :(  it never gets easier telling 1st time home buyers that they've been out bid by a lower cash offer. Who are the banks really out to help? Themselves obviously!      What about short sales?...

The City of Tampa is requiring duplexes located within Sulphur Springs and have been vacant for more than six months to be converted into Single Family Homes. I discovered this information as one of my investors were hoping to add a few duplexes to his rental portfolio. Unfortunately, the duplexes he was hoping to purchase would need to be converted to single family homes. This would defeat the purpose of purchasing these properties and cut into his potential ROI. If you are looking to purchase a duplex within the City of Tampa, I would advise that you check with the Tampa’s Code enforcement department to ensure that the property could be used as a duplex. So far, Sulphur Springs has the six month vacancy stipulation and I have not come across any other areas that enforces this stipul...
