When they said it would drop to the 20's the other night here in Southern Florida Tristan got all excited. The forecast was for snow flurries early in the morning but that was if the clouds would come to Wellington from the eastern shore. Tristan did not want to go to sleep. He fought it all night until about 2 a.m. when he finally crashed! Well, it did snow in Daytona Beach Florida but not here in Wellington Florida. Too bad. Just the other day Tristan was whining to me that he wants to go and play in the snow and asking why it does not snow here in Florida. We thought that through his wanting it may just come true for a couple of minutes! But there was not a cloud in the sky in the morning, nothing came from the east so no snow flurry! Then again last night my daughter watched the wea...

I have a bunch of posts in draft that I have almost ready to post and I had plans of doing some Localism posts with some longtail keywords that I want to get calls on but then this came along. I just had to show this to you! This is worth you emailing this post to everyone you know! Get your tissues ready! I am warning you that this is so inspirational that you will cry and smile at the same time. If this does not move your heart then your heart needs to be examined! Remember always and forever that you are capable of much more than you are doing right now. That you must follow your dreams! That you must stretch and reach for your stars. So many people have dreams that lie dormant within their souls. They have given up on them but the dream is still there waiting to break free. We all h...

Wellington Florida is known for safety and rather boring for the Sheriff's department whom we contract to patrol our streets. The first homicide in the last 6 years just took place over the Thanksgiving weekend. When a crime does happen it is a HUGE deal. The big excitement for patrol officers I think is to pass out speeding tickets and round up the kids who are skipping school. Wellington Florida does not have their own police department.  Nestor and I were on our 3 mile walk when suddenly we see this Sheriff's car zooming passed us with sirens flaring and lights glaring. Then we see another on and then another one! We saw a total of 6 siren wheeling Sheriff cars speed by in a matter of a minute. Well, something's up with that we said to each other, they must have pulled over some youn...

New Years day comes only once a year. There are 365 days in a year. It is a tradition for people to make New Years Resolutions each year. It makes you feel good. The idea of starting a new year and to become a new you is very enticing and inspiring. However, did you know that most all people have abandoned their new years resolutions by the third week in January? That is because of the failure and discouragement of past failures from resolutions that they did not keep. Don't let past disappointments and mistakes keep you from growing and being all that you can be. Instead of making a bunch of new years resolutions that you know are just good intentions and will be dropped in just a few weeks, find your purpose and your vision. These are the top resolutions in the United States and 47 ot...

Why, we spend it in the pool heated to 88 degrees in the sunshine and 78 degree weather, sunny and warm! So when you are tired of shoveling snow we have wonderful real estate for sale down here! Of course we still follow all the traditions of my family. My family is from Latvia and the other part is from Ireland. We have kept our traditions alive for over a century and probably a lot longer than that. We celebrate Christmas on Christmas Eve with opening gifts one at a time. One person goes and gets a gift from under the tree and gives it to the person it is for; that person opens the gift, thanks the giver and hugs the person who gave them that gift and then goes to choose another gift to give to someone. With 6 children in our family this can take quite a while but we have not ever dev...

We just had to get away from the phones, the house, the email and all the great and wonderful business we are experiencing right now. It is important that no matter how busy you get you take time out to rejuvenate, recuperate and regenerate! That meant to even get away from my laptop! So we went to see National Treasure, Book of Secrets with Nicolas Cage, one of my favorite actors. I admire Nicolas for making it on his own. He even changed his name so that he could make it on his own name and not depend on his family name to make it big on the screen. Director Jon Turteltaub did a good job with the twists and turns and adding Native American details to the movie. It was rated PG and we brought our 5 year old to see it. There was no blood or bad words so it met my criteria, it is a great...

President Bush just signed the Mortgage Relief Act a few hours ago. The Forgiveness act will allow sellers to sell their homes by short sale without being 1099'd for the deficiency. This Act is retroactive from January 1, 2007 and will last until December 31, 2009. So if you sold your house in a short sale this year you will not have to pay taxes on the part that you fell short on. To read more about this The Mortgage Relief Act click here. So if you need to sell your house due to relocating or loss of a job and other reasons you will be able to do so without the worry about paying taxes on your loss or having a 1099 raise you up into a higher tax bracket. This is the time to take advantage of this new Act. As you head into the new year 2008 you can get a fresh start. Make sure to choos...

Here in South Florida it is normal to be busy in the winter months as that is horse season here and also the time the other snow birds all flock here to buy vacation homes, second homes and retirees who want to lay out on the beach during the holidays. But in our current market no one even imagined this would be the case this year. Even though it is a great time to buy in South Florida the media is saying otherwise and buyers have been less than hesitant. But the media is not in the real estate market. They do not know when it is a good time to buy because when the market was crazy hot the media was creating a buying frenzy. We were telling buyers not to buy but the media was saying buy and flip. So much for learning how to make money in real estate by watching your local and national n...

The mortgage industry came up with some twists on mortgages like interest only loans and teaser rates to start out their loans with but they are still all based on the 30 year models that are quite archaic and with not much creativity. There are creative ways to give buyers ways to reduce risk just as it is done with their stock portfolios.  "The U.S has been creative in mortgages but in a very narrow way." This is what Andrew Caplin a professor at New York University states.  So here are some ways that that banks could reduce their risk of foreclosures: Vary the duration of the loan instead of the monthly payment. Adjustable rate mortgages can be risky because the monthly payment can shoot up drastically when it resets. You could keep the payments fixed but take that higher interest ra...

We hear so often these days that the market is bad and that it is a buyers market and then you hear and read in the media that now is not the time to buy a home because the property values are going to drop even more next year. So what's a buyer to do? First and foremost you must decide why are you buying a home? Why do people buy homes? Are you buying a home to fix it up and flip it in the next 2 years? If that is your only reason to buy a home than you are buying a house, an investment property and this is a great time to buy a house if you can get it for the right price, low enough to hedge for the rest of the downturn. If you are renting right now, every rent payment is a payment that could be going towards building equity in your house. Are you buying a home to use as a credit card...

There is much more to the National Horse Show than the Equestrian Competitions! There is Shopping! If you would like to see more photos of horse at the show visit my post on the National Horse Show.   If you have great taste and looking for one of a kind gift items, furnishings for your home or barn, jewelry to cars and boats you have it all right here at the National Horse Show. We came across this one Artist, his name is Tino. He is good! He has spent countless hours perfecting his technique to capture the essence of the horse. He has a gallery/studio here in Wellington and one in East Tennessee. You can view more of his paintings at Horse Power Paintings.   Across the way from this vendor was Der Dau, Custom made boots and shoes for the discriminating horse rider or just to walk aroun...

We went to the National Horse Show here in Wellington Florida at the Equestrian Club and took lots of photos just like I promised you I would! So if you love horses; get ready to feast your eyes on these beautiful horses. This was the Jumper Competition. The green lawn is the main ring and there are 4 other rings that are in dirt not grass.  I am working with a Sony Camcorder Digital DVD camera that does take good still shots. I was trying to time these photos just right as the horse was making the jump. I do not know how to set up my sport mode on my camera, I guess that is next on my list to do because the horses were moving so fast. The green grass ring is decorated with beautiful flowers along all the fences set up for jumping. Here are some of those beautiful sights. We walked over ...

The Village of Wellington is trying to keep our taxes low and yet not cut our recreational programs. Back at the end of September the Village voted unanimously to reduce our tax rate to the state-mandated level.  The council also reduced their budget for 2008 by $14 Million dollars. The new tax rate will be $2.34 for every $1,000 of taxable value. This is down from $2.70. If you own a home with an assessed value of $325,000 with your homestead exemption on it you will pay $702 next year instead of $784 that you paid last year. This tax rate is the lowest in the village since 2003. But they are raising some expenses like our garbage pick up and storm drainage and there may be some surcharges on recreational activities. The Village of Wellington can also withdraw some money from their ...

Today was our Wellington Florida Homeschool Support Group Christmas Party. My daughter and her baby, my grandchild and my 5 year old son went to the party this morning.  It was held at our support group leader's home in Loxahatchee which is only 3.6 miles from our home in Wellington. We drove down a dirt road to get there, pulled into the property which consists of a very small abode on a huge 5 acre parcel of land. You can really tell they love the land. It was amazing to see all the different outbuildings there were and how many activity settings there were for children. the first thing we noticed were the hens running around free roaming with baby chicks following them around. Then as my eyes scanned the layout of the land, what, what was that? WOW!  A Real Teepee! Now that is some s...

Our son takes gymnastics classes at CATS Gymnastics in Wellington. Check out the Localism featured post I wrote about CATS Gymnastics in Wellington Florida. So when we asked him where he would like to go for his birthday, it was no surprise when he said, " CATS Gymnastics!" We signed him up for the Birthday Party that is offered on Saturdays and Sundays. When you do a birthday party at CATS you get the whole gymnasium to yourselves. You really get pampered. The instructors take care of everything so mom and dad can relax and enjoy watching their child have fun with friends. All we had to bring in was our drinks, pizza and the Birthday cake. And of course a camera! The Instructors take the kids out into the gymnasium and do a warm up to dancing type music, then they get to go to the tram...

Romancing Realtors ®  It was divine intervention to say the least in my meeting Nestor.  The circumstances were just like the famous words, “It was the best of times, it was the worst of times,” both were more than true. The year was 1998. I had just turned 40.   Running away and being in hiding for 3 months with 5 children was downright scary. Finally, I closed on my home that I bought from my broker at the time who was more than helpful during this volatile time.  My children and I thought we would be safe now that we were inside of a home that was just ours and my X had our marital property. He continued to violate my privacy and entered our home on occasion when we were not there and finally a restraining order was granted.   Shortly thereafter I signed up to take the CIPS course i...
