Why are the taxes on one condo much higher than on the same condo next door? One explanation could be that next door was homesteaded. Here in St. Pete Tampa bay we have a tax exemption for our primary residence. But do not worry and do not pay too much attention to the taxes that are paid by the current owner. Once you buy the taxes will be re assessed anyway. You can always call the Pinellas Property appraiser and get and estimate. Update on Sunset Vista, a direct beachfront Treasure island condo hotel. Most people know Sunset vistas as a great waterfront rental and vacation place but roughly 200 people have bought a condo here on the Gulf of Mexico in Treasure Island as a real estate investment property. I do not know how familiar you are with the condotel concept but in short, it allows you to rent your condo on a daily base and make a lot of rental income but does not allow you to homestead it or live in it permanently. So this concept of a "Condotel "or "Condo Hotel" is a great idea for a lot of people who always wanted to own a property right on the water but could not justify the cost of the luxury. If you want to buy a waterfront short sale in St. Pete Beach or Treasure Island Here are some fantastic real estate opportunities. I just checked the local MLS system and there are short sale condos and homes in the St. Pete Treasure Island area that are directly on the water either Intracoastal or beach front. Just to give you a few examples Sunset Vistas in Treasure Island, short sale condo asking price is $265,000. Sunset Vistas is a beautiful condo complex right on the beach.  It is only a few years old and it offers great rental income to owners. This is a unique thing Treasure Island started last year. The Friday morning market, I love it. It is right behind the community center between 104 Ave and 106 Ave in Treasure Island. You can buy all kinds of things, fresh fish, produce, arts and crafts, have something to eat or bring your chair and listing to the live music. The Vittoria is special for a lot of reasons.                                                                                                                                         It was built in 2003 and has only 15 condos in the complex.                            It sits right on the beach in Treasure Island. Most beachfront condo are located on Gulf Blvd. the major street here in our beach neighborhoods.   Not so the Vittoria, it is tucked away and a very quite cul de sac, away from the busy street and noise.                 The Vittoria has 5 stories above parking and there are 3 condos on each floor. I took a long walk on the beach today, started at Johns Pass and walked south towards the Bilmar Hotel.                                                                                                                                             I parked my car that the Snowy Egret parking lot, one of Treasure Islands many public beach accesses.             I was surprised to see construction material all along the beach walkway.       Guess treasure Island is getting new beach walkways.             This is the first picture.         An old walk way to the beach in Treasure Island nearly demolished.                 A few minutes later I passed this beach access.      Looks like it has new pilings and is ready for new planks.                       I really could not believe that I would se... 02/15/2009

What do you do? Concrete driveway from property line to property line. How do you get your sign up? There is NO way to put a post in the ground without damaging a new driveway of a $1,600,000 waterfront  home, at least that is what I was told. Well, here is my solution, I admit, it does not look too great,                                                           but it is much better than having NO sign at all. What are your  "creative" sign ideas ? How would you have solved this problem?   01/01/2009
