Today I showed a few waterfront homes under $500,000 in Saint Pete Beach, Treasure Island, Madeira beach and Redington. You just never know what to expect when you show a foreclosure, short sale or bank owned house. The first one on Isle of Capri, advertised as waterfront for $249,000 was only water view and the smell that hit us when we open the door was so bad, my clients did not even want to go in. That was probably the fastest showing I ever had. Another home asking price $ 225,000 in Redington beach had just a little bit of water (maybe 15 feet) and no chance to put a boat dock in, but still, the price was great. You need to know three things about me, (for now before we get into a deeper relationship) I am very creative, I hate to throw things away (people also refer to it as a pack rat) and I love when all colors are nicely coordinated. Treasure Island's Holiday Boat Parade this year the boat parade is  on Dec. 14th, if it rain it will be on the 15th. This is going to be a special night, and I hope all of you put this date in their calendar. The lighted boat parade will start at the Treasure Island Tennis and Yacht Club. The Sunset Vista is a Condo / Hotel complex on Treasure Island Florida.   It was built in 2005 and has a total of 192 units. All units have a view onto the beach, some face southwest others northwest and some of them a facing directly west. At the moment we have 18 units for sale at the Sunset Vistas. Pet are not allowed, but you can rent it out by the day if you wanted. As in most Condo Hotels the owner usage is restricted to 90 days per year and therefore as you might guess, you can not homestead this property. These condos have come down dramaticly in price from when they were sold a few years ago. Not only was he standing in front of the wrong house, but he also was looking at the wrong MLS sheet. All this did not stop him from telling me that this home is so much more worth than we are asking for it. Since he had the wrong house and the wrong paperwork, he had no clue what we were asking for it. After we got the mess straighted out, he wanted a copy of the contract with the negotiated price, before he did his appraisal. This happend all the time, copy of contract before appraisal, and I have yet to understand this !!! Does any body I mean anybody have an explanation that I might be able to understand? Our little Treasure Island Post office is truly unique.       It is located on north side of 107 Ave in Treasure Island in a strip mall. The Island Grand on Treasure Island here in Tampabay is a unique luxury direct Gulf front building. I love my Treasure Island, like I have said so many times before, you can find everything you need here in Treasure Island even a coin car wash. $1,50 and 5 minutes later you car will shine again.    Invest another 75 cents and 2 more minutes and you car will smell wonderful. Now if you want to go all the way and also get the sand off the seats and floor it will cost you another 75 cents and 3 minutes. But think about this $3 and 10 minutes and your car looks and smells like brand new. If I try to do this at home  (half a mile away) It takes me an hour to get all the stuff out, I will have a mess on my driveway, my cloth will be wet and dirty and most likely I will have a bruise from being too stupid to drag the pressure washer around. See this wonderful water front? It is right here on Treasure Island Florida, prime location.     No, this is not a single family home or condo complex; it is the back yard of the new Treasure Island Publix. That is right, Grocery store. It gets better the front yard of Publix is just across the street from the beach. Like I said, only in America will you find an absolutely perfect waterfront location with a Publix on it. It just open 2 weeks ago and it already is my favorite place. Going shopping while watching the sun set over the Gulf of Mexico is an experience not many people can make. If you go early in the morning, you can actually see the sunrise over Tampabay. I used to eat the "spinach" first, (that's how I was brought up) the stuff on your plate they you really do not like too much, than I ate the rest. Well I have changed this a long long time ago, now I eat the nice stuff first and by the time I come to the spinach I might not be hungry anymore and simply leave it on the plate.
