Absorption rate in Tequesta Higher for Second Straight Month This week we move into the second half of the “season” down here in South Florida. Historically, each year around November 1st our northern friends flock to the area only to return home when May rolls around. You used to be able to count on it, but every year the beach is crowded earlier and the Food Shack line is longer into May. As we look forward to the next 90 days we “look back” each month at this time to review the absorption rate in the various municipalities in the Northern Palm Beach County region.   The absorption rate is a very important metric when looking at the strength of the market and gives us an idea of what we can expect moving forward. The rate simply tells us how long it will take the market at it’s most r...

Jupiter, along with the rest of South Florida, is truly a “hot” market as buyers from all over the world flock to the area looking for their own piece of paradise in the Florida sunshine. Home Sales in Tequesta jump 29% in November Another month has passed us by, Hanukkah is in the rear view mirror and Christmas is only 4 days away. Our northern friends are in the middle of a snow storm that has snarled holiday travel but here in South Florida the heat is still turned on, especially in the real estate market.   We had been at a crossroads with limited inventory and buyers having fewer choices plus higher prices and sales had slowed a bit. Suddenly the drop in inventory levels abated a bit and even headed slightly higher and buyers in November reacted; in a big way. Sales, pending sales and prices all were up strongly. Builders of new home communities have also had a robust year with a 25% increase over 2011 and they are projecting another 35% increase in 2013. Believe it...

Home Inventory in Tequesta Down 3% in November It is hard to believe that December is here, Hanukkah is underway and Christmas is just 15 days down the road. Around Jupiter, and throughout the southern Florida region, the weather has been incredibly beautiful and the “season” is in the air. Nowhere do we see any signs of a faltering economy here next to the sea. The analysts are thrilled with what they are seeing out of the housing market with many feeling the real estate industry will be one of the drivers of the economy in 2013 adding as much as 1% to growth. Ask the major home builders what they see ahead and their confidence rating is at a 78 month high. An important statistic, as if history repeats itself, their confidence rating usually arrives about 15 months ahead of meaningful...

Absorption rate in Tequesta Down to 5 Month Low The northern Palm Beach County real estate market continues to be solid, especially for home sellers with lower priced properties. Under the $400,000 benchmark there remains a significant lack of well priced homes from which today’s buyers must choose. These metrics continue to push home prices higher throughout the region.   The Florida Association of Realtors reported last week that sales in Palm Beach County were up 22% in October when compared to sales figures from the previous year. Median sales prices were up 23% during the same period. In Tequesta we saw a 7% decrease in sales during the period and also bucked the trend in median price with a drop to $252,500 in 2012 compared with $350,000.   Everywhere one looks projections are th...

Home Sales in Tequesta Jump 30% in October With the elections behind us it is time to move forward and watch closely to changes coming our way. No doubt the landscape in America has changed and the challenges ahead for our elected officials are not easy ones. Besides the looming debt ceiling limit and expiration of the Bush Tax Credits coming our way there is another issue of great importance to the real estate industry both locally and nationally.   The Mortgage Forgiveness Debt Relief Act and Debt Cancellation is set to expire on December 31st of this year. This Act allowed taxpayers to exclude income from the discharge of debt on their principal residence. As an example, if Joan and Jim had to short sale their property and their loan was for $300,000 and the short sale was approved a...

Home Inventory in Tequesta Up Another 1.4% in October Anyone who has been out looking for their perfect home can tell you that home inventory in Tequesta and the surrounding communities isn’t anything to shout about. After significant drops in total inventory over the first seven months of this year we have seen a shift. Inventories have been stagnant with a slight pressure to the upside and each month at this time we want to bring our readers the latest numbers as it effects home prices for everyone. With inventory low sellers have started to price their homes at higher levels and either buyers are not convinced it is time to chase a property at a level that may not appraise or demand has retracted. Even banks are getting into the practice of overpricing their REO listings and in some ...
