Treasure Island Car Wash, just love it.   Need a clean car in a hurry?  Well in Treasure Island it is easy, it usually take me 10 minutes and $1.50  from the moment I leave my driveway till I get back with a clean car. The Treasure Island Car wash is 3 minutes away from my house, it has 4 outside spots to dry or vacuum your car and 3 pressure wash spots. Today was another story, all wash spots were taken and all dry spots were empty. No big deal, the pressure washing cycle takes 3 minutes and the car can move to the dry spot. 3 minutes go by 4, 5, 6 .... For some very strange reason, today people did not understand that you can NOT detail your car sitting in a wash spot. Nobody moved for 15 minutes, finally they all left at once and it was my turn. ...................

Realtor in Tampabay Treasure Island. I am a Realtor in St. Petersburg Tampabay. My job is not hard to do when you live in a vacation paradise like Treasure Island Florida. We have great weather, beautiful homes and condos to show and since I mostly sell waterfront and beachfront properties here in St. Pete Beach, Treasure Island my clients are from out of town and when they come here, they are in vacation mood. I sometimes wonder why I still hear so many of my fellow Realtors complain about everything. I mean how much better can it get ??? Being a Realtor here in Tampabay Treasure Island is hard work, long hours but thanks to my clients, but it is fun.

Real estate market in Treasure Island Fl for the first quarter As of April 1st we have 244 active listings in Treasure Island. 33 of them are financially distressed properties meaning they are Short Sales or in Foreclosure. Active listings include condos, townhomes, single family homes, Condotel on and off the water.  40 properties are under contract and in the first 3 month of this year 63 properties sold in Treasure Island. Prices are incredibly low, 30 %, 40% in some case even 50% less than what they sold for in 2005. There are lots of people who waited for a few years that are making offers on properties right now.

Sorry Mr. Buyer, you will not like any of the properties you picked in Treasure Island. The way we do business has changed a lot but then again maybe it hasn't changed that much after all. I had a buyer that found me on the internet and he had already picked about 10 homes in Treasure Island that he was interested in seeing. He told me that he did not need my help in finding the homes because he had done his research on the web, he only needed me to make appointments and show him the houses he had picked. Well, there was NO way to argue with him. He had found these 10 homes based on criteria of low taxes, low price, 2 car garage etc. Arriving at the first home he told me that the most attractive point was the low taxes and that everybody else in the neighborhood was paying 3 or 4 times ...

Make appointment, 24 hour notice required, listing agent has to accompany Well, if you want to sell your home or condo the "24 hour notice" is not really working anymore. Years ago when we were very low on inventory and buyers weren't really looking on the internet for properties, the 24 hour notice was not a big deal. In today's world and market showing instructions like -  Appointment only, Call listing agent, 24 hour notice required, Key in listing office, Listing agent has to accompany, etc are a big obstacle to overcome for buyer's agents. The world is moving so much faster, the inventory of homes and condos we have in Pinellas County is huge. Buyers and their agents can pick and chose. For each home there are 10 others that are very similar, so why go through the hassle of calling...

Why do I have to pay flood insurance in St. Pete, the house is not on the water. A lot of my buyers assume that just because the house is not directly on the water, they do not have to pay for flood insurance. That might be true in other state but not here in Florida. It is not just about how far you are from the water, it is also about elevation. We have streets that are ½ mile from the water and no flood insurance needed and we have streets 3 miles from the water that need flood insurance. The easiest way is to look at a Pinellas county flood map, There are different levels of flood zones in different areas, sometimes 20% of the homes on one street need flood insurance and the other 80% don't. Do not assume, look at the map or simply ask your local St Petersburg Realtor.

Buying real estate. You THINK you know what you want. My typical buyer finds me somewhere on the internet. They send me an e mail explaining what they are looking for, I follow up with e mails and phone calls and by the time they get to Florida I know exactly what they THINK they want. The first day I show them only vacant Lockbox properties because I know that after the second or third home I have a much better feeling for what they really want and I have to adjust my tour. It would be a waste of time for me and very frustrating for my buyer to have made a bunch of appointments for showings and go through with it fully knowing that the clients will not like them anyway. Short Sales in Treasure Island Fl Just had an interesting phone call from a buyer that was looking for a waterfront Short Sale home in Treasure Island but thought he would not find anything. He was under the impression that only small , inexpensive homes off the water would go into a short sale situation. Well that is not true. We have a lot of waterfront condos and waterfront homes in Treasure Island that are Short Sales. I have not checked the statistics but I think the new Short Sale listings are getting less and less along the beaches but we still have them. As of this morning we have 33 Short Sale listings in Treasure Island, starting at $68,000 for a 400 square feet waterfront condo  all the way to  3800 sf. waterfront home for $1,280,000 Treasure Island might have less Short Sale...

Your home is sooooooooooooo beautiful, I absolutely love it. I hate, hate, hate it when buyer's do this. If you show a listing and the seller is in the house buyers tent to say a million nice things about the house (without even being asked) They all love the home, the view is always incredible, the location is perfect and on it goes. The moment you leave the house they buyers tell you "this house is NOT for us, we did not like it at all"  Sure enough I get a call from the seller or seller's agent within hours asking if we submit an offer..............and of course nobody believes when I tell them that my buyers are really not interested in the home. Does that happen to you too? How do you deal with this?

I took the liberty to ring the doorbell   !!!!!!!!!!!!!!!!!! This just blows my mind each and every time it happens.  Showing instructions say  "Sometime occupied please call before showing"   So I get a call from Realtor around 2 pm wanting to show the listing this afternoon but since I was on the phone with someone else the call went to voice mail. My voicemail says "Please leave a message or if you need immediate assistance please call my partner at 410 7777.  About 30 minutes later I returned the call, agent does not answer. I called back again another 30 minutes later and he answered. I apologized for not answering the phone, he interrupted me immediately and said "NO problem, I took the liberty of ringing the door bell and I went in and showed the home"  he was just lucky that my ...

How much are the taxes on this home in Treasure Island ? Well, right now the owner is paying $7349 per year BUT please do not assume that it will be the same for you. Every summer the taxes in Pinellas County are reassessed. The property appraiser uses comparable sales from the year before to figure out the value of your home. It might be the same, it might be higher or lower. For now let's just go with my "Rule of thumb" which is about $1700 per one hundred thousand sales price. Once you have picked out a home we can call the Pinellas county property appraiser with the address of your home and they give you a very accurate estimate of the taxes. A Realtor without and e mail address.  No, wrong he has an e mail address but cannot receive mails. I am really not believing this myself. I am asking myself every day if I will wake up from this bad dream soon or if it will actually continue till closing. Picture a commercial real estate deal, TONS of addenda, assignments, forms, leases , inventory, buyer, seller in Europe, landlord, management company, office condo association,  two lawyers, two realtors etc. 3 times the paperwork than a residential deal and the listing agent cannot receive e mails. Everything has to be HAND delivered. He is the sweetest guy on planet earth (so I do not have the heart to yell at him) but this is driving me NUTS. It has been going on for 2 months and I have 3 more weeks till closing. HOW can you possib...

Short sales, Foreclosures, why not try a Short Sale before Foreclosure? I just commented on a post that was reminding us about the tragedies behind foreclosures and that buyers do not seem to care about it but just want a good deal. Got me thinking. It is the nature of people to get a great deal and yes, do I hear once in a while that buyers say "I feel sorry that someone had to lose their home and I get it real cheap now"  Most of the time I hear "What happened? Who destroyed the house like this"  Nearly all foreclosures that I show have holes in the walls, doors ripped off the hinges, carpet torn to shreds, light fixtures ripped off the ceiling, etc. These are damages that were done deliberately, they do not come from wear and tear. Do I feel sorry for people that lose their home? ABS...

Another beautiful day in Treasure Island Florida. The sun is out, people are walking on the beach, stopping at a restaurant to have lunch, watching the pelicans fly by and the dolphins play in the water.  Enjoying our beautiful spring weather and getting their first tan. It is how you look at things My new year started with a headache (partied to much the night before) not no big, deal a couple of Aspirin made the headache disappear. Had coffee, played with my cats, put a load of wash in the washing machine, checked my e mails, all of a sudden there was this weird bubbling noise just everywhere in the house. Went to investigate and found that ALL of my drain pipes were clocked and water was everywhere.
