If we have heard the question once, we have heard it a hundred times..."Do you think the seller will take ____ if I offer it?" We understand that buyers are looking to get the best bang for their buck. We also understand that some seller are more motivated to get their home or condo sold than others. One of the ways that we can tell this is by looking to see if the seller has dropped the price any since the property was listed. That being said, every Saturday - Sarasota Choice Homes selects a city out of the Sarasota Florida Gulf Coast area and prepares a list of properties on the market, including homes and condos, that have had the great price drop, by a percentage, since it was listed on the market. The list includes photos of the properties along with details and a map of the proper...

There is a reason that Venice, Florida is known as the Shark Tooth Capital of the World.  It is one of the best places in the world to search for fossilized sharks' teeth. Sharks actually shed their teeth and grow new ones, and may shed thousands of teeth in their lifetime. Thousands of these specimens wash up onto the sandy Venice Beaches. When sharks die and decompose, the teeth are the only remnants as the remainder of the shark decomposes completely, even its skeleton which is made of cartilage, not bone.Walking on the beach and searching for shark teeth is a relaxing and interesting pastime.   Children of all ages have a natural interest in science and this is a wonderful way for adults and children to enjoy the beach together.   It is easy to search for shark teeth, and with just...

Some investors endeavor to invest in Venice Florida foreclosure homes and even earn a little profit on the side. Duplexes and multi-unit housing structures are quite popular among enterprising buyers because they are ideal for generating profit. Owners can opt to keep one unit as their primary place of residence and rent out the other unit or units in the case of multi-unit housing. Sometimes the rental income is quite enough to cover for the monthly amortization on the property and so the owner can comfortably live off the extra housing units he has. Buying Venice Florida Foreclosures When buying Venice Florida foreclosure homes one has to be eligible to take out a housing loan if they do not intend to pay cash. Sellers of foreclosures would normally expect prospective buyers to be abl...

Recently I blogged about Venice FL Short Sales.  A couple of weeks later I received an email message sent to me directly from Active Rain Blog.  My customer was served a foreclosure notice about 6 months ago.  She hired an attorney and has been working through the process.  My customer wanted to know if a short sale could possibly help her avoid foreclosure so she Googled Venice FL Short Sales and my blog came up in the search and I quickly responded with a phone call. She currently has mortgage and an equity line, both are Wachovia loans but originally were World Savings Loans (Wachovia bought out World Savings Bank).  I recently met with a Wachovia representative who offers a program to homeowners who have loans that originated with World Savings or are a Wachovia Portfolio Loan(this ...

Jacaranda Boulevard is a lovely, tree-lined thoroughfare that meanders through one of Venice, Florida’s most appealing neighborhoods.  This scenic route takes you from the I75 Interstate to State Roads 41 and then 776.  Along the way, you can see a range of properties:  condos, villas and single family homes in well-maintained deed-restricted neighborhoods.  Many of these homes border the golf course and the lakes within Jacaranda.  The community offers the best of Southwest Florida living. The many amenities of the area contribute to a healthy, active life.  At the top of the list would be the golf and tennis facilities. Golf Jacaranda West is a friendly member-owned and operated country club with an 18 hole course.  Although there are homes surrounding the community, you don't need to...

The Holiday Season is the Perfect Time to Present Your Home Today I meet with homesellers to list their home for sale (Short Sale in Venice FL).  They were concerning about listing their home for sale now and thought that homebuyers would not be interested looking to buy a home during the holidays. I explained to them that is not the case.  Below are a list a reasons why you should list your home for sale now and not wait until the new year to sell your home. People who look for a home during the Holidays are more serious buyers! Serious buyers have fewer houses to choose from during the Holidays and less competition means more money for you! Since the supply of listings will dramatically increase in January, there will be less demand for your particular home! Less demand means less mon...

A short sale is where a lender agrees to accept less than what they are owe in order to facilitate a sale of the defaulted homeowner's property.  Recently the government has made it easier to resolve foreclosure and pre-foreclosure by enacting the Mortgage Forgiveness Debt Relief Act.  This allows a homeowner in danger of foreclosure to seek a more favorable resolution.  Before starting my career real estate I worked in...

VOTE NO ON AMENDMENT 4 If Amendment 4 is approved on November 2, it will require all future revisions to city and county growth plans to pass a public vote of at least 60 percent. It is a hugely flawed idea that would stymie growth at a time when Florida is trying to rebound from the recession, and voters should cast their ballots "no." The Washington Economics Group released a study that projects that Amendment 4 will reduce Florida's economic output by $34 billion annually. This would cause the state's economy to permanently collapse. Taxpayers take note - local governments would be required to hold expensive referenda on thousands of amendments yearly, which in the last four years alone would have meant over 10,000 costly elections statewide. The Washington Economic Group also estima...

Here we have an example of Florida's Finest, a 4 foot Alligator.  I found him sauntering by my Sunday open House in Governor's Green at Plantation Golf and Country Club, in Venice Florida.  One neighbor came out with camera, and the Gator sprinted about 30 yards before playing the "snake" role again.  By the time these off-spring get about this size, old dad sends them away to find their own pond/lake and meet some mates from another family... no in-breeding allowed!  Notice the relative size of the tail to the rest of the animal. Even at this early age, the tail looks to hold several pounds of nice gator steaks.  It is too bad there weren't a few of these "rattlers", among the US Team on the Ryder Cup course in Wales yesterday and today!!!

Today I accidentally found a great classic car show on the Island of Venice in Venice FL.  Many classic car owners where there to show off their awesome classic cars.  Below find some pictures I took.  One of my favorites is an old classic tow truck, something unique that you don't get a chance to see very often.  Hope you enjoy the pictures.

Not a pretty sight, right?  Inspections have passed, Closing is 7 days away and several floor tiles "Tented-Up" about a 1/4 inch in a laundry room. in Venice Florida!  Worse yet, it seemed, their were no spare tiles in the attic or garage, Yikes!  Well, all was not lost as I had experienced this once before when a dozen tiles "tented" right down the kitchen floor. Here is the WHY.  Photo on left shows the cleaned up area beneath 4 full and a couple of partial tiles... the whole area had paint beneath that was wiped up with a damp cloth, and 95% of the Thin-Set (mortar) that is suppose to bond the tile to the concrete slab came up WITH the tile, as is shown close up in the other photo.  You can't see the mortar on the turned over tile piece because it is covered with the paint that was ...

October is National Breast Cancer Awareness Month (NBCAM). Since the program began in 1985, mammography rates have more than doubled for women age 50 and older and breast cancer deaths have declined. This is exciting progress, but there are still women who do not take advantage of early detection at all and others who do not get screening mammograms and clinical breast exams at regular intervals. Women age 65 and older are less likely to get mammograms than younger women, even though breast cancer risk increases with age. Hispanic women have fewer mammograms than Caucasian women and African American women. Women below poverty level are less likely than women at higher incomes to have had a mammogram within the past two years. Mammography use has increased for all groups except American I...

Today we heard that Tropical Storm Nicole was predicted to go up the East Coast of Florida and pretty much proceed up the East coast of the USA.  But here is what appeared in our sky at 7:00 PM.  Yes, it probably was influenced by "Nicole".  Whenever tropical disturbances happen on our other side we get rain, winds and textured skies on the West Coast.  Still this surprised me as I was enjoying the backyard pool (with no wind or rain), quickly grabbed the camera and drove a mile to a clearing.  Texture makes for great sunsets.  This one is both ominous and foretelling of an event we don't see but once in a while.
