Home Inventory in Tequesta Down 3% in January The old calendar keeps spinning and it is hard to believe we are a few short days from turning the page to March. Those of us who call South Florida home love to be outdoors and March 10th is a big day for us as we “spring forward” and get another hour of daylight to enjoy the glorious weather we have been experiencing.    The local real estate market continues to be very interesting and is constantly changing. Homes I thought would sell quickly can sit while others are snapped up at prices we would have scoffed at a few months ago. We will be bringing our readers the final January sales numbers in a few days but there is no doubt they will slow again being held back by a shortage of quality homes available for sale in many price categories....

Absorption rate in Tequesta Higher for Second Straight Month This week we move into the second half of the “season” down here in South Florida. Historically, each year around November 1st our northern friends flock to the area only to return home when May rolls around. You used to be able to count on it, but every year the beach is crowded earlier and the Food Shack line is longer into May. Home Sales in Tequesta Fall 25% in December Where does the time go? This Friday we flip another page on the calendar and it’s officially February. It also marks the halfway point for the “season” here in South Florida. December Housing Numbers Reflect Solid Year-End Results and Positive Forecast for 2013 for Palm Beach County Florida and the Tequesta Housing market remains strong.   Year over year the median price of single-family homes increased 20.9 percent and townhouses-condos increased 34.4 percent in Palm Beach County.  Year-over-year closed sales of single-family homes are up 14.3 percent, pending sales are up 77.5 percent and inventory levels are down from an 8.7-month supply to a 5.9-month supply.Year-over-year foreclosed single-family home sales decreased 52.2 percent and the median sale price increased 24.8 percent. Home Inventory in Tequesta Down 1.5% in December A new year and the local real estate market seems to be immune form anything holding it back. Absorption rates were down again in 4 of our 5 reporting municipalities with sales levels up almost across the board. Buyers continue to make deals even faced with fewer choices so today we take our first look of 2013 into local inventory levels and see what has happened over the past 30 days. Absorption rate in Tequesta Jumps 24% As we enter into a New Year everything here in the South Florida Real Estate market looks picture postcard perfect. Even though not all market segments have experienced the robust recovery, overall things just keep getting better and better for property values. Buyers may be frustrated with the lack of quality inventory but sellers and home owners rejoice as their property finally is going up in value after seven years of declines.   Some analysts have gone as far as saying the market has hit bottom and is now in full recovery. Home Sales in Tequesta jump 29% in November Another month has passed us by, Hanukkah is in the rear view mirror and Christmas is only 4 days away. Our northern friends are in the middle of a snow storm that has snarled holiday travel but here in South Florida the heat is still turned on, especially in the real estate market.   We had been at a crossroads with limited inventory and buyers having fewer choices plus higher prices and sales had slowed a bit. Suddenly the drop in inventory levels abated a bit and even headed slightly higher and buyers in November reacted; in a big way. Sales, pending sales and prices all were up strongly. Absorption rate in Tequesta Down to 5 Month Low The northern Palm Beach County real estate market continues to be solid, especially for home sellers with lower priced properties. Under the $400,000 benchmark there remains a significant lack of well priced homes from which today’s buyers must choose. These metrics continue to push home prices higher throughout the region.   The Florida Association of Realtors reported last week that sales in Palm Beach County were up 22% in October when compared to sales figures from the previous year. Median sales prices were up 23% during the same period.
