This is a neighborhood I mention quite a bit as being a sleeper of a neighborhood. It is small and relatively unknown by most Tampa residents. Most people recognize the names of its neighbors, Tampa Heights and Riverside Heights, but many, if not most, have not heard of Ridgewood Park. If you’ve ever been to Rick’s On The River, just look across the river to Ridgewood Park. Map Courtesy of Hillsborough Community Atlas Ridgewood Park is comprised of 83 acres of land adjacent to the Hillsborough River, due north of the University of Tampa and Blake High School. Its boundaries are North Boulevard to the east, Columbus Drive to the north, and the Hillsborough River to the south and west. It is home to the Cruise-a-Cade boating club, and is primarily residential properties with homes built ...

Finally! there is a local online directory oriented to the Hispanic community searching for business offering quality products and excellent customer service. The name of the online directory is TampaDirectorio.Com, what I like about the directory is:Professional looking, clean and sharp!Ranks within the first positions in Google, Yahoo, and MSN. Try "Directorio de Negocios Hispanos en Tampa" which means Directory of Hispanic Businesses in Tampa.Does not allow logos or photos which is good because selection will not be based on graphics but rather your ability to describe your products or services and contact information. You can post all your contact information without text limitations. You can add your URL link to facilitate navigation to your web site.Includes mapping technology to fa...

Just before the holidays, I had a phone call from one of the staff writers for the St. Petersburg Times asking me if I would be willing to meet with her (Dong-Phuong Nguyen) and her colleague (Emily Nipps) also a staff writer with the Times.  Apparently they found me through my other blog that deals primarily with the New Tampa and Wesley Chapel area, and were impressed enough with my blog that they wanted to sit down with me to discuss New Tampa. We agreed to meet at Panera Bread this week in New Tampa.  Phuong and Emily report for the St. Pete Times on the New Tampa area.  Of course, our first discussion was how we all defined the geographical boundaries of New Tampa.  The St. Pete Times considers New Tampa to end at County Line Road on the northern boundary.  That meant that our dis...

The two proposed developments by the Giunta Group are located on Bruce B. Downs, in New Tampa.Trout Creek, located close to County Line Road is to include Town Homes (242), Single Family Homes (350), and office & retail space.  Scheduled for a review on February 5, 2007 with Hillsborough County, we should know more about the status in a few weeks. The controversial planned six story condos, located between Lake Forest and Tampa Palms remains quiet.  Opposed by residents of the two communities over fears of traffic congestion, The Giunta Group did not file last month in order to be heard this month.  The rezoning hearing will be rescheduled to March 6, 2007.

Why you should consider choosing Tampa as your home!    Tampa is an exciting and vibrant city with lots to offer.  While it is impossible to list all of the great things about this city, I have tried to provide some of what I consider to be some of Tampa's more important features.    Climate:  With average temperatures of a low of 60 degrees in January and a high average of 82 in July, we are fortunate to enjoy a mild climate.   Of course, when it drops below 60 here, we are mostly complaining about the cold!  Festivals:Gasparilla:  The largest Tampa festival is Gasparilla, and is held every year in January This mardi gras themed festival is a 100 year old tradition, when our city is invaded by pirates in honor of the mythical and legendary pirate Jose Gaspar.  The "Jose Gasparilla" is ...

Today the Seattle Seahawks are playing away against the Tampa Bay Buccaneers for the final game of the regular season. The Seattle Seahawks need to get a win here to start building some momentum for the playoffs and to start getting back into the winning mind set that they have failed to be in for the last 3 games. The biggest thing the for the Seattle Seahawks is to avoid injury, increase ball control (no turnovers) and make tackles in the back field so they can get back to the Seattle Seahawks of last year. I am totally excited about watching the first playoff game at home but the team we are playing is still yet to be determined.Right now the Seattle Seahawks are beating the Tampa Buccaneers 3-0 in the first quarter...gotta run and root for the Seattle Seahawks!!GO HAWKS!!Seattle Sea...

From time to time, I try to feature different neighborhoods of Tampa in this blog.  In this post, instead of featuring a neighborhood, I am featuring one street--Bayshore Boulevard.  This is truly the street of dreams, or should I say the boulevard of dreams.  Bayshore Boulevard runs along the Hillsborough Bay; it is said to have the longest continuous sidewalk in the world (10 feet wide and 4.5 miles long!).  Popular with joggers, Bayshore Boulevard offers breathtaking views of the bay and the gorgeous homes overlooking it!                                       The majestic homes lining this street all have magnificent vistas of the Bay.  The architecture of the homes on Bayshore is mixed.  You will find stately older homes as well as recently constructed magnificent homes.  One new ho...

As I was heading to a pre-closing inspection of a new townhome this morning I happened upon the sign in the photo above. What could this possibly mean? Who was responsible and why did they need to post this sign here? So off I went to get the definition of “suck”. It seems that the best definition available for this discussion is is “to attract by using an inexorable force”. Great, but what does inexorable mean? I believe adamant or persuasive works best here. Yes then. Condos sucked many buyers into Florida from all over the world over the past few years. I see the sign makers point. Many buyers were persuaded to buy condos in Florida and supply had a hard time keeping up with demand. New condos were built and many apartment complex owners converted their apartments to condos as the s...

The rezoning hearing for the new condominium project proposed north of Lake Forest in the New Tampa area had been scheduled for December  18, but nearby residents have requested moving the date to January 10th due to the holidays.  This project involves building almost 1,500 condos in "high-rise" type buildings including elevated parking and is opposed by local residents over concerns of traffic congestion on Bruce B. Downs.  Also included in the project are 30,000 square feet of office space and 55,000 square feet of retail space.

Cory Lake Isles The boulevard entering the Cory Lake Isles community of New Tampa is lined with majestic Canary Island Date Palms and other palm trees & tropical plants providing for a very impressive entrance to all.  Gated and guarded, you will find an exclusive community of homes.  Many of the homes are located on Cory Lake and have docks for boats.  Additionally, some of the villages in the community are also gated, hence considered "double gated".  The main street circles the lake and is constructed of hand laid bricks. Single family home prices of homes sold in this community ranged from the $200's to over multi-million dollars. For a virtual tour of Cory Lake Isles, click on the photo below of the entrance to this community!

Currently, the homestead exemption for home owners in Tampa is $25,000.  Seniors whose income is below $20,000. qualify for an additional $25,000 exemption.  Tampa City Council is now considering raising the exemption for qualifying low income seniors from $25,000 to $50,000 on homes assessed higher than $75,000.  This would provide low income seniors living within the city of Tampa a $75,000. homestead exemption.  This comes at a time when counties and the state of Florida are all looking at approaches to provide tax relief to home owners. Tampa estiimates that about 2,400 Tampa home owners would qualify.

As we approach the end of the 2006 and with the holiday season upon us, the supply and demand of residential real estate in Tampa remains flat. The number of active listings as well as the number of pending listings has not changed much since mid-October when these numbers began to flatten out. New listings, of course, had been on the rise steadily through the first 3 quarters of the year, while the number of listings with buyers under contract has fallen steadily since mid-April. As far as supply and demand goes, conditions are pretty stable. That noted, inventory is still very high at 7543 active units, while only 1679 sellers have a buyer under contract. Listings that expired since November 1st number 657 while another 1231 listings were withdrawn during the same period. But with i...

Native Dwellings, LLC is a Tampa company that specializes in constructing and renovating South Tampa area homes with the intent to blend the character and quality of the past with today’s technology. One of their most recent and notable projects has been the major restoration of a 1923 bungalow at 1812 Hills Avenue.
