We are sitting in church on Sunday during our Sacrament meeting and our Bishop is conducting the meeting. I am busy getting our son and his friend settled in to do their quiet activities when I hear the words, " Mitt Romney and his wife Ann are visiting with us today." I thought about it for a moment and then said to myself, "No, he must have said something else and I misunderstood." But then later in our meeting the bishop said that Mitt Romney would come up to bear his testimony and say a few words. It really was him! I was so excited that he was in our ward talking to us. I was quite impressed in how humble of a man he is, how appreciative of his blessings he is and how he was just one of us, a person, a husband and a father. He did not have a pompous attitude and he was not 'above' ...

Wellington Florida Village Park Gets New Skate Park! The Wellington Florida Village Park Recreation Center, located at 11700 Pierson Road in Wellington Florida, has done it again! They have built a skate park for the beginner and the avid skate boarders! In-line skaters are welcome, too! Technically, its a relocation of the original skate park that was located on Wellington Trace. But since many more children visit the 93-acre park on Pierson Road, it made more sense to move the skate park.My son loves to skate. He has been playing hockey at the Wellington Florida Village Park Recreation Center for 6 years and is 12 years old now. He is definitely an accomplished skater, and was so excited when he saw the skate park. Here he is getting some air! ...and some more... Wellington Florida Vill...

The Village of Wellington Florida Council has started its' negotiations with the Palm Beach Community College for a campus in Wellington Florida. Currently the closest campus is in Lake Worth Florida. This is a controversial subject especially in light of the PBCC being a not for profit organization and therefore will not bring in tax dollars to the village of Wellington which only source of income is property taxes at this time. You can read more here about the Village's response to the Realtor Association of the Palm Beaches requests for not raising our taxes in Wellington. The most controversial part of this deal is that the village wants to donate 60 acres of land that the village owns on State Road 7, worth over $20 Million dollars. It was purchased for $8.5 Million dollars back in...

SOME OF THE REASONS WHY I LOVE WELLINGTON FLORIDA! When we moved to Wellington Florida it was for the school system, and the climate, of course! The schools here are A-rated, and have gifted, honors, and advanced programs. Palm Beach Central High School offers AP courses (which are college-level courses, with college credits applied if completed successfully). Here is the link for this school: http://www.palmbeach.k12.fl.us/PalmBeachCentralHS/ Polo Park Middle School also offers a variety of different level courses-honors, advanced, and regular. Its nice to have choices since all children have different needs. Here is the link for this school: http://www.palmbeach.k12.fl.us/poloparkms Another reason is there are plenty of parks in Wellington Florida that give Moms and their children a p...

Although I do follow quite a few posts regularly, I have been lacking in creating my own posts. Simple reason-my brokers, Katerina and Nestor Gasset, keep me so busy with leads, at night I simply fall into my bed exhauted! I'm also a single-Mom of 3, since my husband travels all week, so that might help, too. I have been very busy since coming on board the team, and all I can say is you have to just keep trying, and not give up. I have spent so much time talking to buyers, showing property to buyers, spending hours on reseach for them, just to find out that they can't get approved. WARNING: Buyers must start the approval process the minute they decide to look for a new home. I can't tell you how many disappointed buyers I have, when they find the house they LOVE, only to not be able to ...

Wellington Florida has an awesome homeschool support group called PEC. We meet the second Thursday of each month at the Village of Wellington Pierson park at the pavilian. The kids get to play on the playground while the parents have a support meeting. This is a great time to meet new moms, support one another and be empowered in our mission to educate our children. Homeschooled children tend to be very talented. My son who is 6 is now taking piano lessons and he has the ear for piano. I am very excited about that because there is a direct correlation between paying piano and comprehending mathematics. My mother was a very good piano player who also played the harpsichord. I wanted to play piano when I was young but when I complained about taking the lessons, my mother let me quit. Then...

Florida homeschoolers met with Jeff Atwater our Florida Senator at a meet and greet last week. I drove to Boca Raton for this meeting. I was very pleased with the outcome of the meeting and I even discussed Real Estate issues and the Florida State Documentary Stamp Tax issue and confusion with him. That will be for a later post. We met at one of the homeschooling family's homes. The home was packed full of parents and children. This was a great opportunity for homeschooled kids to learn about the political process. They had tables there to sign up to help with campaigning for Jeff Atwater who is running for his last term as Senator in the Florida State Senate. Florida is a term limit state so there are no lifers here. This is good because Senators can then work for their principles and ...

Are you ready for another hurdle in the already cumbersome short sale transaction? If your property is in the state of Florida you may just be subject to additional tax at the closing or after the closing. In the state of Florida we do NOT have any income tax. One of the biggest income generators for the state of Florida is in the collection of Documentary stamp tax paid on the notes and deeds in the transfer of Real Property in our state. There is now a dispute with the Department of Revenue of the state of Florida in regards to how this is calculated in a short sale transaction. What has happened is that at the closing the Doc Stamp Tax is paid by the seller in Palm Beach County  on the deed. This is how it has always been on any transfer of real estate. You calculate the amount of th...

Amendment 5 was taken off the Florida November 4th Ballot which is a huge disappointment to many homeowners in Florida who have been fighting to get our property taxes lowered. The Florida Supreme Court stripped amendment 5 from the Florida Ballot. The Budget and Tax Reform Commission changed the formula for funding public education after the first vote we had to lower property taxes this past January. Since the property taxes fund the education system here in Florida the commission figured out a way for the education to be funded without property tax money which would have resulted in a large tax decrease for many homeowners in Florida who are struggling to pay their property taxes. The commission is a non partisan commission. It meets only once every 20 years to examine our state cons...

Wellington Florida- preparing your pool for hurricanes is one of the chores we must attend to. The most important thing to remember is that you do not drain your pool. Many people have ruined their pools by draining their pools before a hurricane. Leave the water level alone. Remove any automatic pool cleaners, pool covers, toys, floaties; anything that can be picked up by strong winds. Turn off your pool pump. If you have lights inside your pool, turn those off too. Cover your pool pump with a waterproof tarp and secure the tarp well with ties. Lots of rain water will turn your pool water green quickly so make sure that before the storm comes that you add extra chemicals to help keep away insects and algae after the storm, especially if the power goes out. If you have a salt water pool...

Mark Bellissimo gets support from Wellington Florida's planning and zoning board who approved unanimously his request to make amendments to the Wellington master plan.   Mark Bellissimo's development company is Far Niente Stables. He is reducing the number of homes that are on the master plan to be built in the Equestrian section of Wellington from 64 units to 36 units. This is taking place on 83 acres of his 600 acres of Grand Prix Acres subdivision . The property is located on the north side of 40th street about 1.5 miles west of South Shore Blvd. The building of these new Equestrian homes will be built as the market dictates.   The only dissension to the plan is the use of 40th street as a through road because the Equestrian committee is concerned about traffic in the Equestrian area...

Wellington Florida- 2008 Notice of proposed property taxes and proposed non-ad valorem assessments are out now and you should have yours in your mailbox by now. In the state of Florida we do not have income tax. That is of course one of the great things about living here not to mention the great beaches and weather, oh, did I mention, no snow? You pay your property taxes in Florida in arrears. That means you live in your house for one year and then you pay your taxes for the year you lived in the house. By law, the values on your proposed 2008 tax bill reflect the market on January 2008 so most of us will see a reduction in the value. Article VII, Section 4 of the Florida Constitution. There is also a section for your benefits- your tax exemptions like your homestead, widower exemption,...
