I made the decision at the end of 2007 to leave Coldwell Banker, in favor of starting my own company. It's certainly been a hectic few weeks covering all the items that accompany such a decision. Hectic, but also fun and exciting! Meetings with the designer working on my image are nearing an end and I'm very much looking forward to getting the materials and signs printed up. I'm working from my home office, which is pretty much how it's always been. The best part is there was never a moment of doubt despite what some would have had me believe. Already had 1 closing with 2 more sales closing this month and two, possibly three buyers are being nurtured along. It's all good and just wanted to let you know there is life after the franchise! This is my new logo Home Sweet Home Florida Realty...

I know it's been done before but I want to share the formula I use because it seems easier than some others I've come across. INVENTORY      The total number of houses for sale within a defined market area ABSORPTION RATE      The rate at which homes will sell within a given period of time or unit sales per month EXAMPLE      48 sales in 6 months ~ divide the # sales by the # months = 8 sales per month MONTHS OF INVENTORY      Time required to sell all existing homes ~ divide inventory by absorption rate (# sales per month) EXAMPLE      88 houses in current inventory divided by 8 sales per month = 11 months of inventory If you find this formula useful, feel free to pass it along :-) Home Sweet Home Florida Realty, Inc. Dear Valued Consumer,http://www.localism.com/is a fairly new online addition to the way real estate consumers gather information and acquire local knowledge when considering a move to a new location.  I service Mims, Titusville, Port St. John, Cape Canaveral, Cocoa Beach, Viera, Rockledge and parts of Melbourne - all in Brevard County FL. I would really like to know how you found localism.com and what features are most useful to you in your search for local information.  Is the information you receive relevant to your search?  In your opinion what areas need the most improvement? Do you ever post comments?  It would be so helpful if you would post comments, suggestions, ideas, etc.  Localism will only grow if it is meaningful to you - the all important real estate consumer.  Please don'...

It's time for that yearly FLU SHOT.  To find the location nearest you just click the link below and enter your zip code.  The resulting window will list all locations and  times through the end of the year.  There are no shortages this year and it would appear that they have improved the vaccine's effectiveness as well.  Get the shot in the opposite arm to your writing hand, this just in case a little tenderness develops.  No excuses now let's stay healthy :-)                     Flu Shot Clinic Locator Home Sweet Home Florida Realty, Inc. Florida Association of Realtors EARLY BIRD NEWS today, featured the short article below.  I tried to find the NAR study that Matt references, but was unable; I'll keep looking.  What interested me was that only 5% of consumers found PRINT advertising useful.  Another reason for wanting the NAR study is to help sellers understand why we don't see the value in print advertising.  The second point of interest is marketing on YouTube.  I'd love to hear how YouTube is working for you. MARKETING VS. ADVERTISINGReal estate technology expert Matthew Ferrara of Matthew Ferrara & Co. underscores the difference between marketing and advertising properties. If Realtors place a picture and a home's specifications in the newspaper or online, they're merely advertising, he says. But Ferrara insists t...

This report outlines the details of the real estate market as reported by the Space Coast Association of Realtors for Brevard County Florida as of September 29th, 2007. There are currently 10,734 residential properties for sale; 7690 being single family homes.  The chart below breaks down the number of closings each month going back 4 years and is current to 9/29/2007.This will help you track the market and spot trends which may assist with buying or selling decisions. What I'm starting to see more & more, are sellers pricing their propertiesoptimally from the very beginning.  Buyers, with the help of their agents, are recognizing the tremendous value to be captured in today's climate. One thing is for sure, when this market turns, we will NOT see theseprices again.  Why wait?  Today is a...

It's been many months since I first heard about Second Life.  My first response was GEE - hardly have time for my first life, why would I need a Second Life.  Then Coldwell Banker got involved and set up a virtual headquarters in the Ranchero section on the mainland.  Then they spent $50,000 marketing a real home that's listed for $3,100,000 on Mercer Island, Washington State - actually marketing it in a virtual world.  Well, that got me going and I just had to see what the hoopla was all about.  So I signed in, created my Avatar and ventured out to see what could be done with my Second Life.  I was nothing short of amazed at what I saw; still am.  Learning to walk without bumping into people and things is the first step.  You do most of your learning at orientation - which I missed ...

Some of the best light-tackle fishing in America is also right at your backdoor, among the myriad islands of Mosquito Lagoon and the upper reaches of the Indian River. This is sea trout, redfish, and even snook country. Your outdoor recreation of choice is paddleboating? Again, some of the best canoe and kayak trails to be found anywhere in North America are right here. And much of the nearby St. John’s river basin has been preserved from further development.Despite all this incredible feast of pristine outdoor recreational options, you can work in Orlando! Or you can play in Orlando! Orlando – the big city, with all that implies for jobs, for shopping, for dining, for the Arts, for access to colleges and a rich variety of higher education, for the fun of professional sports, and for ot...

Titusville really is the Gateway to the Space Coast. You must go through it to get to the Kennedy Space Center and various other space-related attractions and museums. If you want to feel connected to America’s future in the cosmos, hey, this is a cool place to be, like no other. But it’s a relatively quiet place. Titusville is “behind” Cape Canaveral, and is and will remain fairly compact because of its unique geography, unlike the more spread-out megalopis-in-becoming area south of the Cape and SR 528 (on a map, the area stretching from Cocoa through Melbourne to Palm Bay). For example, “Titusville’s beach” is not a happening place like Cocoa Beach; instead it’s the Canaveral National Seashore, and the pristine, undeveloped, and forever-wild 24-mile stretch of barrier-island sand and ...

I would like to share some of the things which are special to Titusville. My personal favorite - The Historic Emma Parrish TheaterThe theater is adorable, small, great productions withmostly local volunteer talent.  For the price of one play inBroward County you can buy a whole season (6 plays) atEmma Parrish, but hurry - seats are going fast.     Merritt Island National Wildlife Refuge  occupies 140,000 acres ofestuaries and marshlands, dunes and hammocks and alligators, lots of alligators. There is a 7 mile (one-way) self guided drivethru the habitat - please don't forget your camera.  Also has hiking trails and the nearby Manatee Observation Deck.       Canaveral National Seashore  Playalinda, 24 miles of unspoiled beach  not  one single condo - daily fee $3.00 per person or $35.00...

Titusville is an interesting situation. The city, right now, is reinventing itself. Titusville can lay claim, with considerable justification, to being the original city to give the entire area the name “Space Coast”. Both men and women of every possible NASA job description, and in the greatest numbers, chose Titusville as their place to call home.Other choices, of course, were Cocoa and Melbourne, but Titusville had pride of place: it was closer, easier to access, and had everything you needed. As time passed, the “center of gravity” for the entire area drifted down the Coast towards Melbourne. It seems now that things have come full circle. Perhaps some of the best values – for buying, for investing – for the moment can be found here in Titusville. The city has some extraordinary Ind...

I totally enjoy getting up close with nature - be it fauna or flora - and have started posting some of my photos on Localism.  Before I get too far along, do I need to put some sort of copyright or watermark somewhere near the picture.  Lenn Harley has brought to our attention the problem with plagiarism and I'm pretty sure most of us agree with her.  How would you go about protecting your work on Localism (or elsewhere)?
