A few months ago we posted the first of what will be an occasional look at what's going on in the Channelside District with respect to the many new condos and lofts for sale.At that time there were 115 active listings of residential condos and lofts on the Mid-Florida Regional MLS. Some of the new buildings are now almost completed and the closings are beginning.As of this morning, there are 148 active listings of Channelside condos ranging in price from $215k to nearly $1.7 million dollars. For $215k you can get a 620 sqft studio at Grand Central at Kennedy. For the $1.7m you get a nearly 2500 sqft 3 bedroom/2.5 bath unit at The Place at Channelside. Looking to buy residential real estate in Tampa? Well, you’ve got more choices than ever! The number of brokered listings of properties in Tampa continues to rise, pushing 8400 as of this morning. That’s right. There are 8398 active listings in the City of Tampa today, over 1000 more than we saw at the beginning of this year. What about sales? Well, in the first 15 days of March 2006, there were 524 units sold in Tampa. We’ve seen 242 properties sold, same period, this year. But 154 properties did go under contract in the past 7 days. Buyers are buying. It’s just that supply (sellers) is out pacing demand, not good news for sellers as we enter the busier buying season. When I take an application from a new home buyer, I always ask..."What is your comfort payment, what payment range are you trying to target?"  I think it's a bit suspicious when first time home buyers give a payment that is unrealistic with the price range.  Now, I have to say that when I think "mortgage payment", I am including escrows...after all, these do have to be paid at some point.  It takes much education to get this same idea through to buyers.   So where is the disconnect in "What's the mortgage payment?"...When buyers are looking at homes, many time they use websites that offer "mortgage calculators" to calculate their mortgage payment.  What I have a problem with are the "assumptions"...so the calculator assume that Mr. Buyer has a 720 credit score and is putting 10% down......

As much I keep expecting to see more sales activity for homes in the City of Tampa, it just ain’t happening. At least it’s not being reflected in the number of pending listings on the MLS. Pending listings are those that are under contract, or those that have found someone who wants them at an agreed upon price. It doesn’t mean it’s a done deal or “sold”, but it’s a start. There is certainly more buyer activity in the way of e-mail inquiries, phone calls, showings, etc., but those buyers are still taking their time for the most part. And why not? The “nobody else is buying it, so why should I?” mindset is still strong. Last night I finally got the chance to try out Zen Bistro in Westchase. What a pleasant surprise. A quaint little bistro tucked in the corner of the new Avenue of Westchase just east of West Park Village. My daugthers and I are always on the look out for great local restaurants in the Westchase area and we have found one at Zen. First off, if you love sushi as much has we do then you must try Zen Bistro. We ordered the "Sixth Sense" roll which is Spicy tuna, avocado, tempura onion, wrapped in rice paper and toppped with more spicy tuna,tobiko, and wasabi tobiko. What a delight! We also enjoyed the "Dragon" roll which is spicy tuna,tempura flakes,cucumber, topped with tuna, masago scallion and spicy mayo. The city has broken ground on the new recreation center at New Tampa Community Park.  This $3.7 million, 20,000 square foot center is scheduled to be completed by the end of 2007.  Adjacent to soccer, football and little league fields, the center's primary focus will be on gymnastics, dance and fitness.  The interior will include a 12,500 square foot gymnastics area with pit, tumbling strip and full apparatus equipment for competitive gymnastic's events.  It will also have a large multi-purpose room, snack bar and viewing area.  A playground and covered deck are also slated. The City of Tampa has announced that the Cross Creek widening project project is ahead of schedule and is due to be completed by the end of March instead of the end of May.  The one of the new eastbound lanes was opened for travel on March 14th.  The new project, when complete, with feature four lanes of travel between Larkbunting Drive and Cory Lake Blvd. and will include new traffic lights at the back entrance to Hunter's Green (Highland Oak Drive), the entrance to Arbor Greene.  There will be enhanced lights at the existing intersection at Kinnan St. and renovated sidewalks.  With a budget of $6.9 million, the project does not include the segment of Cross Creek Blvd. between Cory Lake Blvd. and Morris Bridge Rd.Homes For Sale in New Tampa, New Tampa Real Estate, New Homes in New Tamp...

The $41 million Florida Department of Transportation project is underway at the intersection of Bruce B.
