Wellington Florida Village Council just approved the installation of cameras on our traffic lights to catch photos of those that run red lights at intersections. Royal Palm Beach already has them installed and much of Palm Beach County also.    The Village of Wellington code enforcement will be fining those that run red lights. The proposed fines are $125 each time you run a red light for the first two times and then go up to $250 for the third time over a three year period. The cameras will be moved around to where the most infractions are. They are going to contract the installation of the cameras out to companies that specialize in this field. This new ordinance is set up and approved for public safety not as an income generator the village said. They do think that the revenue brough...

Are you looking for a home in Binks Forest Preserve, the Lennar built side that is NOT a short sale?   You will feel right at home at 474 Cypress Circle in Wellington Florida. This part of Wellington has always been one of my favorites. I was here watching these homes being built by Lennar. I remember bringing buyers to the sales office and how excited buyers were with the Lennar; 'everything included' concept that was the Lennar tagline. The golf course was absolutely gorgeous and the landscaping was really well done. In fact, I almost bought my home in the Binks Forest Preserve when the new construction began.    When I walked up to the door of this home to take photos of this listing I was pleasantly greeted with a wide foyer and a home that is mint condition. This home has been owne...

Nut In Fits is our custom tailor here in Wellington Florida. If you are looking for a good tailor that is right on every time, who is kind and provides customer service than you need to check out Lolita Lahan, the owner of Nut In Fits.   This is where Nestor gets all of his suits tailored. We have been going to Nut In Fits for over 10 years. Lolita has been in the same store all this time in the original Wellington Mall, the little one on the corner of Wellington Trace and Forest Hill Blvd and was there before the new Wellington Green Mall was built. Nestor bought me this new suit for Christmas and I needed to get it tailored so he dragged me out to Nut In Fits to get my sleeves taken in and the hems on my slacks taken in. I am a very good seamstress, in fact, I made all of my children'...

Attention Wellington Florida Residents: The Village of Wellington owns K-Park which is worth about $30 million dollars and consists of 68 acres of land at the corner of Pierson Road and US Highway 441 ( State Rd 7). There are 3 members of the Wellington Village Council that want to give this asset away! You need to pay attention to this. You have a voice and you need to show up to voice your stand on giving away property that actually belongs to the residents of Wellington. These 3 members want to give this property to Palm Beach Community College for a 5th campus. PBCC is seeking a donation to build on this land. They have not shown us the residents how they can build this campus. The voters turned down state funding for schools so that is not going to happen. In this economy this is n...

Florida has the opposite planting seasons from many of our northers states. Here in Wellington Florida you can grow Banana, Mango, Avocado, Lemon, great tasting naval Orange and Papaya trees. Here is how many coconuts our tree yields about 2 times a year. I tried to plant a vegetable garden a few years ago in the spring and gave up when the bugs came and ate my garden and the hot sun fried the leaves. I gave up! But then in November I met this homeschool mom in our homeschool group that is a green thumb. I did not want to plant a whole garden to get dissapointed again so she advised me to start with just one vegetable at a time and do grow them in pots or containers and keep them on our patio. That way I can go out each morning and check for moth caterpillars and just remove them from t...

It is almost that time again. It seems like it was only yesterday we went to Home Depot to pick out our Christmas tree. This year was a bit shorter since Thanksgiving came later this year. We always get our tree the day after Thanksgiving. Now I look at our tree and wish I did not have to take it down this weekend. It looks so pretty and smells so good! I also don't like putting away all the ornaments and then back up the attic they go until next year. Many of you who commented on my post about getting the tree asked me to post photos of our tree so here they are: We had a nice week off from work with Nestor's two children, a son who is 18 now and a daughter who is 14 flew in from San Antonio to spend the week here. Here is Nestor's daughter and her brother.   We heated up the pool so e...

Wellington Florida is a small home town 'feel' place to raise horses, families and friends. Living in Wellington Florida is like living in Old Florida where mature trees provide the backround and imagry of  horse and rider riding off into the sunset come to mind. Below sunsets are children playing and friends walking or biking along the community trails and pathways. Our Community is the Village of Wellington, our neighborhood is our Village. Wellington is a bedroom community. Wellington Florida is a planned unit development. It is the developmemt. In short we call it a PUD. That means that everything basically was preplanned and established as to what will be allowed to be built and what not. We became incorpororated in March 1996 as a Village. We are called, the Village of Wellington....

Don't you just love it when you search and search for that perfect gift that, when opened, makes every other gift pale in comparison? That was the story at my house yesterday-kids from 8 to 80 were enjoying the Rockband for XBOX 360 yesterday. Unfortunately, I got tired of hearing the drums after 12 hours of continuous play. I hope everyone enjoyed lots of food, fun, and family time together on Christmas, or whatever holiday you celebrate! My wish to all my Active Rain friends and clients is a healthy and prosperous New Year in 2009! ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Visit my profile to find out more about my services. There is one Christmas Carol that has always baffled me. What in the world do leaping lords, French hens, swimming swans, and especially the partridge, who won't come out of the pear tree, have to do with Christmas? This week, I found out. From 1558 until 1829, Roman Catholics in England were not permitted to practice their faith openly.Someone, during that era, wrote this carol as a Catechism song for young Catholics. It has two levels of meaning: the surface meaning plus a hidden meaning known only to members of their church. Each element in the carol has a code word for a religious reality which the children could remember. The partridge in a pear tree was Jesus Christ. Two turtle doves were the Old and New Testaments. Three French hens stood for faith, hope and love. The four calling...

Giving During This Christmas and Hanukkah Season Times are a bit tough for many people; even for successful agents that I coach. People are not being able to go shopping in order to buy as many gifts as they are accustomed to purchasing. The best cure for the blues, depression, anxiety, worry or complaining is to go and help someone worse off than you are. We live so abundantly in our country. When times get tough, those times are still full of bounty and charity. If you are bummed out this season that you do not have the money you are used to having; perhaps your spouse lost his or her job and you did not have any closings before Christmas- Well, even in this situation you can bless the lives of others. Last week I reblogged a post that Chris Fisher wrote about Freecycle.org. As soon a...

Yesterday the Fed made a statement that they would be purchasing up to $600 billion in mortgages. The Fed's comment triggered a large drop in interest rates on mortgages. So what does this mean to you, the consumer. It means that if you have been sitting on the fence, ready to buy but not sure because maybe those home prices will drop...more, maybe the interest rate will drop... more, well, they HAVE dropped! We don't know how long this will last, but we know it is here now! Spread the word, now is the time to purchase! Don't let this opportunity pass you by.   One of the mortgage brokers I have the pleasure to work with is saying today, right here, right now - a buyer borrowing $250,000 with a 20% down payment can get a 30 year fixed rate mortgage at 4.875% with No Points and No Origin...

It has been a family tradition since coming to America to pick out our Christmas Tree the day after Thanksgiving.  Now we have a  set appointment with Home Depot each year in South Florida since 1995. As soon as November arrives I get excited about getting our tree. I have lived in many different places and countries from Hawaii to Utah to Europe and so have experienced many different traditions of getting our Christmas Tree. When I lived in Hawaii, I would get my tree from this one grocery store each year. In Utah we would go to these Tree Farms where they grew the trees all year round and you would go and pick one out and cut it down yourself. The kids loved doing that. We love the smell of a freshly cut Christmas tree. Many of my friends have artificial trees but that is just not us....

Have you applied for a loan modification? If you are waiting for an answer from your lender right now about your loan modification please make sure you understand where you stand and what your chances are. Most of this is simple to figure out once you know the parameters. Many lenders are telling their customers that they have to be 90 days behind before they will be considered for a loan modification. If they tell you this than we strongly suggest that you put those payments in the bank to save up in case your loan modification is turned down and you don't want to lose your home. That way if your loan modification is turned down than you can pay your payments. Here are some tips: Put your payments in your savings account if your lender will not accept them during the process.   Be on t...

Testimonials are a wonderful reassurance that I am in the right business. Sometimes, just when it seems like I'm fighting an uphill battle with all the short sales and foreclosures in the market these days, I get an email that goes like this: Lisa, Now that we have settled in our new home, I wanted to write and tell you how wonderful it was to have you has our realtor and now our FRIEND! You have been more than a real estate agent to us, going above and beyond business hours. You treat us like we are your family. Encouraging, loyal and an Inspiration. You were always there if we had a question or concern. If you didn't know the answer, you'd find an answer for us. I  pray that God may bless you abundantly. Thank you for making our home buying experience a successful and smooth transitio...

I was on a Social Web 2.0 Webinar today getting more information to pass along to my coaching clients and to implement in our business when suddenly Nestor interrupts me and asks me to grab my Flip Video camera and come outside to film our son riding his bike without his training wheels on.  Certainly the step from training wheels to two wheelers is a sight no mom is going to miss so I ran out with my Flip and grabbed some footage of our son riding his bike on his own. He had learned to go from training wheels to two wheeler in about 15 minutes due to his coordination, which he did not get from me:). That was definitely Nestor's genes. Wobbling here and there as he was using this swaying motion to keep his balance and staying up on the bike reminded me of how it is when we all start som...

Lower Prices + Lower Rates = Great time to buy!Rates are dropping substantially as the government agreed to purchase $600 Billion of Mortgage debt issued by FNMA, FHLMC, and GNMA.  Rates on 30 year fixed-rate mortgages are averaging 6.04 percent, down from 6.14 previously. Rates on other types of mortgages also fell last week. For 15-year fixed-rate mortgages, rates have dropped to 5.73 percent  while rates on five-year adjustable-rate mortgages fell to 5.87. Buyers have been sitting  "on the fence" just waiting for the right time to buy. Now is the time! Many of my clients can save hundreds of dollars each month as a result of the improved interest rates.    A year ago the nationwide average rate on 30-year mortgages held at 6.2 percent while 15-year mortgage rates were averaging 5.81 ...
